I would like to keep this review as informal as possible because I wouldn’t wanna read someone else’s chatgpt review. I might not be as experienced as most homeowners (I’m 23), but I do understand the responsibility that comes with it. I didnt have a lot to go off of on this specific community and basically threw a dart blind. The two main downsides for me beforehand were the distance from downtown, and the amount of awful Ryan Homes reviews online. After making the commute many times, it still feels tough to leave 30 minutes before work, but not too far where I regret it. This subdivision is far enough away from the city to have a clear view of the stars at night without light pollution. Gallatin Road has a noticeable homeless population, but we are far enough away to not worry much about it. The Madison area also has multiple revitalization projects that should give a boost to the area in the next years. It’s kinda a plus actually because the tacos around here r really cheap compared to the more gentrified areas of Nashville. It became apparent during the build process that most buyers aren’t coming by every week to check construction, ask questions, or check corrections. I think everything ultimately depends on how involved you get yourself. I was probably annoying my project manager and sales rep with the amount of questions, but this is the biggest purchase of your life, so it rly doesn’t matter. Yard grading seemed like the biggest issue online so opting for a lot on the hill might be a good move. So far I’ve only run into basic problems like no cap on the studor vent and a door not being able to close. All of these issues have been resolved promptly by their warranty supervisor Taci, who has been very responsive and gets it done. This goes against the reviews I’ve seen online about Ryan Homes fighting you on every fix post move-in. I do agree with the other review that the yard is pretty meh. I’ll eventually have to dig out all the rocks under/in the sod because if you run around barefoot you might break an ankle. There were also some ants and little flies when we moved in, and they don’t provide pest control. A lot of our shingles were damaged and would not have been caught without a private inspector. I think most of these downsides are manageable if not expected when moving into a home, and covered by the year warranty. Now for the plus sides. Along with being quiet, moderately safe, and a good spot to appreciate in value, this community is the closest one to Nashville while still having a good amount of sq footage. Other homes (mid 300s) were either too small, too old/run down, or too far. This is the only floor plan I found that would not make me want to wake up and die. You can also get a lower interest rate that normal with the builder incentives. The house itself feels very modern. We moved from a pretty dated apartment and we’re college aged guys, so your sense of luxury might be higher than ours. The cheap brown cabinets we went with actually feel pretty cozy. We’ve only met a handful of neighbors, but I would like to imagine people moving in will bring a more sociable sense of community. Would also like to name drop my sales rep Enrique and Project Manager Ben Lampton. Enrique knows everything you could ask about and was a great guy to work with throughout the buying process. Ben oversaw the construction of my house and is an awesome dude. He made sure everything on my fix-it lists were taken care of and was able to push back respectfully if they couldn’t do anything. Ryan Homes in general has a lot of “build to code” parameters they stick to, and while disappointing sometimes, it was nice to have a guy who tells it to you straight up instead of pussyfooting around. I think Fox Valley is a great spot, as well as a good real estate play in the current market. Don’t quote me though I’m kinda young bruh. I’m also a rapper so if having a neighbor with music and fine women next to you would be a downside I would not get the lot right next to me (unless that’s a plus for you come on over :D).

She was incredibly thorough and professional from the beginning (i.e. affordability/finances). She walked me through every step of building my home (i.e. color schemes, home educational information, daily, and monthly communication). She answered all my questions all the way to the closing date. Ms. Kierston is one of the nicest and most caring individuals you will ever meet. She has calming demeanor. She made me feel at ease and less nervous with buying my home. She also tells great jokes. If you are looking to buy or build a home, make sure you inquire about Ms. Kierston. It is especially important that you meet the rest of the wonderful and amazing staff at Ryan Homes at Evergreen: Mr. Jerry, Ms. Mary, Mr. Jaylon, and Ms. Devin.

While we have not moved in yet since our home is in the final weeks of construction, the buying process has been pretty quick and mostly painless! Thanks to our own realtor, the selling broker Nate, and lending officer Keagan we have felt very taken care of and have been able to enjoy to home buying process. Nate has been extremely communicative and helpful during this process; he has worked with our schedules and answered every question that has come up with kindness and honesty. We've driven up to the development a few times to see the progress and walk around the neighborhood with out little dog. So far all the homes seem well kept and the neighbors seem courteous and friendly. Jordan, a production manager, has also been helpful with giving us photo updates and answering all of our questions about the construction process and progress of our home. He completed our pre-drywall walk through with us and was very helpful. As first time home buyers we have so appreciated the transparency and willingness to include us in the building of our new home. We're so excited and just can't wait to move in!

Johnny, the project manager for phase 2, which included our home, did a phenomenal job. He's on top of things and always follows through with requests and promises. He emailed me a detailed reply to my independent inspector's first report and follow-up emails of actions that were taken. For the final inspection report, he printed it out and notated all the actions he took. It's my inspector's job to find every little thing that might be wrong, and Johnny was already aware of and planned to take care of most of it even before the independent inspector's report was finished. The final inspection that Ryan Homes completed matched my independent inspector's report on most things. In the end, everything was handled and completed on time without issues. Thanks, Johnny, for all you did!
