This is our second home we are building with Ryan Homes. We had a very pleasant experience last time, however this experience has outdone the other by far. Meghan is one of the sales/marketing rep and she is absolutely amazing. There is not enough words to describe how incredible she is. She has been fully transparent, patient, and kind through this process so far. From helping us choose exactly what we want the house to look like to easing any stress and anxieties we have. She has made us even more excited to move in to our beautiful new home.

Maxwell- My guy Max a milli! What a guy! My partner and I stumbled into his office one day after watching the development of cedar hill grow. From start to finish Max was full of charm, charisma, and personality. I am a big vibe person and Max matched our vibe. He made sure we were comfortable; he was very flexible and understanding. Max is a huge part of this community! Seeing him day to day he is almost like another neighbor. Anytime any day even AFTER closing, Max has been available to us, checking in and still available to answer any and all questions. He goes above & beyond and we truly don’t know what we would have done with him!
Michalynn- We appreciated Ms. Bacon so much, she’s another person who is flexible, personable, and understanding. She would answer our calls and questions even on her nonbusiness hours in order to meet deadlines. She walked us through everything in detail and with grace for the contract, numbers, programs, rates and never left our side even during underwriting or settlement process. She was the cherry on top of our sundae and saved the day for us numerous times.
Tony- what a guy! This is our first home, but I told Tony I am calling him directly to build my next home because he set the standard extremely high. Tony made us feel secure and safe with our home. He took the time to answer all of our questions in detail and with quickness.
UNFORTUNATELY, the NVR mortgage and underwriting process is another story! For our first home buying process they made it extremely stressful, and we even considered backing out a few times and going with another lender. But thankfully, due to Michaelynn & Max they calmed the storm and made it happen. But, there is absolutely room for improvement on NVRs end and the quality of service being provided to the consumers.

I have had an amazing experience working with Rob Flannigan and the team at Ryan Homes. As a first time homebuyer, the process can be a bit daunting and stressful, but Rob was incredibly helpful, patient and available to answer any of my questions. He walked through every detail with me, never rushed me to make decisions, and made the process as smooth as possible. 751 South is a great place to be- a great location, amazing amenities, stunning homes, and an awesome community.
I couldn’t be more excited to move into my dream home in an amazing neighborhood and I can’t recommend working with Rob/Ryan homes enough!

I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!

I just moved into our house last month and the entire sales experience with Imran Siddiqui was amazing. We were looking for a perfect home and he made that dream come true. Imran was very knowledgeable and helped us a lot with explaining upgrade options.

I moved to this community because my best friend bought a home here and I’m renting a room from here. I wasn’t here to see the construction process nor did a deal with sales people, so I can’t comment on that aspect, but we did have to submit several warranty requests after she moved in. Because my friend is frequently out of town and I work from home, I dealt with Alissa (or Alyssa?) and it’s been such a smooth process. She didn’t treat me differently because I wasn’t the primary homeowner and just a renter, and she truly went above and beyond for us. She even shared some home maintenance tips we never thought about. We’ve been really impressed with the super customer service provided. We would expect that from a custom build home, not a small townhome in Antioch.
I wish the parking spots were numbered. Though, it seems like our immediate neighbors have an understanding so we don’t park in each other’s spots.
I hear the HOA approves fences in our patios so that’s good.
We used to have a trash problem but the HOA fixed it too by adding an additional dumpster. Though, I don’t know how it’s gonna be once those new buildings are finished.

Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

The community is wonderful and the floorplan of the Bramante II is very innovative. Kathleen Rose is exceptional with her sales assistance. We have had a several minor corrections required after we moved in and their Warranty Manager, Chris, has been extremely helpful. He truly wants to make sure we are satisfied with our new home experience. As a Realtor, I have met with many home builders and would have to rate Ryan's staff as one of the best!

We drove through the neighborhood and called to set a time for a tour and discussion that day. Our Sales Rep, Rachel, has been warm, welcoming and patient with us from day one. She has gone above and beyond to answer our many questions, confirmations, and always available for a visit to review, discuss, tour, and share snacks, lol. The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

I had weekly updates from Kevin on the construction progress and I am impressed with the team here. Unfortunately, on day 2, my water heater broke, and Kevin and the Warranty team directed me to the right personnel and they fixed it the next day.

My wife and I took on the task of looking for a new house. We saw many both used and new. We decided to go with buying a new one and visited several projects around Columbus. Due to the high costs of being so close to the capital, we chose to look outside. In our internet search we found two places, Bridgewater and London Landing at Brooksedge. First we went to Bridgewater without an appointment. There Kyle Wright welcomed us with open arms even though he was with some other customers. He told us "Come in, come in. I'm with a customer but I'll be with you in a few minutes. If you like, you can feel free to look around the model house. Take a cookie and any refreshments you like from the fridge”. Then we sat down with him and talked more about the community and the different options. He explained everything perfectly and we were very happy with his excellent customer service. Then we left there, and headed to London to see the other place. There we were greeted by a gentleman who did not even identify himself and did not even let us see the model house. He told us that it had to be by appointment. That he had spaces for the next day. The developer was Arbor Homes. It was so bad for a first impression that we decided not to see anything else and stay with Kyle. Right now we are just waiting for the house to be built to fully enjoy it. My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! We had a great experience from the first point of contact with our Sales Rep, Sally, to our PM, Kevin. The building experience, we believe, couldn’t have been better. We received weekly updates from Kevin and we were welcome to come look at the progress of our home any time we wanted. We also hired our own personal inspector towards the end of the build and it really only showed one minor issue which was already on Kevin’s radar and was quickly fixed. We are currently in the process of having a home built at Milford Ponds (phase two). We would like to commend Tina Vitale for her excellent customer service by walking us through the process and promptly answering all our questions.
Also would like to commend Matt Ferguson for his excellent presentation and knowledge he provided to us at the pre-construction meeting, his weekly progress reports, and photos uploaded to PhotoCircle. PhotoCircle is a great tool and greatly appreciated especially by buyers like us who live out of state.

From the time I saw Parkside at Bethany from newspaper, etc. I had that “drive” to see the model home. I told my husband about it, but, to no avail. I decided then, on my own to call and have an appointment. Fast forward, I went by myself without my husband’s knowing it and met Dan Steele, with his charm and personality , Ryan Homes should have more Dan Steele working for them. I felt very comfortable with him telling him that my husband don’t know where I am after my Zumba class. I looked at the whole model home and I fell in love with it. Dan was a down to earth person and I felt like I have known him for years and found a friend in him.
I went home and told my husband that I went to see the model home and told him he should see it himself. To my great surprised, he said, “ok, let’s go”. I called Dan right away and told him that I am coming back with my husband to see the model home. Dan had an appointment at 2 and I told him, now, that I was able to convinced my husband, he doesn’t have to entertain us, just want my husband to see it. And guess what, he also fell in love with the model home and after 2/3 days, we’re talking to Dan about buying the house and the rest is history…I was in disbelief and it feels surreal. Oh, I want to mention here that the house we have in Virginia was also built by Ryan Homes. We didn’t tell our daughter ( and her family) and our son that we bought a new house. This will be a sweet surprise for them. Can’t hardly wait to move to Parkside at Bethany.

I have built many new homes over the years but the overall customer experience at 751 South was the best I've ever encountered. I worked with Zach for over a month to purchase my townhome. I had an atypical situation that made the purchase process a bit of a challenge, but Zach went above and beyond to ensure that I would get the home in the neighborhood that I really wanted. My home is not perfect in every detail but I wasn’t buying an expensive custom home, so I’m pleased with what I got for the price I paid for it.
I hope Ryan Homes changes their paint, though. While I like the color, it’s very neutral, it’s marked easily. Don’t attempt to clean the marks with a wet rug, or you’ll ruin it.
Fence - we have a partition board between units but I wish our yards were fenced off.
HOA - we had some trash issues in the past (dumpsters weren’t getting emptied quick enough) but Ryan Homes coordinated with our HOA and that problem was solved. They added a few dumpsters and enclosed them in a gated area but I think the dumpsters are still too small and too far from our units.
I wish we had a dog park as I have a dog and it would be nice for him to have a good area to play. I don’t think they will add it because there’s no space for that. It’s on the HOA to decide, though.
I also wish that ALL homeowners picked up after their dogs.
Parking is not assigned but you do get 2 spots technically. You can park anywhere, so depending on your preferences, it can be good or bad.
I was very pleased with the warranty department. Alyssa, my warranty representative, was handling my requests. I didn’t have many things to complain about, but the things that I did bring up were taken care of so quickly and professionally! She is very quick to respond to my texts, never left my questions unanswered.
From reading online reviews, I see that a lot of time good homeownership experience heavily depends on the person who handles your request. I’m pretty sure that if Alyssa wasn’t the one dealing with my warranty issues, my experience would have been different. I think Ryan Homes is lucky to have such a dedicated and passionate person on their team. She brings a lot of value to the company and she’s the reason I’d recommend Ryan Homes to my friends.

We chose this project based on the location, floor plans and choices. We were very particular about the space and usage. Our experience with Ryan Homes Team has been phenomenal from day 1. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

I am in contract for a new home, to be constructed in Parkside. Parkside is in Millville, not Ocean Side or Bethany. Although the Parkside houses look good, I am not in a position to rate the house itself. I can comment on the buying experience so far.
I am dealing with Dan Steel, the principal sales rep for Parkside. Dan has been helpful and forthcoming at every step. I live a distance away, and he has been quick to respond to phone calls, texts and detailed email questions, even after normal hours. He knows most of the answers, and if not gets them in short order. In Millville you can go to the beach and get a tan, but if you want a house you should talk to Dan.

From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. My experience with Ryan Homes at Stone Water Village has been a rewarding experience thus far. They have a couple of models fully decorated to show, which tremendously helped with our decision. The location is very close to Rt 80, in northern NJ allowing easy commuting as well as boasting a beautiful community. Kiersten, our sales rep, was also very courteous and professional. She helped answer our questions, especially when it came to fine tuning the additions to our new home and availability. It's a bit early in the process but my wife and I can't wait to see the final construction. Well done, another kudos to Ryan Homes!

Sales Staff Review -
It was an absolute delight working with Sarah who was our sales person when we bought the home. She was very patient and made sure that each and every request of ours was heard and prioritized. When I did my initial research about buying homes from Ryan Homes there were some mixed reviews which made me be a little worried and I shared the same with Sarah who asked me about every concern I had and asked me what would make me feel more confident about my purchase. That's a sign of someone trying to value your feelings rather than treating you as just another sales number. I had multiple meetings with her before I bought but never did I feel rushed or ignored. Even after the purchase she still makes sure that all of my expectations are met. She's a rockstar.
Kiersten is the new sales person who is managing the community but she is equally impressive. She checks in with my wife and I occasionally and keeps sending me updates even if I forget to ask her. Every call and every message is met with same level of service that I received before I bought the home. Even if there is a non-sales thing she'd be happy to make some calls and make sure my questions or concerns are addressed. I was initially worried when I realized Sarah was moving out but she made sure she brought in another rock star who is always smiling and makes sure you are welcome to the community anytime.
Construction Staff Review -
Craig and James who oversee the construction work are an awesome duo. I come from a family which has been involved in construction so I tend to ask a lot more questions than an average homeowner but they are always patient and nice enough to answer everything. They constantly provide updates and always double check my selections before they start installing. We had a small event at ground breaking and they made sure that everything was arranged in a way that our event happened without any hiccups. They are all about going the extra mile to make sure the homeowner is beaming with joy looking at their building during this process. They take pride in their work and I can assure you that this duo would build you the house of your dreams.
Couple of things to consider if you are on the fence about buying a home in this community because you read some unhappy review online about Ryan Homes. Not all teams at Ryan Homes are the same. This Ryan Homes staff is awesome and I am saying this after 6 months of buying from them and meeting with them several times. They strive to provide you a great experience and not just treat you as a transaction. Also, the loudest voices online are the unhappy ones because the happy ones are comfortable in their dream home and might not go to lengths to talk about their experience. I was on the same fence a while back but I can confidently say that its this dream team - Sarah, Kiersten, Craig and James who have gone to extreme lengths to build my wife and I our dream home.

We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. We are a few weeks out of signing our contract with Ryan homes. Sally was the representative that I met to tour and discuss what would work for us. She is very polite and professional. She did not ever make me feel pushed into anything. I had to go without my husband who ended up having to work and it did not feel overwhelming to make decisions by myself because Sally really made the experience great. She has followed up and answered questions in a very timely manner. The customer service aspect has been wonderful! We are looking at August to have our house finished. We are hopeful that the whole process continues to go this way.

This review is for the sales and home buying experience and I will update post construction.
I worked with many salespersons while searching for a home. I wanted to give my review particularly on Deborah Linz. Deborah went above and beyond to hear and address any concerns we may have had. Any questions that I asked she went out of her way to find an answer and report back to me. If you are searching for a new home to build, I highly recommend stopping by Cedar Grove and speaking with Deborah.
While we have not definitively picked a mortgage lender at this time, Taylor Ostendorf from NVR has been very helpful and attenuative. As with Deborah, Taylor has been available to answer all questions that I have asked her with.
Lastly, I do want to speak briefly on early processes of home building with Ryan. For the most part, the process is very smooth and all of the Ryan employees at Cedar Grove have been kind and helpful. I do suggest that you take the time to really dive into all of the options that you might want in your home as there are plentiful options that you might not realize until after signing. Also, if you have a specific look in mind for the exterior of the home, realize that not all colors are an option and you cannot match the same color and brick/stone style as neighbors beside and across from you. Just a few things to be aware of, but by no means is this a negative outlook on Ryan. So far we have had a great experience and look forward to our house being built.

I moved a customer to Ryan Homes. There new home was very nice. The subdivision was easy for my moving truck to navigate around. I didn't park in there driveway, they told me it was still to new and the builder had told then not to let the movers or any large box truck to pull on the driveway.

We built the Spruce.
Rosaline and Kevin with Ryan Homes were extremely helpful with the building process. Rosaline specifically for the initial design aspect and Kevin for the building & post build aspect. Ryan Homes broke ground in December of 2021 and completed April 2022 when we moved in. Both Rosaline and Kevin stayed in touch throughout the project. We have had a great experience with the building portion. Fast forward a few months ( January 2023) after allowing time for things to settle we had a drainage issue. Kevin, always willing to help, not only took the time to listen to what issue we had, He was able to schedule a time to have our issue resolved within a week. What I think is great is that Kevin and Rosaline are still very available post build in addition to the new homes being built.
3 items we thought were extremely helpful, (Questions we asked during the building portion.)

o Cabinets – if you need/ want additional cabinets or crown molding you can order through 84 lumber
o Siding – You can get through ABC supply

I am so happy and excited that I decided to go with Ryan Homes to build my dream home. Everyone that I have spoken to (friends) have heard and know about Ryan Homes and have only GOOD things to say.
First it started with my Sales Rep Dan Steel, what was suppose to be a 2 hour meeting turned into a four + hour meeting because this professional and patient Sales Representative took the time out of his busy schedule to answer ALL my questions and then some. Went above and beyond when I changed my mind on a couple of things and they were big. Such a delight working with Dan, he certainly put me at ease because this is my very first purchase.
Secondly, my Project Manager Jared Lacey, extremely detail oriented, perfectionist (like me), takes pride in his work and because of ALL OF THE ABOVE, I chose not to be a PIA, TRUST the process, Jared, Dan and Ryan Homes because of their reputations. From the very beginning when they broke ground, so-to-speak, Jared was/is on top of keeping me informed mostly on a weekly basis and is very thoroughly when doing so.

I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. Ryan Homes quality has really impressed us as we went through the whole process. We really did not consider Ryan until we went through the model and saw all the different floor plan options. In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

A couple weeks ago I met Mike and toured a model home, things went great. Mike had an answer for every question I asked. I could knit pick on some limited house options, but it will not affect the quality of my future life in this community. My new build has not started construction yet, so I cannot comment on the building process yet.
Loan: Taylor the loan rep seems great so far. (Currently waiting for rate lock in). Any knit picking here would be over the current interest rates caused by the FED.

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

We're first-time homebuyers purchasing our first home through Ryan Homes at Banner Row. Our Sales Representative (Nathan Silva) has been super responsive and transparent since we first started communicating. Nathan was quick to answer (or find the answer) to questions we had, which made us feel more confident in purchasing our home when it came time to do so. The homebuying process can sometimes be quite complicated and confusing. We really appreciated how straight-forward the process was with Ryan Homes at Banner Row. Since we ended up purchasing a model home, both Nathan and the Joseph Oberle (Property Manager) have been great in helping us securely access our home to take measurements of our spaces prior to move-in. Joe is very knowledgable about what goes into these homes and is a tremendous resource. I appreciate how proactive he has been in making sure we understand our new home and you can tell he genuinely cares about making sure homebuyers feel confident in their homes. We ended up selecting NVR mortgage for our property. Garrett Walther's customer service has been excellent (e.g., patiently explaining things, finding workable solutions, super responsive) and the reason we chose NVR. While it's always great to have things run perfectly and smoothly, there's always things that come up (that's just reality). Our experience, so far, with the team at Banner Row has made us feel at ease knowing if and when anything comes up that they will resolve it. We're looking forward to moving into our home and being part of the community.

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. The Ryan Homes team in Camby has been amazing to work with. My wife and I just happened to make a wrong turn in Camby and ended up scheduling a meeting with Nick. After a couple more meetings we sold our house, moved into an apartment, and got to watch every step of the home building process. David, the project manager, was very knowledgable and attentive. We hired a 3rd party inspector and David was extremely accommodating. Nick and David were both also very transparent - we were able to come by roughly once a week (or sometimes more) and they both answered all of our questions from the beginning. The crews building our home were also very nice and accommodating. Any time we would show up, they would always let us walk around, even when they were working, so long as we stayed out of the way. When we first started the building process, we looked at tons of reviews for Ryan Homes. While some locations didn't have stellar reviews, our experience building in The Enclave has been nothing but great. Ryan Homes, and specifically the team in Camby, has gone out of their way to make sure my wife and I didn't have any unanswered questions or unaddressed complaints.

We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.
The neighborhood itself is in a great area that is beginning to pop up. Driving around the area, there are new apartments and home communities all over. I am excited to see the rest of the development both in Courtney Creek as well as the surrounding area over the coming years.

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

We heard about the new community that Ryan Homes will be building at Bridgewater in Springfield, and we thought we would look into it (but in the back of our minds, we thought that it would be way out of our budget to build a BRAND NEW, CUSTOMIZED home). WE LOVE SHERRIE! We also went with the Lender that she recommended and he has made the pre-approval/loan process a walk in the park compared to previous experiences we have had. We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. We are first time home buyers and Clare made the homebuying process stress free and enjoyable. She was caring and honest throughout the entire process. We walked into the model home and met with her and not one time did she pressure us into anything. We felt like we could ask her any questions (ignorant or not, because of us being first time home buyers) and she would answer them honestly and took us step by step through the process. We highly recommend working with Clare and Ryan Homes. They will take you through each step and will answer any questions you have. It was not the buying experience we expected (which is a good thing). We left our first meeting with Clare with feeling of excitement and optimism, with no regrets about our decision.
We are a month away from the construction starting and we cannot wait for our home to be finished!

So far we have found the initial stages of the home building process to be seamless. Cory and Jen were both very helpful throughout the process answering any questions we have had along the way. Seth, from NVR mortgage, was very supportive by giving us multiple mortgage options and completing the mortgage approval process in a timely manner. The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

They where the first and only home builders we went to and We spoke with Philip, we couldn’t ask for a better Sales Rep. Felt more like talking to a friend then a sales men.
