We had a great experience. Dominic was an amazing Project Manager. As first time home owners he made sure to explain everything to us and has truly made us feel comfortable in our new home! Dominic was always available for us to walk through the house- he made us feel very included in the process. I would like to keep this review as informal as possible because I wouldn’t wanna read someone else’s chatgpt review.
I might not be as experienced as most homeowners (I’m 23), but I do understand the responsibility that comes with it. I didnt have a lot to go off of on this specific community and basically threw a dart blind.
The two main downsides for me beforehand were the distance from downtown, and the amount of awful Ryan Homes reviews online.
After making the commute many times, it still feels tough to leave 30 minutes before work, but not too far where I regret it. This subdivision is far enough away from the city to have a clear view of the stars at night without light pollution. Gallatin Road has a noticeable homeless population, but we are far enough away to not worry much about it. The Madison area also has multiple revitalization projects that should give a boost to the area in the next years. It’s kinda a plus actually because the tacos around here r really cheap compared to the more gentrified areas of Nashville.
It became apparent during the build process that most buyers aren’t coming by every week to check construction, ask questions, or check corrections. I think everything ultimately depends on how involved you get yourself. I was probably annoying my project manager and sales rep with the amount of questions, but this is the biggest purchase of your life, so it rly doesn’t matter.
Yard grading seemed like the biggest issue online so opting for a lot on the hill might be a good move.
So far I’ve only run into basic problems like no cap on the studor vent and a door not being able to close. All of these issues have been resolved promptly by their warranty supervisor Taci, who has been very responsive and gets it done. This goes against the reviews I’ve seen online about Ryan Homes fighting you on every fix post move-in.
I do agree with the other review that the yard is pretty meh. I’ll eventually have to dig out all the rocks under/in the sod because if you run around barefoot you might break an ankle. There were also some ants and little flies when we moved in, and they don’t provide pest control. A lot of our shingles were damaged and would not have been caught without a private inspector. I think most of these downsides are manageable if not expected when moving into a home, and covered by the year warranty.
Now for the plus sides. Along with being quiet, moderately safe, and a good spot to appreciate in value, this community is the closest one to Nashville while still having a good amount of sq footage. Other homes (mid 300s) were either too small, too old/run down, or too far. This is the only floor plan I found that would not make me want to wake up and die. You can also get a lower interest rate that normal with the builder incentives.
The house itself feels very modern. We moved from a pretty dated apartment and we’re college aged guys, so your sense of luxury might be higher than ours. The cheap brown cabinets we went with actually feel pretty cozy. We’ve only met a handful of neighbors, but I would like to imagine people moving in will bring a more sociable sense of community.
Would also like to name drop my sales rep Enrique and Project Manager Ben Lampton. Enrique knows everything you could ask about and was a great guy to work with throughout the buying process. Ben oversaw the construction of my house and is an awesome dude. He made sure everything on my fix-it lists were taken care of and was able to push back respectfully if they couldn’t do anything. Ryan Homes in general has a lot of “build to code” parameters they stick to, and while disappointing sometimes, it was nice to have a guy who tells it to you straight up instead of pussyfooting around.
I think Fox Valley is a great spot, as well as a good real estate play in the current market. Don’t quote me though I’m kinda young bruh. I’m also a rapper so if having a neighbor with music and fine women next to you would be a downside I would not get the lot right next to me (unless that’s a plus for you come on over :D).

Love the Neighborhood, very quiet, close to US 1 and a few miles from the I 95. It is tucked away from traffic and quite secluded. Perfect to Raise a family or be Retired. If you're ready to purchase a home in the Anne Arundel County/central Maryland, then I recommend strongly considering moving to Ryan Homes at Cedar Hill.
My daughter and I had a wonderful experience purchasing and building our home with the team at Ryan Homes at Cedar Hill. This was not my first home and I have experience in commerical real estate, so I had prior experiences to compare them to.
The sales team, Maxwell Miller, provided an amazingly smooth process. Their guidance was clear and actionable from beginning to move-in. They showed care and thoughtfulness when helping me pick the lot, patience as I reviewed and compared all options, and interest in my journey towards purchasing my new home. The sales team also stayed in touch throughout the process including after we moved in.
Our project manager, Jameson Ewing, was tremendously helpful and supportive, even when I requested customizations that were not standard options for the model that I purchased. My move-in date was implicated by other factors and the project manager worked with me and his schedule to make sure my home was delivered on time and beautifully built. His weekly photo updates kept my excitement level high and made the timeline feel much shorter than it probably was. He was truly my partner in building a beautiful home!
The home warranty team, Nate Smallwood. has shown genuine care for my home. They have been responsive to all warranty requests and completed most repairs on the next day I was available. The warranty request process is online and intuitive.
Cedar Hill is conveniently located, the community is friendly and invested in having the best neighborhood possible, and the amenities are totally worth the HOA fee. There's a community fitness center and a pool so I no longer need a gym membership!
Of course, there are issues in every community, like parking and pet care, but those issues are normal when hundreds of people live in the same community and share resources. Despite these issues, I am very happy with my home.

The model and site were stunning—thoughtfully designed and beautifully presented. However, despite the Downingtown address, the location felt remote, with a longer-than-expected drive to the town’s amenities. That sparked a deeper search into other Ryan Homes communities across Lancaster and York counties, which ultimately led us to Regents Glen—and we couldn’t be happier.
Regents Glen offers the perfect blend of convenience and charm. My wife and I moved here earlier this summer and have had nothing short of an incredible all around experience. Starting with the tour and introduction we had with Katie Chauvet, to the building process and walk through with Ryan Miller and Jordan Morgart, to the warranty items with James Budzeak. All of these great people have made a stressful situation like buying a home and moving, such an enjoyable experience. Katie was such a huge help providing great information and insights to the homes and community, leading up to closing. She was always so quick to respond to our questions and always has such an incredible infectious positive and upbeat attitude. During the whole building process, Katie was always available and helping, but Ryan and Jordan were equally as awesome keeping us updated, sharing photos, and answering questions. It was clear the deep level of care they all had. Even though they had tons of other houses to build and homeowners to work with, it we always felt like they truly cared about their work and the personal connection they formed, we never once felt like just another number or just another customer. Ryan continues to be such a huge help by answering questions we have and always going the extra mile to make sure we have everything we need and that everything is up to standard. Similarly, James has always been incredibly responsive, helpful, and quick to act with the warranty items we have put in since we closed. Although there have not been many, and all the tickets have been non-urgent, minor aesthetic blemishes, it always seems like James and the team have treated it as a priority to get everything taken care of in a timely manner. All in all to say, we could not be happier with our experience so far. Not only do we absolutely love our home and community, but all the people who worked with us along the whole way (and continue to be there for us) have made it a truly exceptional experience. We closed on our property in Nathanial's Grove in March, 2025. As with most new construction, there were some repair issues with the new house. We contacted our Warranty manager with Ryan Homes, Chris Trammel, to arrange for work to be done. Chris was extremely courteous and responsive to our service requests, and came personally to the property to introduce himself, and provide his personal phone number. Chris was knowledgeable about all aspects of our property, and effective getting the correct techs in to make the house 100% right. Overall, we trust Chris to take care of us, which was, and remains, much appreciated.

Bought a house that was customized and built by someone else who then had to back out at the last minute. Final inspection found a few things, and the builders were willing to correct most of the problems. Neighborhood is very nice, and everyone is super friendly. The sales reps are pretty good, but communication seemed to be a big issue going through the whole process. So be ready to make sure everyone is fully understanding what you are asking for, and it is in writing. Even if it is in writing, still make sure the project manager is aware of what the sales rep agreed to. Slightly stressful process. But very happy with the neighborhood and the move. Isaac, the project manager, was helpful once I started working with him directly instead of going through a third party sales rep. He was receptive to my thoughts and was more than willing to help. Overall, I would buy this home again so far.

The neighborhood is nice overall, and location is great easy access in the Baltimore area. The only reason why I cannot give it 5 stars is the horrible parking situation. The other rules are fine, but the lack of proper parking for homes with 3 cars or even guest parking is ridiculous. The HOA, only police vehicles that are illegally parked, I am assuming when someone files a complaint. Ryan homes need to get better of providing proper parking for the residence.

I have been living in this community for around 1 year and can easily say that i have found the dream home not only from a house pov but also from a community pov. Amazing house size and quality for the price and even better community of friendly people all around. The collaboration and flexibility on amenities from ryan homes and parq management is applausible given the quality of amenities and upkeep. Definitely recommend to new home buyers. You just have to be careful if processing loans through nvr as there could be lot of misinformation and change in numbers but other than that you should not face any issues.

Never would we have thought that we'd purchase a home that would be over a million dollars. But the Model that we saw was so beautiful with a large open concept, we fell in love with it. Our present home was paid of already. But now we had to take on a another additionally mortgage.

As a proud owner of a ranch home in Brandywine, I highly recommend Ryan Homes as your builder of choice. My experience with them was exceptional from start to finish. Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. The homebuilding experience is one of the most humbling experiences you will ever experience in your life and I want to highlight the white-glove service provided to me and my family by Mia Haynes. After surviving my 8th or 9th (I lost count) hurricane in Florida, I decided to sell my house, uproot, and relocate to Georgia and I could not have made it through the process without the personalized care and support of Mia Haynes. It was immediately evident to me upon meeting Mia that she was more than a salesperson and truly wanted to ensure that I was happy with my home. She was extremely responsive to my calls and understood how emotionally charged buyers can become during the build. She made great recommendations to the design of the home and demonstrated expert-level skill in researching and problem-solving my expressed concerns. This being my 2nd new home build, I entered into the process armed with vigilance and mentally prepared to spend the next 4-6 months of my life in heavy project management mode, but those energies slowly dissipated as Mia personally introduced to me (1X1)the team of expertly-skilled professionals (Patrice-PM, Uby-PM, Kevion-Loan Originator, Sharon-Loan Processor) that would see the build and my financing through to the end. Even after her portion of the project concluded, Mia never left my side or the conversation. She remained a safe place for me to vent and anticipated my needs, questions, and concerns. I was routinely provided project updates and pictures, clear explanations of what's next, and given multiple opportunities to provide feedback via surveys. The level of care and check-ins was truly unexpected, greatly appreciated, and contributed to the experience being one that I will hold dear to my heart forever. I also want to highlight the flexibility of the team in accomodating my family's spiritual and cultural beliefs and creating opportunities for us to pray over the land prior to the build and write scriptures on our studs. Again, this is something they did not have to do. It was not a part of their project plan, but they knew that it mattered to us. I have enjoyed the process of getting a home built by Ryan Homes. I had the experience over 44 years ago in Annapolis, Maryland and I still own the home. I liked the fact their are cost effective and efficient at building a home. The home was well built and has served me well. I was excited to see Ryan homes building in Titusville nearby to a property I own. The sales agents Randy Harmon and Tommy Medwin provided great sales support during the purchase and build. They helped me get good terms on a cash purchase. The project manager Randy Shackley did an excellent job and communicated progress well. He was detailed oriented. The build quality was very good for Florida which is needed due to hurricanes. I watched as they built concrete block walls, steel reinforced, filled in sections with concrete, and anchored on top. They used a lot of good skilled subcontractors who did their jobs well, I saw the sheet rock and tile floor in progress. After closing when I needed a sliding glass door fixed, they replaced it promptly. I have used the new home for a few months and it is energy efficient. The build was efficient and organized. I am very pleased and bought another home which I plan to rent out. Great team work Ryan homes. Thanks

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.

We would like to state how awesome the services of Ryan Homes have been in delivering a very well-constructed home in a beautiful community setting. While all of the common areas are not yet in place the construction process happening throughout Brooks Landing is almost seamless. It has not impeded the enjoyment of our home.
The few issues we had at move-in - such as a missing blind, a loose kickplate on the dishwasher and other minor issues were all handled quickly. The home itself was everything we wanted and more. While we downsized from our home, we feel our new home has more room than we had before. It is brand-new everything and energy efficient and low maintenance.
Most importantly, our experience of buying a Ryan Home was made exceptional beginning with our Sales Consultant, Tom Medwin. The whole buying process for us was great from picking out the finishes and options with Tom, to signing the contract. Tom explained all of the great things Ryan Homes provides and all of the options. Tom spoke of Ryan's reputation in the industry and how due to the quality of the home that our Homeowner's insurance would be discounted based on the construction of the home. We paid thousands of dollars less than our previous home.
As far as the construction process, we were 3 hours away and we were very concerned that we would miss the process of seeing our new home built. I would now like to recognize Brian Bride, our Project Manager, he is AMAZING! He kept us informed by sending us videos EVERY FRIDAY during the whole process. We watched everything, the lot being leveled, foundation completed, blocks going up, framing, drywall, stucco, tile, electrical, and everything related to the construction. He walked us through every room, every week with an explanation of the progress from the week before.
Not only did we look forward to the videos each week, but we were also able to share them with all our family and friends all over the country. Needless to say, the experience of buying a Ryan Home was even more exciting as it was like we were there. So a HUGE THANK YOU to Ryan Homes and their extraordinary representatives - Tom Medwin our Sales Consultant and Brian Bride our Project Manager.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!
EDIT: I was running with my dog in the neighborhood and all of a sudden my dog started limping. She injured her paws during the run. We had just run over 2 miles and I was exhausted. I struggled to carry my dog back home, but passed by the Ryan Homes model house. I knocked on the door and Jerry, one of the sales associates there, let me put my dog in his truck and drove me home. When I offered to get him a bottle of whiskey as a way of saying thank you, he humbly declined. My dog and I am incredibly grateful to Jerry for helping my injured dog.

First off, if you believe all the negativity on social media about Burr Oak and that discourages you from building a home here, you will never have your dream home.
Ashley, Taylor, and Jordan all went above and beyond for me in every step of the way. The communication at each stage in the process was phenomenal. I am one to ask a ton of questions and I was never felt as though I was a burden for asking. I can honestly say I had zero issues in the entire build process-and that is saying a lot! I have built a custom home in the past, and I cannot say the same thing. Jordan has even come to my house and done things for me outside of his "normal" job, just to help me out. Ryan Homes have really hired some great people to help develop this subdivision!
We are now in my dream home and we are loving it! I have zero regrets and I am so happy I chose to listen to my own experience instead of social media!

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

6 October 2024 UPDATE: We were finally able to close on 30 SEP 2024 and moved in on 2 October. I am updating this review from 1 star to 4 stars, as the Ryan Homes Production Supervisor, Mr. Brian Acrin, has been good to work with in addressing some of our post-move-in issues and concerns.
13 September 2024:
Military Buyer Beware! It’s 13 September 2024 and me and my family of 5 are close to the 17 September settlement-date for one of the large condo (not townhouse!) end units. However, NVR Mortgage Finance—a subsidiary of Ryan Homes—has not yet obtained the Veterans Affairs condo approval for the unit, due to NVR Mortgage requesting a VA condo approval on 3 SEP, without requesting for a specific “rush-approval.” Therefore, the VA had provided them with the standard 1-3 weeks decision timeframe that the Ryan Homes builder did not take into consideration when proposing the 17 September close date, as a late September or early October settlement date would have been more appropriate…Note that, if we don’t get a decision from the VA today, then there is a high likelihood that we would need to push back the settlement date AGAIN, since it was first pushed back to 17 September from the original closing date of 5 September, which I’m going to safely assume was again due to a lack of communication between the Ryan Homes builder and NVR Mortgage. (I will also file an official complaint with the Department of Veterans Affairs, as their VA Loan Guaranty office constantly fails to pick up phone calls during their regular business hours, whenever I tried inquiring about the VA condo approval.)…1-Star for now, but if Ryan Homes and NVR Mortgage find a way for me to Settle on 17 September, then I will consider posting a follow-up review that might be worth up to 3-Stars to give them an average 2-Stars out of 5. Based on having to beg my housing office to keep me and my family of 5 housed; having to change the service dates of the movers and the cleaners; having to change my leave dates; and the resulting loss of productivity in a military position that affects our national security—all due to the lack of coordination between multiple parties—I would give all parties involved a 0-Star rating, if possible. Again, Military Buyer Beware!!!

I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

We loved the location and the selection of home plans and even the intreior selections were a fit. Kasey, whom we worked with from day 1 was awesome. We wanted a specific lot and when phase 2 opened up, Kasey reached out to make us aware and showed us what was available. The overall process was reasonable and the experience was positive. Both Kasey and Alison exceeded our expectations and they both deserve recognition. We still have a ways to go, but I'm confident in the process. If you can work with Kasey, do it.

My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Choosing Ryan Homes has been the best decision we have made. They have been awesome. We close on our new Ryan Home in a few weeks. Home buying/building can be very stressful. You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

Ashley and Taylor were very helpful with the application and loan process which can sometimes be hectic and stressful but we did not feel this way at all! This is our second build with Ryan Homes and we are again very happy with the process. Our project manager Trent was very attentive and let us see the house whatever we wanted to. He always answered all our questions quickly and took lots of progress photos for us to view on the app! The build process took less time than projected originally and we were able to move in sooner! Overall it’s a great neighborhood and great homes!

She explained all the options that comes along with the build and made sure to find the house that fit our families needs. By chance I came by unannounced and your team member Brittney
Feeney let me in even though she had a prior appointment coming . I fell in love with the layout of the townhome and the furniture that was in it . Afterwards I had a chance to sit down with Brittney and discuss everything about the area . Let me tell you that Ryan has one of the BEST in Brittney . She is undoubtedly the Kindest and Friendliest Woman I have ever met . She is very intelligent and can answer any questions I had . I made an actual appointment to bring my Friend in to see all the exciting things I saw there . Indeed she fell in love with the Townhome and with Brittney and guess what ? We purchased an End unit from Brittney and she handled everything so efficiently plus effectively. I have worked in sales for over 30 years with one of the largest Food Manufacturers in the World. I would hire Brittney in a Second . I know we both are going to enjoy being over there out of the hustle and bustle of the Short Pump area and can’t wait to go Boating , Fishing in the nearby Lakes and Rivers . I especially look forward to the get togethers this Summer at the Pool with the neighbors. Honestly, It just Feels Good once you enter the neighborhood and it Feels Great to have Brittney around . I just love her Compassion and that Smile of Hers . We are coming in at the right time . This place is going to grow fast in the next five years . Thank You All for Everything. Our contract went right through within the week. I’m so excited to be in place there . Not looking forward to Packing up everything and Moving . Now that I’m a Senior Citizen I deserve the youth to use their skills lifting and getting everything together. Going through lots of things and shedding them will definitely be a choir for us .

I was very happy with my experience. Ashley, Chris and Adam were great to work with, super nice and responsive.
This is one of the better ran subdivisions of Ryan homes in my opinion, and my inspector said the same. I think that makes the difference when it comes to things being done correctly.
Main tips to note for anyone looking to build here:
-Get your own home inspector
-visit regularly
-the water pressure is about 30psi mainly due to distance/elevation to the tower, I found it fine for my needs but ask about this if you’re concerned
-replace the shower rods yourself and outside “splash blocks” with something more heavy duty
-they don’t insulate all of your garage, this was something I failed to realize till last minute and did myself
-get extra lights, outlets, Ethernet (don’t skimp on this because you can’t add more later from Ryan)
-mount your TV on the stairs wall, it’ll make your space feel so much more open
No builder is perfect, I was hesitant at first with Ryan being a large builder, but honestly for the price and ease of everything it was relatively very painless and issue free.

We had an excellent experience building our daughter's first home. Ashley Shepherd took the time and guided us through the lot selection, home style selection as well as the finish selections. All of our questions were answered and we felt comfortable in our decision thanks to Ashley's guidance. She checked in with us throughout the construction process. In addition, the onsite superintendent, Brett did an excellent job updating us after each major phase of construction. Pictures and updates were sent after the foundation was excavated and poured, framing was complete, mechanicals/insulation were installed, drywall was hung, flooring and cabinets were installed and then performed a final walkthrough at the homes completion. Both Ashley and Brett made the home building process an enjoyable experience.

We never thought we could ever have a brand new house built from the bottom up. But, with Ryan Homes we found out it was possible and in a price range we were comfortable with. Along with our realtor, Patty walked us through everything and made sure we understood what was happening. From picking out the lot, the model, the color of our home inside and out, Patty was right there and she was wonderful. And this is just the beginning. Seamless service, Ashley really did a good job when explaining in detail which made a first time buyer like me understand things easily. She was pretty quick to respond via text or call whenever I have a question or two during business hours. She also helped me during the loan processing and made sure all the details are clear. Brett was really cool through out the process and provided updates time to time and kept me in the loop. During the orientation he really provided valuable suggestions and recommendations.
As for the community, this is really a calm and peaceful community. With 10-15 min radius we can get all the required things.

Our Sales Rep was Nathan Silva. When I tell you he was beyond fabulous and knowledgeable, that would be an understatement. Nathan was so great and answered all of our questions, as well as gave us alot of knowledge on different situations and scenarios, including financing info. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Thank you! (Ps if you get a chance, can you remind me which living room switches are wired to the rough-in?)

I have never done business with ANY company who have been this efficient, communicative and genuine in every aspect of our dealings.

Their internal communications are exceptionally well coordinated. All staff appear to genuinely love their jobs and love working together.
I mean, they even have a podcast to guide you along in the journey of buying a new home! What company does that?! Podcast one was like a psychological session with a great therapist, acknowledging,”So you bought a new home and you’re freaking out right now. Let’s have a chat.” Om…
I am a former new home owner and that was the worst experience. The experience with Ryan Homes is fading those bad memories. I believe this will just get better as we move along the process.
The quality build and materials used are usually upgrades. Not with Ryan. Standard fare. And the home prices are reasonable, which I cannot say I’ve seen with other builders.
OK! So…here we are 8 months later. Just did the walk-through on our new home. Palmer Jones is the most competent, kind, efficient and knowledgeable Project Manager about homes. He patiently explained how this house breathes (literally) and how to regulate temperatures upstairs and downstairs. He thoroughly reviewed warranties and provided us with the booklet. We reviewed how to care for the materials, appliances. We reviewed outside and inside venting, lawn care, plumbing pipes care. He graciously recommended a handyman and all items I asked about and texted them to me.
My husband and I appeared underwhelmed when in fact, we were overwhelmed by how amazing and modern this home is! We were so happy. It was truly difficult to communicate with our mouths agog. I work in the wireless industry. I have a tech closet, a thermostat and garage that works with apps. The materials used are quality and built for a healthy environment. Even our little dog was dancing and smiling in her new home. We cannot thank you all enough.

Update:,11/22/23 I wanted to update my review again because I cannot say enough about how fortunate my husband and I have been to have Brad Anderson, Production Manager from Ryan with us from before the time we moved in this year until now. He is the voice of reason and professionalism at Ryan. While we have had some minor disagreements with him he is very fast at returning our calls and text and always attempts to resolve our complaints timely and to our satisfaction. He always treats us with respect. Thanks Brad!
Update 5/26/23 my husband and I would like to give a shout out again to both Brad Anderson, Jim Diaz and Rose Halley. Also, at my last review, I forgot to mention Kyle Songer from NVR. He was a very professional young man and patient with us during the whole process. It has been almost 6 months since we moved in to our gorgeous ranch home and they continue to address any concerns we have with respect and professionalism and do so timely. That is important to us. There are lots left to build on so don’t hesitate to consider this location. You won’t regret it!!!

I want to take the time to say how great this whole experience has been thanks to the wonderful people we worked with at Ryan Homes. Yes, the house turned out great and was done in a very timely manner thanks to some really good weather. But any move can be a stressful experience, but working with Rose in sales, Andrew our project manager, and Josh at NVR made this a wonderful experience. Building a good product is one thing, but having wonderful people to interface with is hard to find in todays business word. They carefully walked us through the whole process from picking our home and selecting our options, the financing and closing, and the construction. They made sure we were comfortable with the process, all our questions and concerns were addressed in a timely manner, and they were always very much on top of things. They weren't there to just sell us a house, they were there to help us and make this a pleasant experience. Ryan Homes is lucky to have them as the face of their corporation.

First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. This visit was to take a tour of one of the model homes. I rep Melynda did an amazing job presenting, answering questions and setting the tone. The home was absolutely beautiful.
Update: I have since purchased the home and moved in. Sanitation placed one of my neighbor's large TV box at the end of my driveway due to the fact that there were some non-recyclable items inside rather than put it back when it came from. I attempted to drag the box up the driveway as much as I could bc it was very large and too heavy for one person to handle. Coincidently, the next day Melynda reached out following up to see how the home was going. I informed her of the incident. She offered to help me move the box once she was done for the day. Melynda even went above and beyond by bringing over her vehicle with the hopes that we would be able to transport the box in the vehicle to the dumpster. It was entirely too large so she helped me to drag the box over to the dumpster. It really is an incredible feeling to know that I am still in good hands even after closing.

Jack was very helpful throughout the booking process by showing me the under construction homes and also going through details of model home many times. The community is closer to work location, tobacco trail and many other points of interest around triangle area so it is a good fit for those looking for a home in triangle area.

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

All my wife did so far was tour the Wexford model in this neighborhood. But just based on first impressions of the area it has a LOT of potential. Judy Inman was our true one stop shop. We have built a home with a builder before but our last experience pales in comparison to this experience. Judy was very insightful with our needs and sold us the perfect lot.
Judy was fantastic! We did not feel rushed. We choose the Cumberland floor plan due to our desire for first floor living. We added almost all of the extras (3 car garage, finishes, and second floor bonus room). I am unable to visualize color palettes beyond the squares in front of me. When Judy realized that, she pulled out the neighbor map and told us to hop in the car. We drove the neighborhood to visualize what the exterior colors looked like in the sun and in the shade! Now that is a personal touch!
Judy spent alot of time with us making sure we were fully satisfied with our finishes, extras, and exterior colors. Our first experience building (with another builder, Not Ryan Homes) we felt rushed and didn't feel as if we were provided the opportunity to truly customize our home. I am so glad that we chose Ryan Homes and that Judy Inman was there to assist; she provides that personable touch where there is a genuine connection. We felt like our friend was helping us to walk through the process of building our next home. People like Judy are hard to fine but we were fortunate enough to have this wonderful experience with her.

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. We recently moved to The Villas at Rivanna Village and love our new home. The location is perfect--lovely scenery and far enough from the city to be peaceful, yet close enough to be able to easily reach everything you need. In the Villas, your lawn maintenance, weeding and mulching, snow removal (including your driveway, if your car is not parked there) and trash removal is all done for you. What's not to like?! This is truly the friendliest, most fun street on which we have ever lived. There are only three Villas left for sale, so come be our neighbors. The other side of the development, with which we will share amenities, has single-family homes and towns. So if you need something a bit different, you can find it there as well.

Leigh, Jade, Kyle, Frank, Rhonda and their support staff were all very helpful throughout the process. Sales team was helpful and knowledgeable, effective points of contact for the start of the process.
Construction kept mostly to planned timeline, I feel quality was overall good and a few things effectively fixed/ improved after; communication could have been better with that part.
Of course, you have to be okay with a few limits of living in a planned community and finite options with limited flexibility. A few small things that I wish we could have done differently. HOA has had a few hiccups so far but that’s due to the developer interfacing with Nest and not Ryan Homes’ fault.
Overall we are pleased with our new home and look forward to the community’s further development.

So the same thoroughness, professionalism, and friendliness was still very much a part of this team. Everyone works so well together! Ryan Homes seems to employ great hearts, not just staff. Our kids have loved meeting everyone & watching the progress too!
So ... we are really looking forward to our move-in, the completion of the park area next spring/summer, and we are looking forward to getting to know our neighbors better. Cheers!

Beautiful community where charm and nature are growing to become a #1 in the area! Stone fronts, fountains, ponds and new clubhouse with pool to start soon. Homeowners are friends and family..... they make the best neighbors

This is my first home. I was a bit wary of buying new construction, but I am so glad that I found Rivanna Village. My new townhouse and this beautiful new community will feature almost everything I wanted for my first home - with a dog park and reasonable purchase price, to boot. The best part, though, has been working with Jade Miller, Kyle Hubbard, and Frank Messina. Sales reps Jade and Kyle are consummate professionals. They’ve answered all of my questions - even the obvious and redundant ones - promptly, honestly, and respectfully. I’ve worked most closely with Jade. She’s clearly made an effort to understand what I want out of this process and has worked with me to accomplish those goals. Plus she’s just a delightful person, which has made this major life event an enjoyable and relatively easy experience. Frank, the project manager, met with me for over an hour to explain the construction process and review every detail about my new home. He clearly cares about his craft. I look forward to working with him over the next few months. Bottom line: I wholeheartedly agree with my future neighbors’ 5-star reviews. I encourage anyone looking to buy a home around Charlottesville - especially first-time buyers - to visit Jade and Kyle at Rivanna Village. You’ll be glad you did.
Update: Two weeks until closing! My new home is beautiful. Everything in my original review is still true today. Everyone still answers all of my questions and concerns - including the ones where I’d been mistaken - quickly and candidly. Jade is still delightful and a joy to work with. I also want to add Steven Fogleman to my original list. He’s the current project manager. Steven has been very accommodating and worked closely with me so I can get the most out of my new home. An example: I am 4’9’’ and have lived my entire life in houses where I cannot reach 90% of the shelves. It’s a lot of work. I am tired of it. Steven (and Jesús the shelf guy) met with me to measure so they could hang most of the shelves within arm’s reach. They even lowered the garage door button so I can reach it! Amazing! This may seem like a small detail, but it’s really not. Thanks to Steven, I’ll actually be able to use my full house — for the first time ever. So, if you’re looking for a seller/builder that really cares about their homes and future owners, go visit the folks at Rivanna Village. You’ll be glad you did. See you at the dog park!

After years of renting in Charlottesville, my boyfriend and I decided a few months back that we were ready to start looking for a home. We knew Ryan Homes was building out at Keswick so we decided to visit Rivanna Village to see some of the lot options. We quickly met Jade Miller whom we sat down with. She was full of knowledge and really turned my fear of owning a new home into full blown excitement. From there, she walked us through the process of choosing a Single Family Home lot and then all of the ways we could make our home unique and most importantly, very “us.” I am personally impressed with the level of transparency and compassion that we were shown in ensuring we decided on a model that fit our needs and where we see ourselves in the future. We are thrilled to be in the building process and look forward to officially stepping foot in our new home this Fall!

I visited the Villas at Rivanna Village, several weeks after the grand opening of the first Villa Models. On my first visit I met with a fantastic young lady by the name of Jade Miller. Made a quick run through, a week later my wife and I had an appointment with Jade for the tour. We were impressed with everything we saw. Still not convinced we wanted to move after 30 years, one more meeting with Jade and Rhonda Stevens with NVR and we were locked and ready to go. Thus far Ryan Homes and there professional staff has made this the most pleasant home buying experience we’ve had. Thank you Jade Miller and Rhonda Stevens for your help and support!
