I had a wonderful experience with the beginning process of getting a home. My build has not started yet so I cannot speak to the later process. But the customer service I received from Derrick H. at Willow Hills was phenomenal. He was very personable and made sure I got exactly what I needed and wanted. I was touring other builders as well but Ryan Homes won my family over. Derrick has been very responsive even before I signed. I was always treated like a customer even when I was just looking. Ryan Homes worked with me to make sure we could get what we wanted in our price range.

I just purchased my first new home and I could not be any happier! Ryan Homes at Cherry Grove is an amazing community in a great location. Customer service and the staff at Cherry Grove have been exceptional! Vineta is wonderful to work with and has been there for me since the beginning. Pat Muston, Amy Burhans, Adam Schott and Cole Sinnott are amazing! We were just going to "take a look" one day and now we are two months from moving in. The process has been smooth and actually fun! We closed on our property in Nathanial's Grove in March, 2025. As with most new construction, there were some repair issues with the new house. We contacted our Warranty manager with Ryan Homes, Chris Trammel, to arrange for work to be done. Chris was extremely courteous and responsive to our service requests, and came personally to the property to introduce himself, and provide his personal phone number. Chris was knowledgeable about all aspects of our property, and effective getting the correct techs in to make the house 100% right. Overall, we trust Chris to take care of us, which was, and remains, much appreciated.

Bought a house that was customized and built by someone else who then had to back out at the last minute. Final inspection found a few things, and the builders were willing to correct most of the problems. Neighborhood is very nice, and everyone is super friendly. The sales reps are pretty good, but communication seemed to be a big issue going through the whole process. So be ready to make sure everyone is fully understanding what you are asking for, and it is in writing. Even if it is in writing, still make sure the project manager is aware of what the sales rep agreed to. Slightly stressful process. But very happy with the neighborhood and the move. Isaac, the project manager, was helpful once I started working with him directly instead of going through a third party sales rep. He was receptive to my thoughts and was more than willing to help. Overall, I would buy this home again so far.

Your real estate agent Janie Summley has been terrific in all aspects of our home searching and buying process.
We initially met with her at the Berkeley community in Spartanburg. SC. Then she graciously offered to drive to Linden Park to show us a model that they didn't have in Berkeley.
Janie was extremely professional, knowlegeable, and pleasant in her dealings with us. Additionally, she was a skillful listener and problem solver as she addressed all of our concerns.

She has met us at Linden Park numerous times and explained the Ryan Homes building process. This is the 4th home we built but not in this State. And this had been a far better smoother purchase. Janie has gone above and beyond by making herself available to us at all times even after work hours. She has become a true friend.

I set out looking a new homes and subdivisions. I had a total of 5 builders to see in one day. My first stop was at Laurel Glen. I met Evelyn Santos. She was fabulous and knowledgeable about the subdivision, homes, lending, home insurance, and so much more. I was shown two Ryan model homes. A 3/2 and a 4/2. They were absolutely beautiful. I received information about both models and scenarios on costs. I thanked Evelyn and told her I had 4 more sites to see. I told her I'd contact her at the end of the day.
I proceeded to go to the next 3 and was not impressed at all. The 5th and final builder was the builder that built my current home. Lennar in the subdivision Independence in Winter Garden, Fl. It is a beautiful place to live. It's a beautiful home too. I hate leaving it but its way to big for me now that my daughter is off to college. I was not impressed with what Lennar is offering now and their pricing was unexpectedly higher than I thought.
So at the end of the day, I came back to Ryan Homes and especially Evelyn Santos. I was so impressed with the 4/2 Palm home. Subdivision is very nice too. I called Evelyn on my way home and told her I like the home and subdivision. Within a couple of days I put a deposit down on the Palm and listed my house here. I just sold it a week ago and let Evelyn know. So at this point I am waiting to hear that my NEW home is being built.
Last point. Evelyn is a remarkable young woman. She was very understanding with me and my situation. She has been a strong advocate for me during this difficult time I'm going through. Walk me through the steps, communication is impeccable, great patience with me, and just the perfect person for me.

Our sales rep, James, was fantastic, always informative, patient, and quick to answer any questions we had along the way. He made sure we felt confident and comfortable through each step of the process.
Our builder, Mike, has also been wonderful to work with. He kept us updated, walked us through important details, and made sure we understood every part of the building process. He was always easy to reach and genuinely cared about making this experience a positive one for us.

The neighborhood is nice overall, and location is great easy access in the Baltimore area. The only reason why I cannot give it 5 stars is the horrible parking situation. The other rules are fine, but the lack of proper parking for homes with 3 cars or even guest parking is ridiculous. The HOA, only police vehicles that are illegally parked, I am assuming when someone files a complaint. Ryan homes need to get better of providing proper parking for the residence.

I had an incredible experience working with the NVRM/Ryan Homes team for the purchase of our new construction home. From the very beginning in February through our closing in July, Mike Hegemier (our builder’s agent), Paula Gregory (loan officer), and Robert Merk (loan processor) were all fantastic. They were not only professional and responsive, but also genuinely caring and attentive to my family’s needs.
The homebuying process can be overwhelming, especially when you’re managing it from out of state, but this team made it feel seamless. They kept me informed at every step, patiently answered every question my family had, and remained flexible and supportive as I navigated some personal life transitions.

I have been living in this community for around 1 year and can easily say that i have found the dream home not only from a house pov but also from a community pov. Amazing house size and quality for the price and even better community of friendly people all around. The collaboration and flexibility on amenities from ryan homes and parq management is applausible given the quality of amenities and upkeep. Definitely recommend to new home buyers. You just have to be careful if processing loans through nvr as there could be lot of misinformation and change in numbers but other than that you should not face any issues.

Ryan homes and Parq developers have been very supportive of any issues especially with all the construction work and open to go above and beyond to make this a great community. I am very positive that this will be a very desirable community once it is all done.
Looks like the construction is going at a fast pace and won’t be surprised if all the 75 units are all done by next summer.

Richard Gomez took care us while purchasing our new townhouse in Parsippany, NJ.
Never would we have thought that we'd purchase a home that would be over a million dollars. But the Model that we saw was so beautiful with a large open concept, we fell in love with it. Our present home was paid of already. But now we had to take on a another additionally mortgage.
But overall, it was Richard Gomez who made the effort of explaining everything we needed.
Thanks to Richard, we are going to be moving into our brand-new home in a couple of Months.

As a proud owner of a ranch home in Brandywine, I highly recommend Ryan Homes as your builder of choice. My experience with them was exceptional from start to finish. Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. I also know a husband and wife who built a two-story Ryan Home at Brandywine over 2 years ago and they absolutely love their home as well. Greenfield is a wonderful, quiet community with friendly neighbors - I moved in August 2023 and couldn't be happier with my decision. Thank you Ryan Homes. :)

The young family community is the biggest plus! We have been looking for a neighborhood with young families and from what we can see, there are so many families. One negative aspect we wanted was the lack of sidewalks, but the neighborhood is quiet enough to minimize car traffic. During my exploration phase, I spoke with a neighbor, who mentioned the abundance of children in the neighborhood, which sold me instantly.
Our experience with Ryan Homes has been excellent. Nichole has been a great resource as our sales agent, guiding us with the best options that will increase our home value long term and thinking differently about options that we wanted that she said may not be worth it. For example, we have a one-year-old who will be potty training in time, but I am 6'4" and wanted the taller toilets. She advised against that as it would make potty training harder on a higher surface. As a sales agent, she could have easily upsold me on that, but she helped me consider what was best for my family!

My fiancé and I are purchasing our first home through Ryan Homes at Laurel Glen. We stopped by on a random day with no expectations and were lucky enough to meet Evelyn! From our first neighborhood visit to ultimately sitting down to make selections and signing off on our new home, she has been amazing! She’s cheerful, patient and an amazing communicator. Best of all, we did not get a “sales” vibe at all. We still can’t believe how no-pressure this process has been.
On top of an amazing experience with Evelyn, the floor plans for this community are beautiful AND affordable. The community is so clean and inviting. There’s a Publix not even 5 minutes away in one direction and a shopping plaza (with a TJ Maxx!) 15 minutes in the opposite direction. We fall more in love with this place every day and can’t wait to move in!
If you’re on the fence, just stop by and see Evelyn. We could not recommend her, Ryan Homes, or this community enough!

We could not say enough good things about our experience with Ryan homes. This is our first time buying a home especially a new build and our sales agent Nicole Siana was wonderful going through all our options and non negotiables to help us find the best floor plan that fit our budget and all our wants. Jenny Quartararo from NVR mortgage was awesome as well. She went through all our different options for financing and what fit best in our budget. This community has been nothing but welcoming already just driving through and getting out to see our lot the other neighbors are always waving and smiling. There are so many kids that makes it 100 times better knowing the kids will have other kids to play with outside. Do not let the horror stories you read online steer you away from Ryan homes because we heard them too before but it has not been anything but wonderful!!

What started as a random click on a Facebook ad, turned out to be one of our best decisions ever: A visit to Regents Glen Villas, and our introduction to Josephine.
Josephine greeted us warmly, introducing herself and invited us to tour the gorgeous villa. We immediately loved the open floor plan, spacious kitchen, and first floor primary bedroom and bathroom.
What struck us as extraordinary are all the exceptional details which are included in the standard package! Tasteful, doesn't even begin to explain the extra touches making this "Caroline" layout the perfect future home for us.
We have been searching for a perfect landing spot to call home, and I am thrilled to say we have found it. Within one day of meeting Josephine, we chose our lot, and all of our plans for our future home.
This is the seventh home we have purchased in our 37 years of marriage, and Josephine is by far, one of the most exceptional, knowledgeable, and professional realtors we have had the pleasure to deal with. Buying From Ryan Homes was a great experience and one of major reasons why it was a great experience was due to Evelyn , When we first walked into the model home with our realtor we met evelyn and she was very nice , upfront , honest and knowledgeable. We ended up having some issues with our realtor where he didn’t want us to buy the home that we really loved and we thought the market price was fantastic for what we were getting especially with the neighborhood looking great compared to other ones we looked at , so we ended up dropping our realtor and almost lost faith with buying our first home until Evelyn stepped in and gave us that confidence to continue our journey to getting our first home , she promised to help us and support us through the process without us having our realtor and she really held up to that promise , when we were denied by NVR , Evelyn still gave us confidence to keep going and gave us a secondary to option to try with a lender that partners with Ryan Home/NVR so we could still get the closing incentive, and it ended up all working out just as Evelyn said.Evelyn Also kept us up to date on every that that was going on and she was very communicative ! ,WE ENDED UP CLOSING ON OUR HOME 2025! This is our first home-buying experience and we are so glad we went with Ryan Homes. We originally planned to buy a Willow at Hammock Reserve, however, we booked an appointment with Evelyn, our sales rep, to see Laurel Glen as a second option. Evelyn explained everything we needed to know about the Willow and the community. She was friendly, knowledgeable, and not sales-driven in a pushy way. We are currently renting and things have been progressively worse, she took time to listen to us ramble about our situation and explained that Laurel Glen is a community that strives for excellence and guaranteed satisfaction. The more we talked, the more excited we became about building our home at Laurel Glen. We started our home-building journey in October 2024. The house is being completed on time, and we get photo updates every Thursday that show how the house has progressed. Scott, our project manager is great. He has done a great job explaining the timeline, what is left, and how close we are to the finish line. Even though the sales part of the process is behind us, Evelyn has kept in contact to see how we are doing. She has also sent us pictures of important milestones. We appreciate them so much, they are passionate about their job and it shows. They are the reason why we decided to build our home at Laurel Glen.

Wanted to give a shout-out to our Ryan Homes Warranty team- especially Brandon. We have been in our Ryan Home for 8 months now. Every time we submit a warranty repair- Brandon calls pretty much immediately and follows up after someone comes to fix any issue. It has been a very pleasant surprise as we are usually used to warranty requests taking a lot of time or being denied. Thanks Brandon for your hard work!

We just moved in to Fost 2 weeks ago, and so far it has been great! From the sales process with Anna, to the building process with Nolan, everything went very smoothly. Nolan kept us updated on our build, and answered any questions we had. They even send you weekly pictures of your house being built! I'm glad we went with Ryan Homes instead of the other builder.

I had an impeccable experience with Jameson Ewing and Maxwell Miller. They both went above and beyond throughout my buying and building process.
Maxwell was my Sales Representative. He was incredibly straight forward and honest throughout the entire buying process. I truly felt like he wanted me to be in the right home for my needs and budget. I was truly confident taking his advice and recommendations in building and customizing the home. Having seen the final product, all of his advice was perfect.
Jameson was my build project manager. He did an amazing job describing every technical detail of the build process, utilities, and warranties. He kept me updated with pictures and videos along the entire building process. He showed me a build calendar so I knew the schedule for everything and managed to complete the home within 3 days of the projected date despite storms and winter weather! (For reference, most builders need a month grace period between the projected date and actual closing date.) He gave me great advice on how to maintain my home once the build was finished as well. After I moved in, Jameson assisted me in setting up and using my warranties.
Ryan Homes delivered as promised. My home looks and works great. Thanks to their closing cost assistance, I ended up with a higher quality, higher value home than I could have afforded otherwise, not to mention it's brand new! The community looks beautiful. There are two dog parks, (one for small dogs, one for bigger dogs), a pool, a small gym, and a children's play area. I highly recommend Ryan Home, and more specifically, I highly recommend working with Maxwell and Jameson!
EDIT: I was running with my dog in the neighborhood and all of a sudden my dog started limping. She injured her paws during the run. We had just run over 2 miles and I was exhausted. I struggled to carry my dog back home, but passed by the Ryan Homes model house. I knocked on the door and Jerry, one of the sales associates there, let me put my dog in his truck and drove me home. When I offered to get him a bottle of whiskey as a way of saying thank you, he humbly declined. My dog and I am incredibly grateful to Jerry for helping my injured dog.

I had a very good experience working with Mike Hegemier. Mike was very helpful and guided us well throughout the process. The best thing about Mike is, he’s very transparent in explaining all the details and showed us all the possible options in selection of lot. He always responded quickly to any questions I had, making the entire experience smooth and stress free. I really appreciate his patience and dedication, I highly recommend him.
Coming to Ryan Homes willow hills, we felt it’s a good community to be part of, mainly after seeing phase I and Phase II houses. We were late in the game to buy one in phase II but finally we were able to buy in phase lll…..
We signed the paperwork and are very excited…

I finalized the purchase of a Ryan Home in mid-December of this year. My experience with the Ryan team was exceptional. The team members I worked with included Glenn Fookes (Sales Manager), Nicholas Coletta (Project Manager), and Sadie Helvig (Loan Officer). The team facilitated the process remarkably well. They were consistently available to answer my questions even on their days off; for instance, Glenn responded to my calls and queries when I unknowingly called him during his time off. Glenn also checked in with me regularly during the before and during the building process.
Once the home building process commenced, I seldom had to inquire about the progress as Nick diligently provided regular updates. He was outstanding, and the photo circle app he utilized for communication addressed any queries I had. I only visited the property for the pre-drywall inspection and did not need to visit again because the photographs were exceedingly detailed.
Since NV Mortgage was unable to fund the purchase, they referred me to another lender who also performed admirably. Although I had concerns when NV revisited my application a couple of months before closure, everything ultimately resolved satisfactorily. I will provide recommendations regarding that matter below. Overall, I am very excited to create new memories in my new home. Thanks to the Ryan team!
Recommendation: NV Mortgage should inform potential buyers that they may need to reapply with NV even after an initial denial, to reassess any changes in their circumstances. This is particularly important when there is a risk of losing the seller credit if the buyer does not comply. Terms and conditions should be disclosed both verbally and in writing. My issue with the loan process arose when NV recommended me to another lender offering better terms, only for NV to require a reapplication a couple of months before closing without prior warning. This process was nerve-wracking and frustrating. Improving communication around the loan application process would be beneficial. On a positive note, other sale managers, Ms. Sandra and Jenny, were very helpful in getting my documents scanned and or copied to the loan officer. Sadie maintained an exceptional level of professionalism and calmness during my frustration with NV revisiting the loan process, and Glenn provided reassurance and assistance throughout the entire experience.

We recently moved to Crossings at Silver Lake. Because this development is a “new build”, it was quite a lengthy process and I’m sure our anticipation and anxiety in moving into our new home had a lot to do with it seeming to take so long. The one individual who made the process easier was our Project Manager, Matt Prang. This man was”ON IT.! What I mean is … he returned all calls, he answered all questions, on a weekly basis he sent us photos of the progress of our home from the ground up (without missing a week). Even after we moved into our home, if we called him with any issue, he would make sure it was handled and follow-up to make certain we didn’t need anything further. I know that contacted him a lot, but he never made me feel like I was a bother ( even though I felt like I was). In addition to Matt being professional, knowledgeable, and thorough, he is personable and very friendly. He is the type of person who makes sure that all his T’s are crossed and I’s are dotted. (I secretly think he’s a perfectionist!). At any rate, my husband and I have thanked God for Matt Prang on many more than one occasion. He is definitely a “stress eliminator!” Ryan Homes is lucky - - no, blessed to have Matt Prang on their payroll. In fact, give him a raise … he deserves it!

Working with Loren has been such a true pleasure! She is beyond patient, extremely helpful and truly has her clients best interest at heart. Being that we are doing everything out of state Loren has been beyond helpful in answering any and all questions we have and even accommodated by getting us MANY pictures and videos to help clarify things. She is also respectful in the sense she did not come off pushy or make us feel rushed at all in any way. This has been a long journey of house hunting and Loren was truly one of the (very) few realtors that we’ve come across that didn’t seem like all they cared about was making a sale, and that was really important to me. Maxwell- from our first interaction gave us so much confidence which in turn gave us the encouragement to move forward with the process. Maxwell was friendly, down to earth, very knowledgeable and highly responsive throughout the process from day one up until the day we closed on our home! His calm yet charismatic personality really eased a lot of my nerves - and he did so with soo much patience!!! I am so glad we had the opportunity to work with him , it really made all the difference!
Tyler- I love that he was very informative and gave us the insight to work on a few things to allow us to make home buying an option for us.
Jameson- Very friendly and knowledgeable. Communicated regularly with us throughout the process and gave us all the ins and outs of our home. Any issues/concerns brought up by myself or realtor were promptly resolved. We love our home!
UNFORTUNATELY the underwriting process with NVR settlement was not pleasant and initially took away from what was such a positive experience as a first time home buyer. By the grace of God things worked out in the end - but there are a lot of areas for improvement especially with regard to communication, transparency, and overall client experience.
The community gives a very tucked away resort feel that offers a lot of amenities! I really enjoy the walking trails and I am excited that they will be building a playground for small children!!!
Overall it was a rollercoaster of an experience- but thanks to our realtor Demetrius our sales associate Max we are happy to say it was all well worth the ride !!! ❤️

I normally don’t like to write reviews; however our experience with Rayn Homes at Parq, has prompted me to do just that . We visited the sales office with our Realtor and Trista greeted us with such enthusiasm and excitement. We truly enjoyed her presentation and thoroughness . She didn’t hesitate to answer a thousand questions that I had not to mention my wife’s. We had recently lost our home to a devastating fire and we were looking for a fresh start. We felt right where we needed to be. We brought our home that day. Trista has been amazing throughout the process. Of course, before our closing, I met Brian during many of my unscheduled visits. He has been very supportive, helpful, and professional. He took us through the process of final walk through and went over everything. I'm absolutely excited about my new home in Saddle Creek! This stunning neighborhood exceeds my expectations. Conveniently located near I-95 and downtown Fredericksburg, it offers the perfect blend of tranquility and accessibility for my family and I in Virginia.
The homes here are beautifully designed with modern open floor plans and exceptional craftsmanship that my kids also love - I feel it will be a great home and neighborhood for me to raise them in.
What truly stands out is the sense of community and welcoming atmosphere that resides in the air.
I highly recommend Saddle Creek to anyone seeking a comfortable, convenient, and community-driven lifestyle. Saddle Creek is truly a gem in Fredericksburg!

6 October 2024 UPDATE: We were finally able to close on 30 SEP 2024 and moved in on 2 October. I am updating this review from 1 star to 4 stars, as the Ryan Homes Production Supervisor, Mr. Brian Acrin, has been good to work with in addressing some of our post-move-in issues and concerns.
13 September 2024:
Military Buyer Beware! It’s 13 September 2024 and me and my family of 5 are close to the 17 September settlement-date for one of the large condo (not townhouse!) end units. However, NVR Mortgage Finance—a subsidiary of Ryan Homes—has not yet obtained the Veterans Affairs condo approval for the unit, due to NVR Mortgage requesting a VA condo approval on 3 SEP, without requesting for a specific “rush-approval.” Therefore, the VA had provided them with the standard 1-3 weeks decision timeframe that the Ryan Homes builder did not take into consideration when proposing the 17 September close date, as a late September or early October settlement date would have been more appropriate…Note that, if we don’t get a decision from the VA today, then there is a high likelihood that we would need to push back the settlement date AGAIN, since it was first pushed back to 17 September from the original closing date of 5 September, which I’m going to safely assume was again due to a lack of communication between the Ryan Homes builder and NVR Mortgage. (I will also file an official complaint with the Department of Veterans Affairs, as their VA Loan Guaranty office constantly fails to pick up phone calls during their regular business hours, whenever I tried inquiring about the VA condo approval.)…1-Star for now, but if Ryan Homes and NVR Mortgage find a way for me to Settle on 17 September, then I will consider posting a follow-up review that might be worth up to 3-Stars to give them an average 2-Stars out of 5. Based on having to beg my housing office to keep me and my family of 5 housed; having to change the service dates of the movers and the cleaners; having to change my leave dates; and the resulting loss of productivity in a military position that affects our national security—all due to the lack of coordination between multiple parties—I would give all parties involved a 0-Star rating, if possible. Again, Military Buyer Beware!!!

I don’t often leave reviews unless I’m especially pleased or especially disappointed, but in the case, I am beyond pleased with every single detail of my Ryan home at Timbergate.
You see so many horror stories about large builders these days and I have personally seen houses from other big builders that my friends and family have bought that are just terrible quality, but that is not at all what you are getting here. I did a lot of research and did see some negative reviews on Ryan homes in other states, but Lowell, project manager in charge at Timbergate, made sure that is not the case here.
I was absolutely blown away by the quality of the work done at every step, and for the price you absolutely cannot beat it. The quality of the materials and the craftsmanship is seriously without rival in this area. I have seen so many houses by other large developers and even custom builders and nothing even comes close. On top of the phenomenal build quality, they really do an amazing job on the customer service side. They are so attentive to your every concern, despite having so many other houses to build.
Lowell and Terry were both great and if you are looking for a house in this area in the $280k-$400k price range, a Ryan home at Timbergate is seriously your best option.

Laura is very knowledgeable and is such a kind spirit. She doesn't pressure you into anything and consistently checks on you during the whole process. She genuinely cares for you!
Bryson our project manager is also very knowledgeable at what he does. He was such a joy to work with! He listened to any questions we had and any minor issues that arose, he immediately took care of them.
We used NVR Mortgage (Ryan Homes Lender) and their communication made the loan process enjoyable. They were quick with responses and never let anything lull.
Buying your first time home sounds intimidating but it was anything but that with the amazing team we had. I recommend using Ryan Homes and NVR!

We started our process in January of 2024. We walked in the office at Linden Park after exploring Arden Woods Estates. We ultimately decided on Linden Park over Arden Woods due to price and location. When we first walked in and throughout our experience, from start to finish thru beyond, Michael Johnson was our go-to man. His patience, communication, and just all around attitude helped the process go as smoothly as possible. When we had questions, even when he was off, he never hesitated to answer. And when he did not know the answer, he helped us get to where we needed. After we started our building process, we were assigned a Project Manager; Charlie Mason. And in true Ryan Homes fashion, he was just as great as Michael. We could not have had a better team during this process. Both Michael and Charlie were there every step of the way. I know that I probably text or called a thousand times with questions or changes to our home, and without missing a beat, both or either one of them had it all covered. I appreciate their patience and assistance thru the entire process. We have our forever home and it was a stressful, but awesome thanks to them, experience. I want to also give a special shout out to our loan processors Clay McClamery and Jessica Lister with NVR. Thank you Ryan Homes/NVR for everything. We love our home! 10 out of 10, would recommend.

I love when new neighborhoods cater to more than just the home. There is a pool, dog park, sidewalks and a community center. I just wish the homes had larger driveways to accommodate more vehicles instead of apartments style parking.

Had a really good experience here with my wife. We was worry bout our credit and when some of the other builders in the area basically didn't want to talk to us once they found out I am an independent contractor truck driver and with Credit Karma saying my credit score was low, Andre sat us down and taught me about credit Karmas inaccuracy and gave me some great information on how I can bring my score up and gave us an estimate on our future first home vs renting and what we would need to bring to the table for house deposit. We appreciated the time spent even though we weren't in a place to buy right now, he put us on the right track which is what we needed. When we get our lives together we will be calling him!

My wife Micah and I discovered Ryan Homes at Cedar Hill Townhomes during a search on Zillow and scheduled a meeting with Bobby Griebe. We went in with so many questions regarding the difference in buying a new construction in contrast with buying a resale and Bobby, Danny and Max all answered every question in a straightforward, professional and cordial. We felt right at home during our tour of the Ballad 1-Car Garage model to get a rough feel of the energy of the home--although we were interested in the Mendelssohn 2-Car Garage home type. Between the layout and space being what we were looking for as well as the thorough explanations we received in terms of building and costs, we were putting down our good faith deposit on our very first home! You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

My Fiancé and I are first time home buyers. From the moment we toured the model homes to settlement day it has been a great experience. James was our sales rep we worked with and Rob S. was our project manager.
Our whole experience was great! I had a lot of questions through out this and I would text Rob right away, he shortly after would give me a call to explain further in depth on what was going on and answering any questions i had. I never felt in the dark about anything and Rob always kept us up to date about everything and what was going on.
We would visit our property just about every weekend to check the progress. If i had a problem or concern about anything I would bring it to Robs attention the following Monday. I can confidently say that 99.9% of the time Rob already had it on his radar and had something in place to get it fixed. At the end of this process we had our final walk through and we didnt like the way the carpet looked in the master bedroom. Rob had guys in the next day to get it fixed, after that he let us know he wasnt happy with the way it looked so he had them rip it all out and replace it. There was other small things that came up but rob made it a priority to get it fixed and update us on whatever the problem was. That is what makes him such a great PM. He really pays attention to detail and goes above and beyond to make the buyer happy.
This has been one of the easiest processes we have done. I am very happy that we went with Ryan Homes and had the team we did to get us through it. We couldn't be more happy with our new home!

We purchased a townhome in November 2023 and first met our sales representatives Samantha and her knowledge and customer service was remarkable. She kept us informed with every step of the townhome and was a great asset. Next we met our loan officer Keagan and he was very personable, professional and was always in touch with us explaining the loan process and all the options that were best for us, just a great guy.
Ben our project manager was great by keeping us informed on the status of our townhome with videos every Friday, what a great experience to see our home built from the ground up. We love the area and feel of community that Ryan Homes has created and are now in the process of purchasing a single family home. So this is an addition to my husband’s (Glenn Schaffer) review of a few weeks ago. The construction on our home started on December 20th and OMG are these guys cooking, lol……… He told you about our salesman Michael Johnson already and how incredible he was…….well, he still is! Most salesmen walk away after they get the sale, not Michael. Michael has been in constant contact with us and has responded to every question and request that we have asked of him. He is truly amazing and is a huge asset to the Ryan Homes company! You listening NVR/Ryan Homes? Then, we had our pre-construction meeting. Just when you think they can’t come up with anyone who can stand toe to toe with Michael and Sierra……BAM, in comes our production manager Bennett Howard and our asst. production manager Kevin Cook. I don’t even know where to start or if I can adequately articulate how incredible these guys are. Bennett is wise beyond his years! He a young guy who possess the customer service skills of someone twice his age. He is attentive, concerned, able to listen to our needs/wants and put them into place for us. We have added to the construction numerous times since we signed the contract and Bennet has gotten everything put in place, no questions asked. When Bennett went on a short vacation, in steps his asst. Kevin and he didn’t miss a step. Like Bennett, Kevin was there for us to answer questions, guide us along with what the crews were doing and made himself available for anything we needed. Our experience so far with Ryan homes has been exemplary. It is impossible for them to have done anything more for us than they have done, so far. We have owned 4 homes already, so this isn’t our first go around although it is our first new construction home. If you are looking for a beautiful, affordable, quality built new home in an incredible development, you just found it! Come on down and be our neighbors! We are so excited……we can’t wait! We were originally looking to move around June or July of next year and didn’t really want to purchase anything now because we felt the interest rates were a bit high. I had the best experience building our home. First person we met was Danielle who was our sales rep. She truly made the process such an ease, and was always available for questions and concerns. She went above and beyond for us time and time again. We worked with Melissa from NVR who was patient, and so educational. She reworked numbers for me a million times, and never made me feel like a bother. Last but not least, our PM Dan was a dream. He may have hated me for how much I didn’t know and he had to explain to me, but he never let on. What should have been a stressful process he made so much fun. I honestly wish I was friends with all of them, because the process was so enjoyable and they all played such an intricate part in such an important moment in my family’s lives.
When we first came to Ryan Homes we thought we were ruling it out of our process of buying our forever home. I am so glad we did it. Our house is everything we dreamed of and more. Our daughter is happy, our dogs are happy, and we couldn’t ask for more than that.

Ok……where to begin: well, so far if I could give 10 stars, I would! I had an appointment on day 2 of the Linden Park opening with Michael Johnson. (I couldn’t get down there on day one) We ended up arriving early and Sierra greeted us at the door and welcomed us in. We were introduced to Michael and, without hesitation he said he was available and we got to work. We spec’d the Stapleton model and Michael spent an enormous amount of time with us, getting it just the way we wanted it. He then went above and beyond (along with Sierra) to get us the property that we wanted for our house. (That was no easy feat and any lessor person(s) would not have been able to accomplish what they did). Michael has been in constant contact with me answering any questions we have, keeping us updated on any changes, amendments, etc. AND, has treated us in the most professional way that I have ever seen. It feels like we have known him forever. He also happens to be just a really nice guy. We couldn't be happier and we are so excited to be building our new home in Linden Park. The finance person for Ryan explained everything in great detail and always asked me and my husband if we had questions. First and foremost, we were very pleased with the location once we realized it was just off Richie Highway, where there is tons of things to do and very convenient. The community is tucked in its own area, which we loved. The homes looked beautiful and the model homes were great. We met with Houston who was a ton of help! Most new construction communities will have you walk the models by themselves, which is totally fine, but we appreciated that Houston was there to answer any and all questions we had as we walked through the model homes. He waited at least four hours until our realtor was able to come by and see for herself and ask any questions we weren’t sure to ask. So five stars for Houston and five stars for Cedar Hills!!

While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

Ryan homes is building our dream home and our Sales Rep, Charlie Enman has helped us every step of the way. Charlie is upbeat, professional and knowledgeable.
Whatsmore, he is genuine. You can not pay for that.
My husband and I are first time home buyers and EVERY question we asked Charlie, he had an answer for.
He didn't have to "get back to us" about anything because he knew the answer for every question. (...and I ask ALOT of questions!)
Also, we were never rushed through a question. This patience and knowledge was integral to our long term & detailed decisions.
I would assume Charlie goes through this info every day, but he was genuinely excited to share each feature with US thoughtfully as compared to other builders that seemed robotic.
Charlie never left any room for interpretation when it came to numbers and put no pressure on us.

Ryan Homes at Lakewood Park in Deland has been amazing from start to finish. Let’s start with the Sales Department. Thovas was amazing. He worked with us with everything we wanted in our new home. If fact, he would send us pictures every Friday showing us the progress on our house. Once the building started, our Project Manager, Brian Carter, walked us through the process of the construction. We even noticed some items that were missed before our walk, and Brian jumped right on those issues and got them corrected. Brian did a sensational job letting us know how the house was coming along and would also send us an update on Friday’s. Brian was transferred to another site, but the replacement Project Manager, Ross, was incredible. He went above and beyond our expectations. He was always one step ahead of my wife and I, catching every little detail even before we could. Even after our walk through, any issues we had found, Ross took care of these within a day. He was very informative of all the manufacturers and showed us how to get items taken care of if it was a manufacturer issue. In fact, we met Mike, the warranty guy, right after our walk through. Mike has contacted us a few times to make sure any issues we had were taken care of. Your Sub-Contractors that have come by to fix items have been great. Ross has been an absolute pleasure. It’s hard to find great people to work with, but the whole process from start to finish has been wonderful. We will definitely tell everyone about how pleased we are with Ryan Homes.

My experience with Ryan Homes was amazing. Jennifer made the transition run smoothly, even when I had issues that had nothing to do with her, she called me back for reassurance. My project manager kept me in the loop with weekly updates and even after I closed, he still responded to my texts and assisted me with questions I had. During my walkthrough, Carson was thorough and answered all my questions. My only negative remark was I wish the house was a bit cleaner before we moved in. There was still a lot of cleaning we had to do before we moved in. Other than that, our experience with Ryan Homes was amazing. We are now enjoying our beautiful home and we made it just in time for Christmas!

We had been looking for our next home for months without success. We needed
change. That is when we decided to consider new construction as an option. We arrived at the Stonington Community by Ryan Homes. We were greeted by Charlie Enman whom since day one was our best and most valuable resource. He was always available to answer my endless list of questions and put at ease my concerns. He is very knowledgeble and patient. Charlie certainly goes above and beyond for his customers. Without failure Charlie would send us weekly pictures of our soon to be new home's progress room by room. Tim Longarce; the Project Manager would also message me weekly with a photo followed by an updated of what was done that week and what was expect to be accomplished during the following week. He also made an effort to accommodate my requests when possible. They definitely stayed on schedule. Thanks to Charlie and Tim we were able to see our home slowly come together. We recently closed on our new home built by Ryan Homes. We are very excited to start a new chapter in our lives away from the City where we spent the last 25+ years. Phillip Austin has been our Ryan Construction contact for Briar Creek Estates. Phillip has done an amazing job for us as we walk through this process of having a new home built. Phillip is the consummate professional: As you go through this process you have many questions: He has always been quick to respond with the accurate information that we need. If he doesn't know an answer to a question he will find out for us. He also goes above and beyond his job responsibilities. We flew into Indiana and had one day to put our house under contract before we had to leave and he was working until 11:30 at night to get the answer to the questions we needed. We like that he gives us all the facts and his expert knowledgeable advise but he lets us make the final decision. We never feel pressured to decide one way or another. I happened upon this community during a drive through Port St. Lucie. We didn't have an appointment to view the model homes but met Seth from Ryan Homes. He spent over an hour with us going over the various floor plans. The homes appeared to be well built with quality materials. I like that the community is not too large, with a nice mix of homes. There are 3 builders in this community, so the variety is nice to have. I was also very happy to meet Seth, who is a representative at Ryan Homes, he was patient, professional, very accommodating and willing. He is always a text or call away. We have decided to go with them, as we like the floor plans and affordability. To date we haven't encountered any issues, but hopefully if any arise they will be dealt with swiftly.

A little over a week ago my husband and I were in Port Saint Lucie looking at some new construction homes. We called Ryan Homes and Jennifer answered. I told her that my husband and I were in the area and we were interested in new construction builds and wanted to know if she had any available she proceeded to let me know that she does and would be happy to assist me as soon as possible, from there I told her that we are on our way over. Once we arrived Jennifer greeted us at the door and let us in. She asked us a few questions and asked her colleague Seth to further assist us and show us around while she finishes up with a few clients. Seth immediately grabbed a packet and gave us a tour of the seagate floor plan and asked us our price range, budget per month and what are we looking for in a house. He then introduced us to the Doral. It was a rainy day but he still insisted on showing us the model home and even drove us over to the Spec home. The price was just right and the floor plan was exactly what we needed. Seth didn’t mind getting wet from the storm! He spent over two hours answering all of our questions and concerns. He knew we scared because this was our first time purchasing a home. The two hours that he spent with us and the details we received from Jennifer regarding the homes convinced my husband and I that we were at the right place! We left with everything we needed and even received a follow up call from Seth that same night. We decided to follow through with the process and now a week later we paid for our appraisal and ready to be home owners. Jennifer has been consistent with her communication as well as Seth. We recently purchased our new home so we are just in the beginning stages of the build and Kellie Ignelzi has been absolutely amazing. She has taken the time to sit with us and be available via phone calls if needed.
We are from New York and she has made this long distance stressful purchase go very easy. She has answered all questions and worked with my wife explaining all upgrades that she was interested in.
Being from out of town it has been tough explaining to our children and family the home and the neighborhood. She has been very easy to work with. We started our building process with Marlayna. She was so helpful in assisting us with what we wanted and was very realistic and honest. She stated we would be done building by Jan (we signed in May). Unfortunately, there were delays. We actually transferred to another home whose financing fell through and dealt with Kellie since Marlayna was on maternity leave. Kellie was extremely helpful as well and the process went smooth until close. Andrew our project manager on our new house was outstanding. He kept us up to date every step of the way from the time we transferred until we closed. He’s still helping with stuff post settlement. The community is beautiful and we have already met many neighbors and future neighbors! It is an extremely family oriented community and we couldn’t be happier to be raising our family here!

If we could get our money back, we would! Lack of communication from the Sales Rep Kellie to her supervisor Leah. We have reached out to Leah 3 times and no response. She didn't reach out to Kellie. Rocque just gave us a blanket excuse of why they're 3 months behind and said to use that excuse for any further delays. The only people who have helped is Steven from NVR and Mike, which is Rocque's Manager. Leah is unresponsive and unhelpful. Kellie has been deceitful and misleading. Rocque has no customer service skills.

**I wrote my original review a few months ago, when we had just started building. We move into our new home tomorrow. Ryan Homes has continued to exceed our expectations. Our hone is stunning, they walked us through every single thing, and we are so happy. Jason, the project manager has also been phenomenal during the entire build. I heard from friends who used other builders that we wouldn’t be in contact with the sales rep after we began construction. For us, that was not the case at all: Philip has continued to be in contact and work closely with Jason. We are so happy we chose to build with Ryan Homes! **
We have had a great experience! My husband and I were planning on moving next fall, and I had seen that Briar Creek would be opening a second phase, so I originally called for information on Phase 2. Philip assisted us and has been phenomenal. He has responded to all my questions in a very friendly, professional way. We ended up looking at the home, falling in love with the lots, and are building in phase 1. As it was not the timeline we expected I’ve had a lot of questions and he has never made me feel like any question is too small. He promised me from the get go he would do everything he could to help us build our dream home and he has absolutely done that. We are looking forward to continuing to work with him, then the project manager during our build, as well as our loan officer Seth, who also has been extremely helpful. Both of them have met with us at times that were convenient for us as full time employees with two little boys. We have had a wonderful experience thus far and cannot wait to be in our new home!

Working with Nate has been nothing short of amazing. My Husband and I are first time home buyers and he has been so helpful throughout this entire process thus far. My fiancee and I just started the process and it has been great so far! Cory was wonderful about walking us through the process from day 1. We were able to choose from a variety of options for our new house and Cory ensured we had all of our questions (no matter how small) answered before making any final decisions. Seth, from NVR, has also been very informative and helpful in walking us through the loan process thus far. Our build is scheduled to begin on June 15, so we will update our review later on, but so far we are very happy with the experience we have had with Ryan Homes and look forward to living in this beautiful neighborhood soon!

I am extremely pleased with my home buying experience at Timothy Branch in Brandywine, MD. My Sales Representatives - Anthony and Chris Carter (The Dynamic Duo Twins) are very professional, knowledgeable, and they walked me through getting all of the features and options that I wanted in my new home. I am very excited and cannot wait until the construction is completed.
My townhouse has a very modern, open and inviting layout for entertaining and for relaxing with my family and friends. The space and square footage is the same as a single-family home without all the yard work. In addition, the NVR Mortgage team Tabby and Zein are also a joy to work with and they guided me through everything that was needed for the loan approval process.
If you are looking for a new home, come checkout the Timothy Branch community. It is a diverse community for singles and for families and I will be your neighbor! Also, it is only minutes from shopping, great restaurants, the new Southern Aquatic and Sports Recreation Center and the Beltway. I also need to mention, they have the best home prices and value for your money around town along with excellent community amenities! :D

So far the process has been great. Cory is very responsive and always available to answer any questions. While we didn’t use NVRM for our mortgage, Seth was also always available for questions and very professional. We haven’t met the PM yet so nothing to say on him yet.

The project manager on the construction answers all of our questions promptly and keeps us informed of the progress. Update: We have lived here for a year now and we have encountered a few warranty issues and Ryan Homes has been very responsive to any concerns we have had and very quick to resolve them. I would call it exceptional service, far exceeding expectations!

The builder was on the phone with me since I am out of town and again went over all the details about the house before they start on it. I find that very comforting. He keeps in touch with me which is much better then the builder did that built my other home. Ed was also very helpful.

My husband and I drove from New York City met with John Farro, who is an amazing Sales Representative we looked a the model home one time and we signed the settlement agreement documents the same day. My husband and I have been looking at homes in Delaware since 2016 now house hunting days are finish.

Just checked out the single family homes. For $400K, they serve up a good deal: 5 bedrooms and a double car garage, plus den. Great location off Ritchie. They also have a few snazzy townhouses. This place will be a quiet and beautiful recluse. Well done Ryan homes!
