Rumors of buying a New Home was risky, Good for us we are buying with Ryan Homes the experience and the attention especially with Ellen Our Contract Manager full full of enthusiasm and Zeal for her work, kept us posted in all details and Development on this Home to the T. and Brian our Sales
Rep was and is the best at what he due,he work with us and comunicated with lenders on my behalf and answered many doubts that we had.
The hard journey has been comfortable thanks to them.
I'm greatfull and Blessed to have these guys part of this experience at Ryan Homes ...

We are loving our new Ryan Home!! Ellen Register (our project manager) was so amazing throughout the process paying close attention to the details that mattered most to us and was on top of the game with any changes we needed or getting our questions answered! Brian Cash (or sales rep) helped explain all the options clearly and let us tour the homes as many times as we needed before we were sure on which home and which upgrades we wanted. Even our private inspector was very impressed with the new build compared to all the other builders homes he’s been to! We couldn’t be happier !!

As a first time homebuyer, the process can be a bit daunting and stressful, but Rob was incredibly helpful, patient and available to answer any of my questions. For 19 years our family called heartlandcrossing our home. My kids all went to west Newton and all 3 have graduated from Decatur high school. For personal reasons we had to sell our home in the Northfield section of Heartlandcrossing. Our oldest daughter now lives in Honolulu Hawaii. The rest of the family is back together and after one year we have the opportunity to move back to the place we call home in Heartlandcrossing. We are having a new home built in The Ranches. I would like to thank Cory Robinson of Ryan Homes for helping us choose the Eden Cay as our new home and I would like to thank Seth Reinhard of NVR Mortgage Financing for making the finance process easy. "My husband and I recently purchased a townhome from Ryan Homes, and we are absolutely thrilled and overjoyed with our decision. Today, I had the pleasure of meeting the warranty supervisor, Miryan Garcia, and Dan Walz. I was amazed to see that, even on a Saturday, Miryan was diligently working and ensuring everything was handled with care.
She took the time to explain, in great detail, how to enter warranty tickets and even provided me with a warranty book. While I'm sure I received one during closing, the way she explained everything was incredibly thorough and attentive. Her professionalism and dedication made this experience all the better.

I’ve been browsing homes for the last few months & came across the ranches of Heartland. I realize that it’s in my best interest to build a new home exactly how I want it, preferred location, with warranties for around the same price for the older homes that I been looking at that still needed a little work. I set up a meeting with Cory on 01/05/25 to come look at the model home. Cory had excellent customer service skills. He did a great job in explaining things, going over all the different updates, cost, fees, & etc. We set up a meeting for the following week & I decided to make a purchase agreement to build The Dominica Spring. The houses are not built so close together like other communities. These Ryan homes comes with many updates already included. I even got a free covered back porch which is about a $15,000 value. Cory & Seth both have kept in close contact with me during this whole process & I’ve been getting things done pretty quickly. I would definitely recommend talking to Cory about building your Dream home in the Ranches of Heartland.

We had a great experience with Ryan homes. Brian the sales consultant was very warming; he made us feel comfortable and secure with our decision. He is a good person, friendly and supportive. He showed all the options that was a possibility in to our budget, also explained very well all the incentives- it was a big plus about Ryan homes!! We love the neighborhood in Apopka because of the schools, and new community growing with good shopping coming in the future. It’s a very peaceful neighborhood close to 429. We are very happy!

Sales staff, (Maren and Melanie) were very patient with us. They spent as much time on this purchase as we requested. We went through several Ryan builds before making our choice.
The financing process with NVR Inc. was timely and efficient. Our loan officer, Sarah Post, made everything understandable.

This place is beautiful! The homes are spacious on the inside & the floor plans are well thought out. I am in love with the bungalow style floor plan. It’s perfect for families that don’t want the upkeep of huge yards.There’s a community pool, dog park, toy lot, and walking trails. I forgot to mention the schools that are zoned for this community are “A” schools. This area is growing quickly so I advise you to get in now before it’s too late!

I just moved into our house last month and the entire sales experience with Imran Siddiqui was amazing. We were looking for a perfect home and he made that dream come true. Imran was very knowledgeable and helped us a lot with explaining upgrade options.

The community is wonderful and the floorplan of the Bramante II is very innovative. Kathleen Rose is exceptional with her sales assistance. We have had a several minor corrections required after we moved in and their Warranty Manager, Chris, has been extremely helpful. Lets talk about my experience so far since August 1rst until September. My experience with the house was horrible I had mold and water leaks by the sliding doors to the yard. If it wasn’t because of Anderson project manager and Miryam warranty supervisor I would’ve giving you a 1 star. My entire process was amazing and smooth and they both made sure I felt home and safe. After seriously looking for a single family home we found only older over priced homes that will need substantial additional expense to update to our standards.
Mark VanHooser at The Ranches at Heartland Crossing showed us the models and explained everything to us concerning building a new home. The process with Ryan Homes is very.simple and I highly recommend.Mark and Ryan Homes to.anyone considering building a new home.
Frankly, we were able to build and have a brand new home for less money than buying an existing home. Everything is new with extended warranties and we can't be happier with our decision.

Our experience has been good except for the surprise we got at our first build meeting. We met with project manager Tony Price and sales associate Erica Formont. While at the meeting we were going over our flooring, tile etc. The floor plan showed that we had picked carpet in the living room. When we started this process with Erica, we specifically said that we only wanted carpet in all three bedrooms and LVP everywhere else. We even have a confirmed email with this information we sent to Erica after the first meeting with her on purchasing the house. Erica did not put LVP on our floor plan and we noticed that at our meeting with her and Tony Price. So at the meeting, Erica said that the LVO would add an additional cost of $4995 to our final house price. I find this very irritating, in that we had already confirmed with Erica the LVP would be installed in the living room. That is very poor busy, and Ryan Homes should have covered the cost of the LVP, since their sales representative made the mistake. As for all the other Ryan Homes representatives, we have been very satisfied.

This was our first time buying a home and I'm not sure it could have gone any smoother. We closed and moved in 3 weeks ago and are loving the house, neighborhood and local community. Nathan in sales was helpful in getting us what we wanted and Rob, the PM was very communicative, patient and willing to answer all of my random questions throughout the whole process! I especially liked the new app used toward the end where pictures of the home could be added for us to see updates when we couldn't make it to the site to look for ourselves.

I had an amazing experience with the team here at Ryan. Sally was very informative during the initial stages, and then Kevin, the Project Manager was very helpful and prompt on the responses. I had weekly updates from Kevin on the construction progress and I am impressed with the team here. Unfortunately, on day 2, my water heater broke, and Kevin and the Warranty team directed me to the right personnel and they fixed it the next day.

My wife and I took on the task of looking for a new house. We saw many both used and new. We decided to go with buying a new one and visited several projects around Columbus. Due to the high costs of being so close to the capital, we chose to look outside. In our internet search we found two places, Bridgewater and London Landing at Brooksedge. First we went to Bridgewater without an appointment. There Kyle Wright welcomed us with open arms even though he was with some other customers. He told us "Come in, come in. I'm with a customer but I'll be with you in a few minutes. If you like, you can feel free to look around the model house. Take a cookie and any refreshments you like from the fridge”. Then we sat down with him and talked more about the community and the different options. He explained everything perfectly and we were very happy with his excellent customer service. Then we left there, and headed to London to see the other place. There we were greeted by a gentleman who did not even identify himself and did not even let us see the model house. He told us that it had to be by appointment. That he had spaces for the next day. The developer was Arbor Homes. It was so bad for a first impression that we decided not to see anything else and stay with Kyle. Right now we are just waiting for the house to be built to fully enjoy it. We had a great experience from the first point of contact with our Sales Rep, Sally, to our PM, Kevin. The building experience, we believe, couldn’t have been better. We received weekly updates from Kevin and we were welcome to come look at the progress of our home any time we wanted. We also hired our own personal inspector towards the end of the build and it really only showed one minor issue which was already on Kevin’s radar and was quickly fixed. I generally never write reviews but I definitely felt the need to write about my experience with Katrena at Pearces Landing Single Family homesite. She is AMAZING!!!! She answered ALL my questions and put my mind at ease when looking to purchase. I have gone to other Ryan homesites and while the service was great there. I decided to come back to Pearces Landing. I felt if I was going to make such a huge purchase I wanted to feel comfortable and knowledgeable about all my options and I got all of that from Katrena. Chris Trammel's customer service is second to none and is what customer service should be about. Chris is an irreplaceable asset to any company. I have built many new homes over the years but the overall customer experience at 751 South was the best I've ever encountered. I worked with Zach for over a month to purchase my townhome. I had an atypical situation that made the purchase process a bit of a challenge, but Zach went above and beyond to ensure that I would get the home in the neighborhood that I really wanted. Zach was very responsive and over-communicated what I could expect every step of the way. I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

This is a great community to be a part of. We’ve had a few bumps along the way that were addressed in a timely manner by the Ryan homes warranty team. Most recently we’ve battled an issue with a flooring company for more than a year, and the Division Warranty Manager for Ryan Homes, Hiram Coffey, went to bat for us and solved our issue. Ryan homes really cares about their customers and goes above and beyond to rectify any issues. I’d recommend Ryan homes to anyone and if you have an issue get it addressed. They are there to help! I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

We recently made settlement on our new carriage home in the James Run Community. We, my husband and I, had a truly positive experience along the whole process. We were greeted very warmly by Kate Sherwood when we first reached out to make an appointment to see the samples. Once we went inside, I was hooked! Kate could not have been more transparent and communicative. She answered all our questions in a very timely manner and always kept us in the loop. Josh Greenwell was the homes' project manager and, just like Kate, kept us in the loop with updates and photos throughout the building process. He, too, always took the time to answer our many questions with complete and accurate information. And, both Kate and Josh are really nice people! When we began looking for our new home, we had no idea where we would end up purchasing due to the market.
After discovering James Run and meeting Ryan sales Rep, Katherine (Kathy) Rossi, we knew we had found our home.
Kathy is personable, knowledgeable and very hands on with the entire building process. Kathy walked us through all of our options when designing the home details, timeline overview and periodically checked in with us whenever there were any changes or updates.
In addition to working with Kathy, we had the dream team including: Garrett Weinhold, Ryan Homes Project Manager and Dominic Fratantuono, NVR Sr. Loan Officer. They also remained in constant communication with us, our timeline and dates changed a bit due to production but we were kept in the loop and prioritized from a customer service standpoint. Garrett provided weekly updates, walkthroughs and updated anything that we had concerns about. Dominic and his team worked around the clock to ensure they had our application processed and ready to go for our projected closing date.
Overall, the home buying process can be a lot. But with these professionals working with us it made everything easier. We are thankful to have had the opportunity to work with such amazing people and are happily settled into our home.

Gabriel assisted us with Ryan homes and the various models at costa Blanca. He was very clear when explaining the models and the premiums they offered compared to other developers like Lennar Homes. Lennar doesn’t give you an incentive like Ryan homes not even close. As far as being a first home buyer Gabriel and Ryan homes offered the premiums and Lennar didn’t so that means extra work to make your home the way you want it. With Ryan homes they gave us the option even as first home buyers to extend tiles choose the kind of counter tops and rock that we want for the kitchen. Gabriel was very professional and upfront in everything mentioned even when asked the same question 5 times. Highly recommend this developer and if you do choose Ryan homes ask for Gabriel to your you around their models you will NOT be dissappointed.

My experience with Ryan Homes at Stone Water Village has been a rewarding experience thus far. They have a couple of models fully decorated to show, which tremendously helped with our decision. It was an absolute delight working with Sarah who was our sales person when we bought the home. She was very patient and made sure that each and every request of ours was heard and prioritized. When I did my initial research about buying homes from Ryan Homes there were some mixed reviews which made me be a little worried and I shared the same with Sarah who asked me about every concern I had and asked me what would make me feel more confident about my purchase. That's a sign of someone trying to value your feelings rather than treating you as just another sales number. I had multiple meetings with her before I bought but never did I feel rushed or ignored. Even after the purchase she still makes sure that all of my expectations are met. She's a rockstar.
Kiersten is the new sales person who is managing the community but she is equally impressive. She checks in with my wife and I occasionally and keeps sending me updates even if I forget to ask her. Every call and every message is met with same level of service that I received before I bought the home. Even if there is a non-sales thing she'd be happy to make some calls and make sure my questions or concerns are addressed. I was initially worried when I realized Sarah was moving out but she made sure she brought in another rock star who is always smiling and makes sure you are welcome to the community anytime.
Construction Staff Review -
Craig and James who oversee the construction work are an awesome duo. I come from a family which has been involved in construction so I tend to ask a lot more questions than an average homeowner but they are always patient and nice enough to answer everything. They constantly provide updates and always double check my selections before they start installing. We had a small event at ground breaking and they made sure that everything was arranged in a way that our event happened without any hiccups. They are all about going the extra mile to make sure the homeowner is beaming with joy looking at their building during this process. They take pride in their work and I can assure you that this duo would build you the house of your dreams.
Couple of things to consider if you are on the fence about buying a home in this community because you read some unhappy review online about Ryan Homes. Not all teams at Ryan Homes are the same. This Ryan Homes staff is awesome and I am saying this after 6 months of buying from them and meeting with them several times. They strive to provide you a great experience and not just treat you as a transaction. Also, the loudest voices online are the unhappy ones because the happy ones are comfortable in their dream home and might not go to lengths to talk about their experience. I was on the same fence a while back but I can confidently say that its this dream team - Sarah, Kiersten, Craig and James who have gone to extreme lengths to build my wife and I our dream home.

From day 1, it was a pleasure to work with Kate, our real estate agent. She was very professional and always available to answer any questions or point us in the right direction from the day we signed the contract until we went to settlement. We have moved in, but she has let us know that she is available if we should have any concerns or questions. She did not ever make me feel pushed into anything. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. Wanted to wait until my 1st year was complete in order to offer a comprehensive assessment. Certainly, it has not been a perfect experience. There have been some issues along the way, but I have to give kudos to two individuals who have been extremely helpful throughout this process. 1.) Our PM Brian was awesome. He followed up every week with updates. He worked with us and the feedback from our inspector and addressed the issues accordingly, 2.) Ron the Warranty Manager is fantastic as well. He and his team has been quick to address issues that we have had, most of which he has personally come to help address!!! I also want to say the neighborhood is awesome and the neighbors are great. It’s going to be exciting to see how all of the young people grow and build memories in their new family homes.

Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

Hello, we recently purchased a Carriage home in the James Run Community. Kate Sherwood was our sales representative and she went above and beyond. Throughout the process whenever we had questions or wanted to add on to our build she responded immediately and submitted change orders.
She was very personable, every time we stopped by to see progress on our home she made it a point to say hello and check in to see if we needed anything.
Our Project Manager Garret was also a big asset to our build. Garret responded immediately to any questions or concerns we had on our build. Whenever minor issues did happen (which they will because it’s a project and you should expect that to happen) he immediately responded with the timeline of when it would be fixed.
If I could do it all over again, I’d choose Ryan homes, Kate and Garret to assist us.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

From my very initial VIP Tour with Rachel, it was informative and laidback. There was no pressure on purchasing. She was quite transparent and extremely personable throughout the entire process. The entire community seems like a secluded little town surrounded by the upbeat and growing city of Cranberry Township.
Even after signing my initial sales contract, Rachel remained available for questions all the way up until my Pre-Construction Meeting.
Prior to breaking ground, Rachel and I met with the PM that would be overseeing the construction of my house. My PM, John was diligent, transparent and attentive throughout the entire build process, which allowed for minimal to no stress. I am do satisfied with the finished product

It didn’t take my husband and I long to decide that Park Place was perfect for us. The staff is so friendly and accommodating, especially Rachel! She had been so wonderful during our whole experience and we are so excited to start building our next home here! We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

We are just about to close in May let me tell you working with Sherri thebsale person,Paula the loan officer and Patty the loan underwriter they all have been a pleasure to work with. The project manager is not great communication and follow through. He says he is going to something but it doesn't happen.

Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

Park Place is the best place to live! It was the perfect place for me because I am very particular. I was able to start from scratch and pick exactly what I wanted in a home. Kath, the sales representative for Park Place, is so knowledgeable and will help you build your dream home each step of the way. The Park Place neighborhood is such a nice community. There are fun activities to get to know your neighbors and there is a great clubhouse with gym and pool! It is close enough to all the restaurants and stores that you may need but, far enough away that your home life is in the quiet. I highly recommend it.

Great place to live. When I built my house here everyone involved (Kath, Johnna, and Jack) all went very much above and beyond to ensure that the process was smooth, that everything I wanted was just right, and the extra support to have everything installed that I wanted in the house. Even after I closed I know I can reach out to anyone of them for anything, and I have. Overall great group of people to work with and I would consider my friends now. I highly recommend if you’re going to build new that you choose this lovely community and these individuals to work with.

I had heard a lot of bad things about Ryan homes, but I also heard good things about them. I have not gotten into my house yet because it is still being built however the sales team, loan officer and project manager helped me in every way possible. I never felt forced into buying the house. The sales person Mr Hegemair at the Bridgewater location in Springfield even stayed over his time to help me answer all my concerns and questions. They are a great team.

My husband and I have been looking to buy our first home for about a year now. We heard about the new community that Ryan Homes will be building at Bridgewater in Springfield, and we thought we would look into it (but in the back of our minds, we thought that it would be way out of our budget to build a BRAND NEW, CUSTOMIZED home). We set up a meeting with Sherrie (she is AMAZING!) to learn more about what model would suit us best and so forth. It was so much fun picking out the colors and customizing our house. She answered ALL of our questions thoroughly and very straight forward (which I so appreciated) and made the entire process fun and seamless. We were SHOCKED to find out that even after all of the upgrades we added to the house, it was STILL in our budget! We could not believe how affordable it was to build a new, customized home in a brand new community! Even after the initial appointment, Sherrie continues to be readily available to us, answering all of our questions, and she is so timely with sending needed information and documents to us. WE LOVE SHERRIE! We also went with the Lender that she recommended and he has made the pre-approval/loan process a walk in the park compared to previous experiences we have had. This entire experience has been a breeze so far and we are so thankful we have FINALLY found the perfect first home for our family, all thanks to Sherrie and Ryan Homes. :) If you are thinking about looking into purchasing a Ryan Home, I HIGHLY recommend that you do!

I had a great experience with Ryan Homes, specifically with my realtor Kathleen L. She was amazing from the beginning. From being on time at the appointment, to her attention to detail on understanding the right fit for me, she did a great job. She was very patient with me and explained how different scenarios fit my financial needs. She was also very easy to talk to and friendly.

We love it here at Park Place. The club house has a good pool, pool tables, horse shoes, a great golf simulator, and a nice putting green. The people are extremely friendly. This is a great community for pet lovers (especially dogs)! Kathy at the townhome sales office and Jack the project manager are great and super easy to work with.
