We are very happy with our purchase and Jay Carlson was super helpful with the process from start to finish. He is very knowledgeable, patient and was understanding to our needs. This in turn helped us to make decisions on options that we were uncertain about. Our project manager Mark Hickman was also a very integral part of our process. He is fantastic with communicating and being available whenever you need him. Both Jay and Mark went above and beyond to make sure we were taken care of. I have enjoyed the process of getting a home built by Ryan Homes. I had the experience over 44 years ago in Annapolis, Maryland and I still own the home. I liked the fact their are cost effective and efficient at building a home. The home was well built and has served me well. I was excited to see Ryan homes building in Titusville nearby to a property I own. The sales agents Randy Harmon and Tommy Medwin provided great sales support during the purchase and build. They helped me get good terms on a cash purchase. The project manager Randy Shackley did an excellent job and communicated progress well. He was detailed oriented. The build quality was very good for Florida which is needed due to hurricanes. I watched as they built concrete block walls, steel reinforced, filled in sections with concrete, and anchored on top. They used a lot of good skilled subcontractors who did their jobs well, I saw the sheet rock and tile floor in progress. After closing when I needed a sliding glass door fixed, they replaced it promptly. I have used the new home for a few months and it is energy efficient. The build was efficient and organized. I am very pleased and bought another home which I plan to rent out. Great team work Ryan homes. Thanks

This was our second time buying with Ryan Homes, and we could not have had a more positive build experience with the Compass Point team. From our earliest conversations with Meredith, she worked with us both in person and remotely to get all of our questions answered about upgrades, build timelines, etc. We also absolutely loved working with our Project Manager, Nick. He was so professional and personable throughout the process. We loved all of the pictures and personalized videos that he would send to us through the app (mostly for our son to see and enjoy)! He even got our son a personalized little gift when we moved in, which was such a nice touch.
The neighborhood has everything we were looking for--a pool, close to schools and restaurants, and lots of families! We could not be happier that we chose Compass Point!

Our Family moved into Compass Point about 6 months ago, from out of state. Meredith, from the sales team, was so great from the beginning and set us at ease about moving to a new state and great area! Immediately when we saw the community, we knew it was more kid friendly than other neighborhoods we had originally been looking at. Nick, our project manager, was such a great help and attentive/friendly throughout the whole process. We had a very smooth process, and our timeline was perfectly executed! If you are looking for a family friendly community, we think this is the best around!

From the initial view on Zillow to going down to walk the models it was easy to set up. Once we got to Twin Lakes, Cheryl was so sweet and helpful, she showed us the Caicos model and we knew we were home. Cheryl made the buying process a piece of cake. I am very happy with my new home. It is very beautiful and better than I expected.
Even when some unforeseen construction issues arose, the team quickly jumped on the issue and resolved it to my satisfaction.
I spent a years scoping the market, trying to find the perfect house without being house-broke. I am so happy with my decision. All of my boxes were checked at Sawyers Mill with Ryan Homes- space, yard, 4 beds, basement, close to the highway (but quiet and safe), dog park, upgraded kitchen, walk in closets, open floorplans, etc.

We would like to state how awesome the services of Ryan Homes have been in delivering a very well-constructed home in a beautiful community setting. While all of the common areas are not yet in place the construction process happening throughout Brooks Landing is almost seamless. It has not impeded the enjoyment of our home.
The few issues we had at move-in - such as a missing blind, a loose kickplate on the dishwasher and other minor issues were all handled quickly. The home itself was everything we wanted and more. While we downsized from our home, we feel our new home has more room than we had before. It is brand-new everything and energy efficient and low maintenance.
Most importantly, our experience of buying a Ryan Home was made exceptional beginning with our Sales Consultant, Tom Medwin. The whole buying process for us was great from picking out the finishes and options with Tom, to signing the contract. Tom explained all of the great things Ryan Homes provides and all of the options. Tom spoke of Ryan's reputation in the industry and how due to the quality of the home that our Homeowner's insurance would be discounted based on the construction of the home. We paid thousands of dollars less than our previous home.
As far as the construction process, we were 3 hours away and we were very concerned that we would miss the process of seeing our new home built. I would now like to recognize Brian Bride, our Project Manager, he is AMAZING! He kept us informed by sending us videos EVERY FRIDAY during the whole process. We watched everything, the lot being leveled, foundation completed, blocks going up, framing, drywall, stucco, tile, electrical, and everything related to the construction. He walked us through every room, every week with an explanation of the progress from the week before.
Not only did we look forward to the videos each week, but we were also able to share them with all our family and friends all over the country. Needless to say, the experience of buying a Ryan Home was even more exciting as it was like we were there. So a HUGE THANK YOU to Ryan Homes and their extraordinary representatives - Tom Medwin our Sales Consultant and Brian Bride our Project Manager.

I’ve relocated several times throughout Delaware and I was ready to settle and find my forever home. After building 3 homes in Delaware and having used 3 different builders I was blown away by the superb service and detail Meredith, Meghan, Rylee, Nick and Laura provided. Meredith took her time and patience to ensure that my selections were exactly what I needed and was in love with. Meghan and Rylee made sure everything ran smoothly throughout the entire process and was always a text or phone call away. Nick sent progress updates since and was very accommodating with my schedule. Nick also checked in on us after we moved in to ensure everything met our expectations and more. Laura ensured a stress free closing and assisted with calls and all scheduling. Meredith and Nick promised that I would have a new home for the holidays and they fulfilled every promise that was made to my family and I. Having gone through 3 builders in Delaware and 1 in Maryland I would highly recommend Ryan homes and their team. I regret not using them initially when I first relocated to the state of Delaware. No builder or Developer is perfect but so far I’m satisfied with the team and their workmanship. Customer service is also very swift at contacting you back with any questions about your new home. When we discovered Landings at Bayside, the new townhomes checked all the boxes for what we were looking for in our new home.
We loved the design, interior choices and working with Jay Carlson. His extensive knowledge of the products as well as the building process gave us confidence as we made all of our selections. His friendly, calm demeanor is a perfect fit for new home construction and he was always available to answer questions from start to finish, and beyond.
Even though we live in the area and would drive by often over the time it took to build, we looked forward to the regular photos and updates we’d receive from our construction managers Andrew and Mike!
We love the location of our community, close to Assateague Island and Ocean City, MD as well as Berlin, with its restaurants, boutiques and activities.
In comparison to other communities in the area, our amenities are second to none! It’s given us the opportunity to meet neighbors by spending time at the pool and we’re lucky to have a beautiful clubhouse with fitness and game rooms!

First off, if you believe all the negativity on social media about Burr Oak and that discourages you from building a home here, you will never have your dream home.
Ashley, Taylor, and Jordan all went above and beyond for me in every step of the way. The communication at each stage in the process was phenomenal. I am one to ask a ton of questions and I was never felt as though I was a burden for asking. I can honestly say I had zero issues in the entire build process-and that is saying a lot! I have built a custom home in the past, and I cannot say the same thing. Jordan has even come to my house and done things for me outside of his "normal" job, just to help me out. Ryan Homes have really hired some great people to help develop this subdivision!
We are now in my dream home and we are loving it! I have zero regrets and I am so happy I chose to listen to my own experience instead of social media!

The entire planning, purchasing, and closing process was done very well. Stephanie was our sales agent and she was very helpful and very professional while assisting us with our decision to buy. Our project manager, Max, was outstanding. Max worked with us regularly during our build keeping us up to date with the progress of our home including weekly pictures. Max was definitely an asset to us for our first time building a new home. We loved the location and the selection of home plans and even the intreior selections were a fit. Kasey, whom we worked with from day 1 was awesome. We wanted a specific lot and when phase 2 opened up, Kasey reached out to make us aware and showed us what was available. The overall process was reasonable and the experience was positive. Both Kasey and Alison exceeded our expectations and they both deserve recognition. We still have a ways to go, but I'm confident in the process. If you can work with Kasey, do it.

Good afternoon Ryan Homes, my future husband and I have been searching for our new home together for several months. We have felt discouraged and very disappointed as to what was being presented out there. Until the day we came out to view the Twin Lake Villas. Upon entering we met with Danny Hunt and he immediately made us comfortable and began discussing with us what all this brand new community had to offer. Showing us all the outstanding features of each home and all the wonderful upgrades and wonderful features to be offered. Can I say we felt so pleased with Danny that we decided this would indeed be our new home and community. We are so pleased with Danny. He also took us for a walk and entered a new build taking us to the garage and then walking us through the Showcase home at all the great features of the kitchen. Needless to say because of his professional manner and his ease at answering our questions, I had a list of them we knew we wanted to sign a contract and join such a fine community. We are so thankful for Danny and Ryan Homes and their outstanding vision and using the best quality or to build this community. We are just starting to build our new home and are so pleased with the service we have received from Jenn Carter and Randy Frontera at Waller Mill Heights. We are planning a cross-country move and they have gone out of their way to be available for remote meetings. Emails and texts are answered promptly and it is obvious that Ryan Homes is an experienced business as the communication tools are in place. The information on costs was transparent and we were offered excellent incentives. We are working with Justin Caughell at NVR and he is excellent at walking us through our financial options.
While touring the neighborhood, we had an opportunity to meet several residents and were impressed with the friendly vibe in the community. We love the location and the convenience of access to Richmond Road and downtown Williamsburg.

I have lived at Hidden Village well over three years and I have no reservations owning a Ryan Home. Yes, we did have some warranty issues after moving in, but I will say the response to issues is quick and the warranty team including Hiram Coffey and particularly Mark Gruich, has been more than helpful, often going above and beyond just fixing the problem. Mark has always been informative, polite, and personable, but always performing his due diligence (Col 3:23-24). Hiram Coffey also has been honest and fair in regard to our issues as well.

The Sales Representative is Justin the Inside Loan Officer is Jordan and the Project Manager is Steve they all are friendly, welcoming and most importantly honest. I was very happy with my experience. Ashley, Chris and Adam were great to work with, super nice and responsive.
This is one of the better ran subdivisions of Ryan homes in my opinion, and my inspector said the same. I think that makes the difference when it comes to things being done correctly.
Main tips to note for anyone looking to build here:
-Get your own home inspector
-visit regularly
-the water pressure is about 30psi mainly due to distance/elevation to the tower, I found it fine for my needs but ask about this if you’re concerned
-replace the shower rods yourself and outside “splash blocks” with something more heavy duty
-they don’t insulate all of your garage, this was something I failed to realize till last minute and did myself
-get extra lights, outlets, Ethernet (don’t skimp on this because you can’t add more later from Ryan)
-mount your TV on the stairs wall, it’ll make your space feel so much more open
No builder is perfect, I was hesitant at first with Ryan being a large builder, but honestly for the price and ease of everything it was relatively very painless and issue free.

What can I say… Amazing home buying experience! From sales to finance to construction and “the few” warranty items; everyone has been extremely professional yet warm and friendly.
Cheryl Hoffman worked with us extensively on choosing the best homesite for our needs and addressing some particulars on timing.
“Woody” Woodyard is a truly competent, thorough and enjoyable project manager! His attention to detail and helpful attitude makes him a true pleasure to work with! He even arranged to have some of the optional outlets moved after installation to match our TV width. In this review, I simply can’t cover all the nice things he has done for us. Even after the turn over he is engaging and helpful; answering some questions about the home features. Without a doubt Woody has made this home buying experience the best we have ever had (this was our 3rd new construction home purchase)!
Zach helped in the early stages of our build and even though he was reassigned to another development; he came back to see us during our pre-closing walk through! Who does that!
Ryan “the mortgage guy” was very easy to deal with and made the mortgage process as easy as possible.
The closing agent; Leisel Johnson holds a special place in our hearts; she made everything smooth and easy!
Now about the home itself… This is our 2nd Ryan Homes house; this one is our favorite! Ryan Homes builds sensible, practical and easy to live in homes. With designs having features not all national builders are willing to throw in a home with this value position. The Barbados Isle is a very open and airy home; with plenty of light streaming in the windows. And our optional balcony adds a feature that will be a joy to use!
If you read this far; I highly recommend buying in this development! I know this wasn’t a custom build, but the staff sure made us feel like it was!

Michael Freshwater. This gentleman was so incredibly professional, HELPFUL, and patient with us. We live in south Florida and drove to Ft Pierce to look at new builds, we ran into Ryan Homes at around 5ish (I think half hour before they close if im not mistaken), we get there and notice that they only accept appointment only, so we started to walk back to our car, Michael was so quick to come outside, introduce himself and even though we didn't have an appointment still took the time to talk to us, show us some models and run some numbers and was very transparent. Even made a video thanking us for stopping by Ryan Homes. by the time we were done, it was past 7PM. Never did he complain, rush us, or had a bad attitude about anything. I really liked him and his personality. We are still a few months away from closing on a house, so I can't tell you what the closing process was, but if you are considering buying with Ryan Homes, please make sure to ask for Michael. I am confident that he will make the process go as smoothly as possible and answer any questions or doubts you may have from beginning to end. If a Ryan Home is in the cards for us, we will with no doubt be in contact with Michael in the near future.

Fortunately, I decided to try Ryan Homes, and my experience with Michael Freshwater was exceptional. He dedicated time to provide honest answers to my questions, going above and beyond to furnish me with all the necessary information and documents. He even accompanied me through the lots, discussing colors, cabinets, lighting, and tiles to ensure my satisfaction before the purchase process commenced. I’ve recently moved into my new home and honestly, I’m loving it! The experience itself was great. I used to work with a large handful of builders/contracts in the DMV area, and oversaw thousands of new construction projects. I worked with other National builders on similar communities, and I was really skeptical in buying a home in one. I’ve talked countless new construction home buyers off the ledge over the years. Rick, our sales rep, did an awesome job building value in the home. Dan, our project manager was amazing. He kept us in the loop on almost everything. Our pre-drywall walkthrough was solid, and the windows (which were one of my larger fears, were installed well). There’s a couple of things we missed on the final walkthough that Ryan Homes was more than happy to help fix for us (so far good experience w/o Th the warranty team). Some really small things we noticed in the carpet or trim we didn’t even bother to reach out about, because it’s hardly noticeable and everything else was done well. I’m really excited to see how everything is when the house settles, but so far, this was a fantastic experience. The team here at Bloom Village, is nothing short of great. From Rick, to Dan, to Samantha, Leslie and Rana at NVR, they made it easy. There’s only a handful of builders/project managers out here that I would trust and recommend, and Dan is definitely one. Cheryl Hoffman, Sales and Marketing Representative, Ryan Homes: Ms. Hoffman has been a joy to work with. I first met her during a new home walk through marathon. This was more of an education process for me because it had been over 30 years since I last purchased a home. I brought a friend along so we could compare notes following our walk throughs. I was most impressed with Ms. Hoffman’s professional presentation where she clearly covered the process of purchasing a Ryan Home at Twin Lake Villas without being pushy. She let Twin Lake Villas and especially the Barbados Isle speak for itself. On a follow-up meeting, Ms. Hoffman took me and my friend to the home site where she answered all our questions. After walking away from our last meeting where I signed the required documentation, I felt I was on top of the world.
Ryan Brockway, NVR Mortgage, Loan Officer: My friend and I met with Mr. Brockway to review the loan process and timeline with NVR Mortgage. Again, my meeting with Mr. Brockway was more of an educational meeting because of the length of time since last requesting a Home Mortgage Loan. Mr. Brockway very patiently reviewed the Mortgage Loan Process and clearly answered all questions we had. He made us both feel comfortable during our meeting. Mr. Brockway quickly provided follow-up emails to complete the Loan Process and within just a couple of days, my Loan Application was completed.
Andrew “Woody” Woodyard, Project Manager, Ryan Homes:
While my friend and I were meeting with Ms. Hoffman at the Model Home, we were introduced to Mr. Woody Woodyard. Mr. Woodyard just so happened to be in the area and Ms. Hoffman pulled him in to introduce him. Following our meeting with Ms. Hoffman, my friend and I spent about an hour walking through the Model Home and interrupting Mr. Woodyard with additional questions. Throughout our tour of the Model Home, Mr. Woodyard never appeared we were interrupting him and eagerly welcomed all our questions. We found Mr. Woodyard’s warm and friendly attitude contagious. Mr. Woodyard, just like Ms. Hoffman, was not pushy but welcomed all the questions we had.

My wife and I went there on Sunday (6/11/23) and met up with Michael Freshwater. Very accommodating, friendly, and willing to listen to your questions, concerns, and give you feedback on what you’re inquiring about. I also met up with Seth while waiting for Michael, another friendly gentleman who I saw walking with other potential buyers with a hands-off approach allowing people to take a tour without him next to you—just something I noticed, which to me is a great thing.
I’m still working to get my affairs (nothing to do with Ryan Homes) in order so I can make the move to the next step. Therefore if that is able to be done I will be posting another review of how it is to go through the process of buying with Ryan Homes. Key word is “if” in my last sentence.

My family & I went to Avalon crossing with Ryan Homes without an appt just to get some info and we walked out with a home purchase. Mr.Fresh was so nice he made time for us while he waited for his next appt to arrive . In that little time he showed us 3 models & gave us info on every single home & made number on each one til we decided on our best home for our family . He made us an appt for the next day & we picked our lot & our home 😁 So glad to have walked into Ryan Homes and spoke with Mr.Fresh . This has honestly been the best house buying experience. EVER. The purchase of our Ryan home is an amazingly great experience. Mike Freshwater our Sales Rep. has gone above and beyond what any home owner could hope for. His professional and friendly, supportive, and continues to be a tremendous resource as we settle in. We appreciated the thoroughness and expertise of Robert Uzzo, our loan officer, He guided us through the mortgage application process with great precision. He ensured that we understood the financial process, commitment, and requirements for an efficient closing. Robert Branch was our closing officer. He was excellent in communicating with us to ensure all our documents were signed etc. His assurance that we had everything in order alleviated anxiety. He made our closing a joyous day. Patrick Chance our project manager is par to none. It was easy putting our confidence in him. He made relocating easy, especially with his weekly updates which were personable as well as informative. What an overwhelming experience buying a home can be but when I met with the staff at Avalon crossing those anxieties did not exists. I worked with Seth and he was so accommodating and listened to what my needs were but also being very transparent and took me by the hand and explained everything in detail. Then I met Mike which I have to say knows his products and every knowledgeable. Robert was the so attentive and made things make sense to me. I never would of thought that I would feel so at ease in the buying process but this was all because of the customer service and team at Avalon crossing! These days good customer service is hard to find so I need to give these guys their flowers. Biggest thank you to Seth, Mike, and Robert for taking the time and really meeting me where I was and helping me along the way with the biggest purchase and decision I have made in my life. First, I want to say I had a Ryan's Home in SC. The purchasing experience was pretty good there. So, when I moved to FL, I wanted to find another Ryan's Home community. Avalon Crossing was the prefect location for me. The staff was pretty amazing from the sale repre(John T), project manager (Mike F), finance staff(Robert U, Caitlyn F, Robert B) these guys kept my financial business on track from the beginning to the day of settlement and much later to make sure I was satisfied. Update:,11/22/23 I wanted to update my review again because I cannot say enough about how fortunate my husband and I have been to have Brad Anderson, Production Manager from Ryan with us from before the time we moved in this year until now. He is the voice of reason and professionalism at Ryan. While we have had some minor disagreements with him he is very fast at returning our calls and text and always attempts to resolve our complaints timely and to our satisfaction. He always treats us with respect. Thanks Brad!
Update 5/26/23 my husband and I would like to give a shout out again to both Brad Anderson, Jim Diaz and Rose Halley. Also, at my last review, I forgot to mention Kyle Songer from NVR. He was a very professional young man and patient with us during the whole process. It has been almost 6 months since we moved in to our gorgeous ranch home and they continue to address any concerns we have with respect and professionalism and do so timely. That is important to us. There are lots left to build on so don’t hesitate to consider this location. You won’t regret it!!!
4/2023: I can’t think of better people to work with than Rose Halley and Jim Diaz and especially Brad Anderson from Ryan. Brad’s the best. While we had some challenges during the building process and after we moved in, our concerns were always addressed to our satisfaction. It was a pleasure working with them! From the moment Teresa Rehm signed us to a contract until present everything has went smoothly.Teresa was so nice to us answering all of our questions and getting us prepared for what came next. Introducing us to our project manager Jordan Harrah, I can’t say enough about Jordan to due justice but I’ll try! from the very first day he told us everything that was going to happen in the next 3 to 4 months detailing everything and explaining when we had questions and what his expectations was concerning the construction and how he would take care of any concerns we might have along the way. Everything got done beautifully but there was a few things that I brought up , the storage space in the garage had chipped drywall along the bottom seam when we mention it he said that it’s an unfinished garage and that’s standard and I said ok I’ll get a piece for it when I move in the next day he called us and said he went ahead and put a trim piece there for us which was great. He recently told me he was having his drywall guy cut a piece and install it at the bottom of my basement stairwell that I was concerned about that’s just a few of the things Jordan has done for us that he wasn’t obligated to do sending us pictures every Friday of the progress while our home was being built which we were very excited to see every week the final walk around and helping us with the warranty process . We couldn’t have asked for a better construction manager than Jordan he is such professional when it comes to his job but he also is a great guy to get to know I’ve enjoyed talking and dealing with him he represents Ryan Homes very well and we are very excited and happy with our new home thanks to everyone it’s a beautiful community and we would recommend buying a Ryan home 👍 I also want to give a shout out to Kyle from the home warranty department that went above and beyond by showing up at my house to make sure issues that I had were taken care of very professional and very nice I appreciate all you did Thanks

We bought a home in Sawyer’s Mill and are so happy with the purchase. Bought the home in October 2022 and moved in early March 2023. Stephanie (sales), Ann (affiliated mortgage officer), and Jordan (project manager) were all great and professional to work with. They answered all of our questions transparently and made the whole process of a new build enjoyable. Jordan was awesome in giving weekly photo updates of what was happening that week and what the next steps are. He took extra time to show us the house before moving in and giving tips and tricks for maintenance. I would highly recommend working with Ryan Homes at Sawyer’s Mill!

When we visited the Compass Point site our first impression was "WOW" the entrance feels like a resort. Then we met Nikki who is professional and showed us beautiful homes. We made an appointment to just look one day and ended up buying an house! Our project manager Michael gave us updates and pictures weekly which made it even more exciting to really see the process as it was happening. Our NVR staff Amy and Elisha were always available for any questions we had throughout the process and were super helpful. Wanted to wait until my 1st year was complete in order to offer a comprehensive assessment. Certainly, it has not been a perfect experience. There have been some issues along the way, but I have to give kudos to two individuals who have been extremely helpful throughout this process. 1.) Our PM Brian was awesome. He followed up every week with updates. He worked with us and the feedback from our inspector and addressed the issues accordingly, 2.) Ron the Warranty Manager is fantastic as well. He and his team has been quick to address issues that we have had, most of which he has personally come to help address!!! I also want to say the neighborhood is awesome and the neighbors are great. It’s going to be exciting to see how all of the young people grow and build memories in their new family homes.

So far so good. Everything was easy so far and very pressure free. They really try to tailor your needs without upseling you. Keegan is a fantastic liason to you and your new home. I want to take the time to say how great this whole experience has been thanks to the wonderful people we worked with at Ryan Homes. Yes, the house turned out great and was done in a very timely manner thanks to some really good weather. But any move can be a stressful experience, but working with Rose in sales, Andrew our project manager, and Josh at NVR made this a wonderful experience. Building a good product is one thing, but having wonderful people to interface with is hard to find in todays business word. They carefully walked us through the whole process from picking our home and selecting our options, the financing and closing, and the construction. They made sure we were comfortable with the process, all our questions and concerns were addressed in a timely manner, and they were always very much on top of things. They weren't there to just sell us a house, they were there to help us and make this a pleasant experience. Ryan Homes is lucky to have them as the face of their corporation.

We loved all the models there as it gave us some idea of how our furniture will fit into our new home. He often communicated with us in the evenings and on weekends. The Home Building Experience with Ryan Homes was very successful due in large part to Jason.

This was our second Ryan built home. The first experience was in 2003. This time it was night and day compared to the first home. Ryan homes has gone above and beyond with our new home. My wife and I couldn't be happier. From the salesman Josh to the project manager Chris our build went very well and would definitely recommend Ryan if you are considering building a new home. I am VERY happy with my new home. It's been a few month and, like with any new home, there were some hiccups along the way but overall, extremely pleased with how everything turned out.
The team at Ryan Homes is awesome. My parents previously bought with them many years ago so it was nice for me to be in their place this time around.

I am very happy with my new home at Compass Point and I had a wonderful experience from start to finish. Tyler, my salesman, was excellent. He really knew his product. There weren’t many questions he couldn’t answer but when there was something he was unsure about he did some research, found the answer and got right back to me. He is extremely knowledgeable, very professional and I enjoyed working with him. Corey, the project manager kept me informed every step of the way from the time they broke ground in January until completion. He sent weekly photos and updates and was always available to answer my questions. It was a pleasure to work with him. Best of all my home was completed right on time. I have friends that contracted with other builders in the area and their experiences have not been nearly as good as mine.

In February of 2022 I put an offer in on a home in Durham and there were 39 other offers. After that, I knew that bidding wasn’t the route for me and wanted to do new construction. My agent and I stopped by Courtney Creek and after meeting with Jack, we learned there was NO BIDDING, several lots to choose from in the $400k range, and it was located close to RTP. Jack also welcomed my dog Koda, provided him with a water bowl, and gave him treats! On an even sweeter note, his partner came by with their own dog and took both dogs for a walk while Jack and I discussed details on my new home. This is my first time buying a home and I couldn’t have asked for a better initial process!

As a new home buyer/owner we were looking at all options. We preferred to build instead of buying a used home for our first home. However, we were a little nervous to say the least based off what we have heard from friends and family who have built homes. We had been a few local builders and to be honest we almost gave up on it. This was due to the build length of time, the amount of meetings that would be needed, the feelings of being pushed off as not needed or cared about whether we bought a home from them or not.... Then we made a last minute stop at Ryan's Homes in Franklin/Middletown. We showed on up on a Saturday afternoon, just to look around and check out the model home expecting there to be no time for us as we had no meeting scheduled. When we arrived to the model home we met Keith. Keith was free and walked us around the model home answering questions, asking questions, and taking time to explain options for us. within a short period of time after speaking with Keith and getting all of our questions answered we were sold! We didn't have to schedule another meeting to discuss our questions or concerns, we didn't need a 12 hour meeting to discuss upgrades, we didn't need a meeting to talk about finances or loans. Keith was able to take what appeared from our builders to be a 2-3 month process and completed it in our first unexpected walk in visit. He did not pressure us into anything bigger then needed, or unneeded upgrades. Which was amazing! He obviously spoke about them and explained how they work, but again did not try to shove in our package to get more money from us. All in all within 2 days and less then 12 hours we are now Ryan Home Owners and excited to break ground in the coming months. If anyone is looking at this community or wanting more information, I cannot express our happiness with Keith and his abilities. Please go and see him directly, you will not regret it.... I will update this post in the future to reflect what I can only assume will be more great news once our home is finished. Thank you, Keith!!!

My partner and I had a very positive home buying experience with Ryan Homes at Courtney Creek. This location in south Durham near RTP is amazing, and the three-story townhomes are modern and spacious. Our sales representative Jack was extremely responsive, well-informed, and transparent throughout the entire process, giving us the information to make a sound choice (without being pushy) and then the follow up with all the next steps. He was incredibly knowledgeable about the community and home itself, and helped us to choose design features while keeping costs carefully under control.
Also of note, we decided to go with a newly constructed home in part to avoid facing a bidding war with existing homes. However it turned out many new home builders in this area actually take bids, so it's not uncommon to face a bidding war for a newly constructed home, which seems exploitative. Ryan Homes does not do this. Overall it has been a pleasure working with Jack and Ryan Homes. We are excited to move into our new home this fall!

I was traveling from out of town looking for a home and had scheduled several appointments with several other communities. The first one didn't show up on time, so I drove over to Ryan Homes at Courtney Creek. I was initially greeted by Wendy who told me to "come on inside", even though I didn't have an appointment, and she introduced me to her counterpart, Jack. In this COVID environment, walk-ins can be hit or miss, but I very much appreciated their kindness and exceptional customer service. I had viewed the community on Zillow, and immediately fell in love with the houses, so being able to see it and discuss my plans for the home with Jack was great. Buying a home can be a daunting task, especially if you're unfamiliar with the city, but Jack's knowledge of the area, construction process and overall understanding of the community development plan helped make my decision even easier. I do feel bad as I had a later appointment at another Ryan Homes community at 751 with Kate, which I'm certain are equally as beautiful, but like they say, "when you know, you know". I'm very fortunate to have the pleasure of working with Jack and Ryan Homes, and we should hopefully start construction on my house this coming spring! Very much looking forward to what the city of Durham and the Courtney Creek area has to offer! So, bottom line: If you're looking for a great house in a nice neighborhood with beautiful floorplans for a great price, AND you're looking to work with a solid company with outstanding sales representatives, look no further than Courtney Creek.

The Ryan Homes team in Camby has been amazing to work with. My wife and I just happened to make a wrong turn in Camby and ended up scheduling a meeting with Nick. After a couple more meetings we sold our house, moved into an apartment, and got to watch every step of the home building process. David, the project manager, was very knowledgable and attentive. We hired a 3rd party inspector and David was extremely accommodating. Nick and David were both also very transparent - we were able to come by roughly once a week (or sometimes more) and they both answered all of our questions from the beginning. The crews building our home were also very nice and accommodating. Any time we would show up, they would always let us walk around, even when they were working, so long as we stayed out of the way. When we first started the building process, we looked at tons of reviews for Ryan Homes. While some locations didn't have stellar reviews, our experience building in The Enclave has been nothing but great. Ryan Homes, and specifically the team in Camby, has gone out of their way to make sure my wife and I didn't have any unanswered questions or unaddressed complaints.

I have been looking around the RTP area for a new home for a decent amount of time at this point. A few months ago, I joined the waitlist for Courtney Creek. At that time, I came in contact with Jack Synesael and since then he has been nothing but a pleasure to work with. Jack was very knowledgeable about the homes and very willing to accommodate any questions and requests. As a first time buyer, Jack went above and beyond in any way possible to make my first time buying a house a great experience.

Been living in Clearview for a year now and it's been the best decision to go with Ryan homes. Decker is great and will make sure you get what you want. Houses aren't a quick build and they aren't pricey like the ones in town.
Only bad thing I have to say is when it rains our yard floods and we put in multiple tickets and no one responded and when they did it was after the year was up. Not cool and now I have to pay someone else to fix what should have been fixed under my warranty by Ryan Homes.

My wife and I started our home buying journey in January 2020. As crazy as this year has been and with everything going on, it went so much smoother than we thought it could! Nick and David were more than willing to work with us and any time we had questions, they were there. Enclave at Heartland Crossing is still growing and we love all of our neighbors. I started my process with Ryan Homes back in May. They started building in June and Finished mid September. Im very happy with the Services that I received from my project manager. (William Kirtland and David Huss) Would send me weekly updates and photos of the house.
They worked quickly and delivered my house to me in a reasonable amount of time. Ive only been in the house a little under a month and I couldn't be happier. My children Love the house, and they are happy.
The neighborhood Is nice!

I am glad we have the opportunity to work with Hye. The first time we came to look at the model home, it was very busy, but Hye took the time to greet us and share information about the homes. She has been answering our questions quickly. Even when everyone was told to stay home because of Covid-19, Hye was answering our questions through phone calls or a text message. We were in the market for a new home and decided to go with Ryan homes, as we had never had a new house before. I did my research and met with Hye! She was a sweet and was able to answer all of our questions. She let us look through the model home multiple times, and wasn't pushy about making a sale. She crunched all the numbers and made sure we were comfortable before giving up any money. I really had a good experience meeting up with Hye. The community is up and coming. There are many plots still for sale, A playground is supposed to be built as well. Its not a bad little spot to buy a home. I am very excited to have purchased my first new home with Ryan homes. I look forward to moving in soon. I do recommend buying with Ryan homes ( or at least talking to someone If you are interested in the community.)

I thought this whole process of building a new home was going to be super stressful but honestly they made it so easy and kept us in the loop with everything, also towards the end of this whole process they would call every Friday to give us updates on the house and would explain everything they did for the week also answer any questions we may have.

I absolutely had an amazing experience at Ryan Homes Heartland, my husband and I had just decided to start looking at homes or to have a new construction. They where the first and only home builders we went to and We spoke with Philip, we couldn’t ask for a better Sales Rep. Felt more like talking to a friend then a sales men. We told him exactly what we needed and to our surprise he had just the home for us. We where so surprised not only by the home but with such great customer care. Every single request we had, Calls and text were always promptly answered by Philip. We didn’t even bother in looking for any other homes.
