Searching for a home in this market is a nightmare! We searched for months on end only to be disappointed with every showing we went to. Finally, we came across Ryan Homes listing and instantly fell in love! Then, after visiting the model homes and other homes under current construction, the love only grew! I instantly knew we had to have the Versailles! THAT fireplace! THAT Open to Below! And, it’s a perfect layout with so much space! I must say that the choices we were given were perfect! It’s going to look custom and be over $100 less per square foot compared to over 30 other builders we talked to before finding Ryan. And done 6 months faster. They are responsible for making a dream home a reality! We are building a brand new home of over 4000 square feet for less than old homes half the size on the market right now! Shout out to Kathleen - Her enthusiasm about our build is awesome! I feel like I’ve known her forever! She responds quickly, which is important when making an important purchase! Also, Andrew with NVR Mortgage has been prompt and responsive, as well as super nice. Cannot wait for this dream to become a reality!

We have spent the last two years looking for a house that would meet all our needs. Existing inventory is either in really bad shape or extremely expensive with outdated and old school 8’ ceilings on the living level. So instead we focused on new construction. Only three local builders made a model with a floor plan we loved and was also 3800+sqft. Landmark wanted over $50k in lot premiums beyond the advertised price, Keystone was just beyond expensive for any upgrades and was using vinyl roll, laminate countertops, 30” cabinets, no appliances, tub and shower white vinyl surrounds, etc as the base for every home. That leads us to Ryan, and Summerset Meadows. This community is a steal when compared to other new construction in the area. Our model/floor plan had LVP, quartz countertops, 42” cabinets with crown, SS appliances, all bathrooms with ceramic surrounds for tub/shower, tankless hot water heater, and so much more standard. With Ryan, we went all out beyond those community standard upgrades and spent around 30% of our base in options. With keystone (.5 miles down the road) we were at 100% of the base in additional options. Even compared to other Ryan communities in the area, the lot sizes and the standard features are well in to the upgrade territory of other communities. The lead for this community, Kathleen, is extremely patient, knowledgeable, and friendly. We had originally looked at this community in December before deciding to cross shop a few other builders in the two surrounding counties. Here we are 3 months later deciding we had found perfect 3 months ago here, and Kathleen picked right up where we left off. She didn’t miss a beat, and remembered everything about us from our previous visit and communication. Don’t sleep on this community. It’s not well advertised (we found it on Zillow). But base prices are a great value $/sqft and full of standard upgrades, reasonable upgrade pricing, 1/2 acre lots, huge unfinished basements (many are available as walkouts if that is something you want), and more.
