A special shout-out to Angela Alexander, who has been absolutely phenomenal—her clear communication, follow-through, and genuine care made the entire journey seamless.
Weekly construction updates from Mike, the Project Manager, were exciting and informative—I could hardly wait to move in and loved learning about each step of the build. Every update was timely, and any concerns were addressed promptly and professionally.

We closed on our property in Nathanial's Grove in March, 2025. As with most new construction, there were some repair issues with the new house. We contacted our Warranty manager with Ryan Homes, Chris Trammel, to arrange for work to be done. Chris was extremely courteous and responsive to our service requests, and came personally to the property to introduce himself, and provide his personal phone number. Chris was knowledgeable about all aspects of our property, and effective getting the correct techs in to make the house 100% right. Overall, we trust Chris to take care of us, which was, and remains, much appreciated.

The neighborhood is nice overall, and location is great easy access in the Baltimore area. The only reason why I cannot give it 5 stars is the horrible parking situation. The other rules are fine, but the lack of proper parking for homes with 3 cars or even guest parking is ridiculous. The HOA, only police vehicles that are illegally parked, I am assuming when someone files a complaint. Ryan homes need to get better of providing proper parking for the residence.

I had an incredible experience working with the NVRM/Ryan Homes team for the purchase of our new construction home. From the very beginning in February through our closing in July, Mike Hegemier (our builder’s agent), Paula Gregory (loan officer), and Robert Merk (loan processor) were all fantastic. They were not only professional and responsive, but also genuinely caring and attentive to my family’s needs.
The homebuying process can be overwhelming, especially when you’re managing it from out of state, but this team made it feel seamless. They kept me informed at every step, patiently answered every question my family had, and remained flexible and supportive as I navigated some personal life transitions.
A special shoutout to Damien Mackesy, our construction project manager, who went above and beyond. He provided weekly updates, addressed all of our concerns, and ensured we felt confident in the build—despite the distance. It meant the world to me to know my family was in good hands.

I just completed a purchase of a new Ryan Home. Kimberly Howell was my sales representative. She is extremely knowledgeable, clear and concise, always thinking what the next step might be needed, before I even knew myself. Ideas flowed abuntantly for us to review as she gave me alot of her time so when I left, I had answers. I was just in awe how good she is. First and Foremost, Ms. A. Alexander is one of the most patient sales representatives, and goes the extra mile to ensure your needs are met, questions are answered. The community is a rare and well designed communities with a lot of amenities compared to other like communities. All the current residents we met so far have been very helpful, welcoming, and this seems to be a tight-knit group and exactly what a 55(plus) community represents. The community also represents an opportunity since this exact model is for sale in two other nearby locations starting at $600k and $700k with less amenities!

I worked with wade and my experience was amazing , I remember starting the process in 2022 but could not make up my mind until I met wade in 2024 December he took time to explain things and made me so comfortable with this life time decision he not only was he kind but also so patient and also listening to customer needs , i took so many people to see the house and never did he feel tired nor bothered was always ready to guide and answer questions not to forget his mediation skill when me and loan officer disagreed I can go on and on but wade i want you to feel appreciated and thankyou thankyou . As a proud owner of a ranch home in Brandywine, I highly recommend Ryan Homes as your builder of choice. My experience with them was exceptional from start to finish. Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. I also know a husband and wife who built a two-story Ryan Home at Brandywine over 2 years ago and they absolutely love their home as well. Greenfield is a wonderful, quiet community with friendly neighbors - I moved in August 2023 and couldn't be happier with my decision. Thank you Ryan Homes. :)

The young family community is the biggest plus! We have been looking for a neighborhood with young families and from what we can see, there are so many families. One negative aspect we wanted was the lack of sidewalks, but the neighborhood is quiet enough to minimize car traffic. During my exploration phase, I spoke with a neighbor, who mentioned the abundance of children in the neighborhood, which sold me instantly.
Our experience with Ryan Homes has been excellent. Nichole has been a great resource as our sales agent, guiding us with the best options that will increase our home value long term and thinking differently about options that we wanted that she said may not be worth it. For example, we have a one-year-old who will be potty training in time, but I am 6'4" and wanted the taller toilets. She advised against that as it would make potty training harder on a higher surface. As a sales agent, she could have easily upsold me on that, but she helped me consider what was best for my family!

We could not say enough good things about our experience with Ryan homes. This is our first time buying a home especially a new build and our sales agent Nicole Siana was wonderful going through all our options and non negotiables to help us find the best floor plan that fit our budget and all our wants. Jenny Quartararo from NVR mortgage was awesome as well. She went through all our different options for financing and what fit best in our budget. This community has been nothing but welcoming already just driving through and getting out to see our lot the other neighbors are always waving and smiling. There are so many kids that makes it 100 times better knowing the kids will have other kids to play with outside. Do not let the horror stories you read online steer you away from Ryan homes because we heard them too before but it has not been anything but wonderful!!

We’ve done several inspections here and every time we’re impressed with how well the homes are laid out and the attention to detail in the design. What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!
EDIT: I was running with my dog in the neighborhood and all of a sudden my dog started limping. She injured her paws during the run. We had just run over 2 miles and I was exhausted. I struggled to carry my dog back home, but passed by the Ryan Homes model house. I knocked on the door and Jerry, one of the sales associates there, let me put my dog in his truck and drove me home. When I offered to get him a bottle of whiskey as a way of saying thank you, he humbly declined. My dog and I am incredibly grateful to Jerry for helping my injured dog.

I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

We ended up buying a rambler and couldn't have been happier with the process from A to Z. Chase and Charles were patient and helpful with our circumstances because we live in Fairfax Virginia. After reading many reviews on builders that were not favorable, my wife and I were concerned about picking a builder to work with.
Ryan Homes was one of five home builders in a development in Port Saint Lucie, Florida, that my wife and I were interested in purchasing. We were relocating from NY. We looked at all the models of the other builders and then decided to go to Ryan's model. I met with the representative, Michael Freshwater, who was with a client at the time but gave me his card and took my information. While we waited, we decided to look at a villa. After leaving the villa, Michael had already left for the day. I took a chance and called him and left a message. He returned my call on his own time and spent an hour with me on the phone, which to me was a sign of a true professional who takes pride in their profession. Michael told me about a great deal that they had on a single family, spec home that was available at a phenomenal price. The home had every upgrade that we wanted already installed, and we purchased it.
I'm a retired city worker from NY and on a pension and was concerned about getting a small mortgage. Ryan Homes had some incentives for using their lender. Jorge Medina was very patient and knowledgeable and sat with me and my wife. Jorge showed me what credit cards I should pay off and helped me get approved for a small mortgage.
The project manager, Bamboo, then took over. I explained that this was the first time my wife and I bought new construction. From beginning to end, Bamboo communicated with me by phone, email, and text from Florida to New York, answering my many questions. Many of the codes in Florida are different than in NY, and Bamboo explained the reasons for the differences and gave me detailed information on how to maintain the house in Florida's climate.
I can honestly say that I was pleasantly surprised with Ryan Homes and their team of professionals.

I had a wonderful experience working with Erin at Hidden Lakes. I’m relocating from Cincinnati after having spent many years in Stark County in my younger years. As I drove up I thought what a great neighborhood. When I walked the model home I was like this is it. The process was painless and I was able to get what I wanted for a great price; far less than Cincinnati prices. I chose a big lot on a corner and as I stood there looking around the neighborhood it’s a great view. I am so excited about my new home and so pleased with the people and the process. This is my second Ryan Homes house and that’s because they communicate well, treat you with decency and respect, and help you make your dream come true! Kudos to Erin and Ryan Homes!

My wife and I were looking for a house in Parrish, our first stop was summerwoods, we met Charles, Charles was very friendly and professional, we had a tour , we loved it at first sight , but we decided too keep looking around the area to compare …. A week later we made our decision , we decided to go with summerwoods Charles made it very easy to work with , we met Chase our project manager, soon we met him we knew we made the right decision, chase was very professional and very reliable , even responded to our questions and concerns late at night ! Lol
Today, we are in our house and we can’t enjoy it more, we already feeling like home !

My husband and I are in the military and had to move to the area. After looking at many builders we really liked the way Ryan homes built theirs. We first got in contact with Charles and he was AMAZING. We were living in California at the time and were not able to go to Parrish and look at anything so he sent many videos and pictures and answered all our questions very quickly . Once we started building we were introduced to Chase our project manager and he was just as amazing! Always answering our phone calls or text. Sending us weekly photo updates and able to do online walkthroughs for us. I have nothing but amazing things to say about this duo. The whole process was so smooth, zero hiccups and zero delays. The house is amazing, we love it so much! If your thinking of buying a home with Ryan homes i 110% encourage it!

Charles was very helpful and guided us every step of the way as first-time home buyers. Chase and Shane were in charge of the building of the home and not only did they finish before the deadline (with hurricane delays) the house also passed the inspection from our own inspector. I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

From the moment we stepped foot into the beautifully crafted model, we knew we were in for something special. The amenities provided by Ryan Homes are nothing short of exceptional; from the scenic views to the meticulously maintained community spaces, they truly elevate the living experience.
The staff at Ryan Homes has been instrumental in guiding us through every step of the purchasing process. This was our first time buying a new build, and we had a million questions, and they answered every single one kindly. Their professionalism, knowledge, and genuine eagerness to assist have made what can often be a daunting endeavor, remarkably smooth and enjoyable.
Like any new build, we did have a few minor service requests after our walkthrough, and were so grateful that everything was taken care of quickly and efficiently, and did not delay our move at all. My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! Choosing Ryan Homes has been the best decision we have made. They have been awesome. We close on our new Ryan Home in a few weeks. Home buying/building can be very stressful. You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

I recently purchased a Ryan Home and closed on March 28th. I am very satisfied with my home purchase. From start to finish, Ryan Homes has been a top-notch builder. It's a quality built home with care and class. My home buying experience started when I met with Andrea W - who is one of Ryan Homes' onsite Sales and Marketing manager. I truly enjoyed her bubbly personality - and honesty. Once the home was underway to start building, I met with my project manager Bamboo H. Bamboo kept me informed of every step of my home being built - from take-off, plumbing, electrical, exterior/interior, etc. Bamboo answered all my text messages and phone calls, promptly, which I really appreciated. I have worked with other home builders for homes purchased in the past , and they have never provided the level of service I received from Ryan Homes. Bamboo who went above and beyond for me during my homebuilding journey. Kudos to Ryan Homes for having a great onsite PM and sales agent!!!!

Also would like to commend Matt Ferguson for his excellent presentation and knowledge he provided to us at the pre-construction meeting, his weekly progress reports, and photos uploaded to PhotoCircle. PhotoCircle is a great tool and greatly appreciated especially by buyers like us who live out of state.
Finally, would also like to commend Chris Colatrella for his assistance and customer service through the on-line loan process. The on line process was easy with no problems.

A family friend suggested we look at the new homes there and introduced us to a Ryan’s Sales Representative Kathleen Lyon.
Two weeks later, we’ve got a new house!
How would you assess such an experience? The word “excellence” comes to minds, doesn’t it?
If you want some details, here they are: Kathleen Lyon showed us the entire huge development, its amenities, vicinities, presented to us the history of the place, rules and many more. And then homes…
After her presentation we had no intention to look up anywhere else, it was a deal right now, right there.
Management calls it “exceeded expectations”, we call it “excellent job Kath!”

My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

Very pleased with our new Fost Townhome. Sales (Amanda), project manager (Catie), and warranty team (Sean) exceedingly engaged or available throughout all phases. 3rd party home inspections were easily accommodated and also allowed us to spot-correct minor items. In our second owned home, the previous an NVR project from ~30 years ago, Fost Townhomes has exceeded our 'builder grade' quality expectations. In-house financing was ultimately very competitive against regional/national rates and were the clear choice - made closing coordinated and straightforward. Recent heavy weather rainstorms revealed a construction fault that could've been a major hassle - but Sean led the warranty team and sub-contractors on-site next business day and coordinated all repairs within a week. As the neighborhood develops at a rapid, though non-disruptive, pace, we're enjoying the family walking circuit and anticipate continuous sidewalks in the not-so-distant future. Hoping the adjacent commercial/mixed-use development gives us a safe walking corridor to their new businesses and up the road to LJ Beaners Bakery & Cafe. Currituck County appears on track with permitting and financing to build a second elementary school in Moyock advertised for schoolyear 2025-2026. Looking forward to the annual HOA meeting this month and eager to hear an update on the advertised amenities (pool, dog park, clubhouse) - all of which remain seem to remain pending.

We checked out every builder in Summerwoods (also others in the Parrish area) and decided to go with Ryan Homes based upon first impressions/ floor plans/ lot selection as well as looking at a Ryan resale home that was in excellent condition in the neighborhood. We signed in March and closed the first week of September- super quick process but a quality result! Charles, our sales guy was extremely personable and helpful. We used the builders lender and also had a great experience with Alix, she’s the best! We had Pat as our project manager and he was so amazing throughout our whole process, answered all our questions and was very thorough. Any issue/concern we brought to Pat he had already addressed it or he already had it in process to be corrected. We loved the weekly vlogs from Charles and our weekly pics/ updates from Pat! Overall very happy with the finished product. We’ve had to put in one warranty request since closing and they were also very quick and had the issue addressed within 5 days of me putting in the ticket. You won’t regret building in Summerwoods!

Initially, I was very hesitant to commit to buying a new build home. I’ve had friends and family members in the past that did not have the best experience with other builders. However, this was not my experience with Ryan Homes.
It started off with meeting Charles, our salesman .Charles was so professional and friendly. He showed me all the value Ryan Homes has to offer and was so extremely patient with me while I was trying to pick out my options on my home. When looking at another Ryan Homes community, I knew I’d rather work with Charles and that ultimately helped me make my decision of Summerwoods.
Then I got the pleasure of meeting Megan. She was our construction manager for our house. Megan really made this whole experience stress free and special. She was constantly in communication with us and updated us weekly with pictures of the home. She was able to accommodate all our request and pushed to get our house completed sooner so that when we ended our apartment lease we could move right in. I truly felt like Megan was looking after my house like it was her own.

Amazing experience from top to bottom, Charles was our salesman and Megan was our project manager. They were both very knowledgeable and sent us weekly updates through the process of building our new home! The amount of care put into everything from them was above and beyond. This my first time going through building a home. The process was amazing throughout. I first met with Charles in Sales, he was very friendly and professional, always willing to answer any questions I had throughout the process. He would send me a vlog every Tuesday with updates on my home. I still see him occasionally in the neighborhood. Excellent customer service! Thanks Charles.
I cannot say enough about Megan my Project Manager. She is incredible! She is genuine and friendly while also being extremely professional. She went to great lengths to explain every step in the building process. She sent me photographs and updates every Friday which made my week. Talk about going above and beyond, she has stopped by a few times since I moved in. Today she set up my sprinklers for me, and helped with a few things. She is always so quick to respond.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Our experience with Ryan Homes was amazing! Charles Oakley and Megan Schulz are both rockstars that made this build memorable and stress free! Both of them exhibit an extreme amount of professionalism and pride in what they do. Megan’s attention to detail is impeccable. She caught everything we saw and didn’t see. Her ability to manage the build and have it done right and on time was top notch. Megan’s weekly, sometimes by weekly, photo’s and Charles’s Tuesday morning walkthrough videos kept us updated throughout the whole process. This is something many people we know that had new builds didn’t have and were completely impressed as we showed them the videos and pictures. Even now that we are moved in we get to see both of them frequently and see first hand the care and passion that they put into building this community.

First off let me say…walking into the model home and being greeted by Charles was an experience by itself! Guy was full of energy and was extremely down to earth. He made my wife and I extremely comfortable and answered all of our questions which not going lie, was hard after he got done explaining everything. When we decided to pull the trigger and go with Ryan homes, not only was Charles great at providing videos for us twice a week but he would always go above and beyond to cover everything during his walks. Now let me get to our awesome Project Manager Chase! This gentleman was such a pleasure to work with! Chase was down to earth, very respectful and informed us every step of the way during our home build. He sent us weekly pictures and if we had any questions or concerns, he addressed them extremely fast! Chase was a pleasure to work with and I have nothing but respect for him. He had great relationship with the trades which made this project run smoothly. The home build went extremely smooth and we even got to close earlier than expected due to this. If we had to do it all over again, we would’ve went with Ryan homes again from our amazing experience. These guys are awesome to work with and went above and beyond our expectations. My husband and I had been house hunting for quite a while for our first home before I called Kelli and asked for some information. She immediately went to work. She asked what I needed in a home and the things that would be nice to have while staying within budget. She sent me over an estimate and set a time to meet. I warned her that my husband was a hard sell but she took him on and achieved an impossible feat! She didn’t come on too strong and remained incredibly kind, patient and professional. Kelli even sacrificed her Mother’s Day so that we could meet on his day off. Once we decided to buy she made herself available to answer any and all questions and ease our nerves, even after hours. Kelli made the process so stress free and easy. She was conscious of our budget and when it came time to adding upgrades she made sure we stuck to it. Most sales representatives would have tried to push every possible upgrade to increase the cost. Kelli worked hard to negotiate a price that was within our budget but still allowed us to have our dream home. We didn’t have to sacrifice a thing! My fiancé and I decided to buy a house with Ryan Homes last September and building started in December. We originally started with our Sales Associate Charles, who was incredibly helpful and available! We then met our Project Manager Patrick, who lead us through the entire project. We received weekly video updates from Charles on Tuesdays and detailed weekly summary emails from Patrick every Friday. Confirming what had been done and what the next steps are. We felt included, heard, and protected throughout the entire building process. As I work in the remodeling sector I can attest to the horrible stories of bad contractors and horrible workmanship. Ryan homes process from purchase to close was pleasant and consistent. I knew what to expect and when. Even when there was an outside delay I was kept informed. Adam our sales person was awesome. A pleasure to work with and helped us thru the decision making process. He was fun to work with and very positive. Bryon our project manager was accountable and timely with his weekly updates. Joe was a project manager we met half way thru the build and he was our dogs BFF! After our close the fence we were installing was to go to the property lines and the sod had not yet been placed. The same day they got a team out and added the sod.
When our street is done (and that will be soon) we will miss waving at them early in the morning as they check on the contractors for the new builds.
With any build there are some glitches, but this team made the process easy and understandable.

Had my closing last week and I just had to write a review. The whole process was the beginning has been great. From the time I met Charles Oakley my sale rep. to meeting my PM Megan Schulz. Both Charles and Megan gave me weekly updates on the progress of my home. When there things that I might like to know came up, I was quickly informed. Being from New Jersey I had to put a lot of faith in this team which I did. From the pre construction walk through to my final walk through I have been highly satisfied with the process. I also went with NVR for my mortgage needs and Alix Welch and the rest of the team there made that part of the process seamless. At the onset I had read some bad reviews about Ryan Homes, but after seeing their work first hand. I can say each person’s experience is their own, but mine has been A1. We had a positive experience when we built our home with Ryan Homes six months ago. Our project manager Megan Shulz was very detailed, helpful and professional during the build, which there were no delays. What’s really impressive is her responsiveness and commitment to us during our warranty period. Although she (as a Project Manager) is no longer responsible for warranty work has again surpassed expectations with her professionalism and commitment to customer service as well as her attention to detail regarding what we need done. When trades were not available within a certain timeframe, she has personally come to complete the job herself. She has also called to confirm appointments for us and showed up in person to be sure the work was completed. All while managing multiple builds. She is a true professional and makes Ryan Homes look good!

The BEST! Dealt with Jen two times so far and both times was a pleasant experience. First time we were just looking with no intention of buying and she still went out of her way to show us around. She kept in touch with text and emails and we finally took another trip down to buy something the following year. Don’t listen to anyone that doesn’t give Jen 5 stars! You want a realtor that goes above and beyond, then Jen is the one. She is always there to answer our questions and responds quickly. Jen really makes you feel like you are her only client and stays in contact every step of the way. The staff at Ryan Homes is amazing as well. My sales rep Connie is absolutely incredible. She went above and beyond any expectations to answer questions and address any issues I had. Arcadia Ranch is one of the best value communities. The experience throughout the entire process was great. Monique in particular was very responsive and super helpful with all my family's questions. She replied promptly our calls/emails and was very knowledgeable with the DMWV region. My son plans to tell more of our friends about Arcadia! First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

Ryan Homes at Lakewood Park in Deland has been amazing from start to finish. Let’s start with the Sales Department. Thovas was amazing. He worked with us with everything we wanted in our new home. If fact, he would send us pictures every Friday showing us the progress on our house. Once the building started, our Project Manager, Brian Carter, walked us through the process of the construction. We even noticed some items that were missed before our walk, and Brian jumped right on those issues and got them corrected. Brian did a sensational job letting us know how the house was coming along and would also send us an update on Friday’s. Brian was transferred to another site, but the replacement Project Manager, Ross, was incredible. He went above and beyond our expectations. He was always one step ahead of my wife and I, catching every little detail even before we could. Even after our walk through, any issues we had found, Ross took care of these within a day. He was very informative of all the manufacturers and showed us how to get items taken care of if it was a manufacturer issue. In fact, we met Mike, the warranty guy, right after our walk through. Mike has contacted us a few times to make sure any issues we had were taken care of. Your Sub-Contractors that have come by to fix items have been great. Ross has been an absolute pleasure. It’s hard to find great people to work with, but the whole process from start to finish has been wonderful. We will definitely tell everyone about how pleased we are with Ryan Homes.

I can’t say enough about Megan Schultz who was the GM responsible for the build of my home at Summerwoods. Megan is extremely knowledgeable about the build process and articulates well with instructions on how to use the various “Smart” technology items installed like the Nest thermostat or the WiFi garage door. Megan gave a very detailed walk through of my home the day prior to owning the property. Megan was very responsive to all of my requests (very minor punch list). She is full of energy, a go- getter, great commitment and even better follow thru. Prior to my retirement I had a staff of 35 employees and I would HIRE Megan in a split second. Summerwoods is very lucky to have Megan on their staff. I LOVE my home at Summerwoods. Best choice ever!!

I am writing a new review not to praise Ryan home (they're actually very unhelpful once we moved in) but I do want to give a shout out to Megan our project manager from 2 years ago. After Ryan homes themselves blew us off, we texted Megan, who has always been such a huge help. She took the time to come over, which is not her responsibility and helped us stop the water from coming into our home through the exterior wall. She brought a ladder and actually was in the rain applying a sealer to the cracks on the stucco. She also helped us in contacting an interior solutions company to dry out the drywall and baseboard. I can't say enough about her but I will say she is extremely good at her job and her customer service is absolutely amazing. Megan, your the best! The 5 stars on this review goes to Megan, not Ryan Homes.

So many amenities and upgrades, appliance package included, recess lighting, beautiful flooring and spacious living/kitchen area and large lots...they all did it for me. 1 year and 7 months in, and Project Manager Tyler (Greystone) still entertains our request for issues that we come across. For example, I submitted a request for several imperfections. Some of the few....our front yard lamps malfunctioned, and two of our pine bushes in the rear that literally died. We complained on a Friday and by Wednesday, I took a break while working from home and as I peeped out the front window there were 2 landscapers who had already dugged up the dead trees and started to replace with new trees. Then, the part was replaced on the front lamp in a timely manner. We often forget to give kudos when they are due. I appreciate Tyler's willingness to listen to our complaints and get speedy results. Ryan Home by far in not perfect. However, our Project Managers need to be highlighted as they know the right things to say to help us stay calm. Oh, even on his way home from work, Tyler never wavers. YEAH Tyler!!! Thank YOU, THANK YOU, THANK YOU!!!

I really don’t know where to start! I fell in love with the Ryan Homes community Summerwoods back in May of 2021, and it’s been a dream to own a home in this community ever since. It’s been a uphill battle working on my own finances to ensure approval for the home of my dreams, but today I can say it’s official! I seriously wouldn’t have been here if it weren’t for Diego Martinez, Alix Welch, and now Charles Oakley! Not only are these people some of the most professional, friendly, hard working individuals I’ve come across but they completely blow all of the other home builders out of the water! I had been turned away, judged, and felt like nothing more than a number by so many builders and their sales managers in the Parrish area. Diego and Alix saw my willingness to make my dreams come true and they have held my hand through every step of the way! We recently decided to build a new home in Florida. We looked at several communities and decided to go with Ryan Homes in Summerwoods in Parrish. Ryan Homes gave us more choices in the home we chose and worked with us to make us feel we were getting what we wanted. The other builders basically told us we would be put on a list and when our name came up we could decide if we wanted the house they had to sell. We had no options or ability to pick a lot.
Charles Oakley at Summerwoods was friendly and answered every question we had. He walked us through the whole process and helped us decide on an array of options. The experience with Charles was great. I also want to put a shout out to Sally Moreno the Loan Officer, she was friendly and was great helping us through the loan application. He was incredibly responsive and kept us in the loop every step of the way. Right before closing, our daughter was born 6 weeks early (literally the day before our walk through). Jake was super accommodating, allowing my Dad to do the walk through on our behalf. He checked in on us to make sure we were all okay and told us not to worry, he would go over warranty, etc. with us once we got settled. He worked with us as we found a few things upon move-in to get fixed (all minor cosmetic things). He was still so responsive even after we had closed. He never made us feel like we were just another house he was building or just a number; I cannot recommend him enough!! Our house is great and we love it!

What an amazing experience, the team at Ryan Homes made everything seamless. A big factor in their exceptional service is the communication from Holly the Sales Rep. who answered all emails and phone calls promptly with the answers I needed to Tyler the PM with all of his progress updates and to Ryan and Ryan the Financial team that explained everything throughout the process with constant updates.
I even saved money through their Property Insurance division, their price was lower than all of the other companies I called and they saved me a substantial amount of money on my auto insurance as well.
I would highly recommend Ryan Homes, so stop by this is a beautiful community.

Summerwoods came highly recommended to our family and from the first moments of driving through, walking around and meeting Diego, our sales associate, we felt a tremendous amount of peace. I am so excited to share my very positive and professional experience with the Ryan Homes Park Place Team!
From my very initial VIP Tour with Rachel, it was informative and laidback. There was no pressure on purchasing. She was quite transparent and extremely personable throughout the entire process. The entire community seems like a secluded little town surrounded by the upbeat and growing city of Cranberry Township.
Even after signing my initial sales contract, Rachel remained available for questions all the way up until my Pre-Construction Meeting.
Prior to breaking ground, Rachel and I met with the PM that would be overseeing the construction of my house. My PM, John was diligent, transparent and attentive throughout the entire build process, which allowed for minimal to no stress. I am do satisfied with the finished product

We are building a home with Ryan Homes at the Summerwoods community and we have honestly been so happy with the experience and process so far. From the start, our sales associate, Diego, was friendly, honest, and upfront. He took the time to get to know us and was in direct contact with us when we were waiting for lots to be released. When we had issues with the mortgage company, he was quick to recommend another broker. Construction took time to get rolling because of permitting and whatnot and the entire time, he was upfront about the timeline. Once construction was about to start, we had a pre-construction meeting with our project Manager Megan who has been absolutely phenomenal. She sends us photos and detailed updates on the progress of our home every week, always responds to texts very quickly, and has answered any and all questions we've had. We just had our pre-drywall meeting and she conducted a thorough walk through on our house, explaining everything about the process and features. We cannot wait to see the finished product! This has been a dream and I am so, so happy we chose Ryan Homes to build our first house. Cannot recommend them enough!

Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. Buying at tanyard shores villas has been and continues to be a terrific experience. Jill, the salesperson and BJ, the project manager, were extremely helpful and responsive. They answered all my questions in a timely manner and addressed all my concerns. They were always courteous and sweet and made me feel comfortable and that I wasn’t a bother. The quality of the work of the home is excellent and I am enjoying watching the community take shape as more of the villas are finished and the new owners move in.

As a real estate agent, I've been quite disappointed with Ryan Homes' policy on commissions for a while. It's a company that treats us as expandable and pays the lowest commission among all builders.

Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

Park Place is the best place to live! It was the perfect place for me because I am very particular. I was able to start from scratch and pick exactly what I wanted in a home. Kath, the sales representative for Park Place, is so knowledgeable and will help you build your dream home each step of the way. The Park Place neighborhood is such a nice community. There are fun activities to get to know your neighbors and there is a great clubhouse with gym and pool! It is close enough to all the restaurants and stores that you may need but, far enough away that your home life is in the quiet. I highly recommend it.

When I built my house here everyone involved (Kath, Johnna, and Jack) all went very much above and beyond to ensure that the process was smooth, that everything I wanted was just right, and the extra support to have everything installed that I wanted in the house. The space and square footage is the same as a single-family home without all the yard work. We had already put a down-payment on a home in Summerwood with MI and switched due to a special of a free lot at Ryan with conservation view. Street and roads have to be maintained by homeowners in a gated community. That isn't the case with Ryan Homes. We had also looked at North River Ranch properties. A major reason we chose Ryan was the floor plan of Ponte Vedra which exactly matched our furniture and current floor plan where we are living. So far the process has been great. Cory is very responsive and always available to answer any questions. While we didn’t use NVRM for our mortgage, Seth was also always available for questions and very professional. We haven’t met the PM yet so nothing to say on him yet.
We look forward to updating more as our first home begins being built.

She has been such a help to us since day 1 and always keeping us on track with the next steps. She has been so patient throughout the process with changes and updates we've made along the way, and is always so quick getting back to us with responses! The model is amazing!! Great location. Emma is the best!! The prices are good. I was originally buying at another Ryan Home community. I came to Cedar Hill on a Sunday just to look at the model. I loved it so much I’m in the process of purchasing one. Best part for me is the I customized it just the way I like.

They have been extremely helpful with the purchase of our new condo. The sales people have been friendly and helpful. The project manager on the construction answers all of our questions promptly and keeps us informed of the progress. Update: We have lived here for a year now and we have encountered a few warranty issues and Ryan Homes has been very responsive to any concerns we have had and very quick to resolve them. I would call it exceptional service, far exceeding expectations!

I am having a house built in Milford Ponds and John Farro has been very good about going over every detail with me. The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

If you are looking for a brand new home in Milford, Delaware Ryan Homes should be your first place to stop in your hunt for a new home. My husband and I drove from New York City met with John Farro, who is an amazing Sales Representative we looked a the model home one time and we signed the settlement agreement documents the same day. My husband and I have been looking at homes in Delaware since 2016 now house hunting days are finish.

I had a great experience with Ryan Homes, specifically with my realtor Kathleen L. She was amazing from the beginning. From being on time at the appointment, to her attention to detail on understanding the right fit for me, she did a great job. She was very patient with me and explained how different scenarios fit my financial needs. She was also very easy to talk to and friendly.

Summerwoods holds down the up-and-coming Moccasin Wallow area. The community is very nature friendly and will have an incredible pool; as well as parks and nature trails. If you are interested in building on a private lot with scenic views..for a surprisingly low price .. Summerwoods is the place to be!

My husband and I have been in our townhouse for just over a year. We couldn't have been more happy with the Ryan Homes team, process, and our home.
We truly felt that we we're more than just another sale. The process was smooth and we felt that the team was really invested in our well being. Ryan Homes is phenomenal! Not only are the homes done is a timely manner but everyone involved from the construction workers to the sales staff are just as wonderful. There were small bumps along the way from the mortgage end but the over all experience was great. I’d like to give a special thank you to Diego Martinez for being the most helpful employee. From getting us in to view, to making numbers work for us. He was there through the whole process even after move-in just to check in on how we settled. The process so far has been absolutely phenomenal. We are so excited for our house to be complete. What started as a drop in “just to look” has ended with us purchasing a perfect home for our family. Just checked out the single family homes. For $400K, they serve up a good deal: 5 bedrooms and a double car garage, plus den. Great location off Ritchie. They also have a few snazzy townhouses. This place will be a quiet and beautiful recluse. Well done Ryan homes!

We love it here at Park Place. The club house has a good pool, pool tables, horse shoes, a great golf simulator, and a nice putting green. The people are extremely friendly. This is a great community for pet lovers (especially dogs)! Kathy at the townhome sales office and Jack the project manager are great and super easy to work with.

I moved to my new townhouse in Park Place for two months now. It is a so nice community. I love it very much! It will be awesome when whole community is completed! I couldn't be happier with Ryan Homes during whole process of pursing and building my new home. All possible features, options are explained to me in detail. Meetings were set in each key state during whole construction process, so I can understand my home’s structure. Very professional!

The Ryan Homes team at Courthouse Commons was exceptional and went beyond the call of duty to help me purchase my new town home. The staff was friendly, informative and professional.
