First and Foremost, Ms. A. Alexander is one of the most patient sales representatives, and goes the extra mile to ensure your needs are met, questions are answered. The community is a rare and well designed communities with a lot of amenities compared to other like communities. All the current residents we met so far have been very helpful, welcoming, and this seems to be a tight-knit group and exactly what a 55(plus) community represents. The community also represents an opportunity since this exact model is for sale in two other nearby locations starting at $600k and $700k with less amenities!

I worked with wade and my experience was amazing , I remember starting the process in 2022 but could not make up my mind until I met wade in 2024 December he took time to explain things and made me so comfortable with this life time decision he not only was he kind but also so patient and also listening to customer needs , i took so many people to see the house and never did he feel tired nor bothered was always ready to guide and answer questions not to forget his mediation skill when me and loan officer disagreed I can go on and on but wade i want you to feel appreciated and thankyou thankyou . My project manager Jason was amazing and Harold from the warranty department is equally amazing. Things go wrong when building a home. All that matters is that they make it right. As a proud owner of a ranch home in Brandywine, I highly recommend Ryan Homes as your builder of choice. My experience with them was exceptional from start to finish. Ask for Kimberly when you visit for model tours and questions. I selected the Grand Bahama floor plan - an amazing design with the latest building technology. From construction managers Kevin and Travis to the mortgage and warranty teams, everyone provided excellent, friendly service. The building process kept me well-informed throughout. I also know a husband and wife who built a two-story Ryan Home at Brandywine over 2 years ago and they absolutely love their home as well. Greenfield is a wonderful, quiet community with friendly neighbors - I moved in August 2023 and couldn't be happier with my decision. Thank you Ryan Homes. :)

I recently purchased a new construction home in Middle Creek Preserve in Lewes, DE.
This would be my very first venture into world of having a custom home built. So, when I commenced my journey with Ryan Homes, I wasn’t sure what to expect.
Enter Jason Ohnmacht as our extremely dedicated Project Manager. Jason went above and beyond throughout the entire process. Jason is a highly knowledgeable and engaged professional.
He is responsive and quite adept and managing the client’s expectation with a keen eye for detail.
I say all this to convey Jason is truly an asset and Ryan Homes is lucky to have him as an employee.

The young family community is the biggest plus! We have been looking for a neighborhood with young families and from what we can see, there are so many families. One negative aspect we wanted was the lack of sidewalks, but the neighborhood is quiet enough to minimize car traffic. During my exploration phase, I spoke with a neighbor, who mentioned the abundance of children in the neighborhood, which sold me instantly.
Our experience with Ryan Homes has been excellent. Nichole has been a great resource as our sales agent, guiding us with the best options that will increase our home value long term and thinking differently about options that we wanted that she said may not be worth it. For example, we have a one-year-old who will be potty training in time, but I am 6'4" and wanted the taller toilets. She advised against that as it would make potty training harder on a higher surface. As a sales agent, she could have easily upsold me on that, but she helped me consider what was best for my family!

We could not say enough good things about our experience with Ryan homes. This is our first time buying a home especially a new build and our sales agent Nicole Siana was wonderful going through all our options and non negotiables to help us find the best floor plan that fit our budget and all our wants. Jenny Quartararo from NVR mortgage was awesome as well. She went through all our different options for financing and what fit best in our budget. This community has been nothing but welcoming already just driving through and getting out to see our lot the other neighbors are always waving and smiling. There are so many kids that makes it 100 times better knowing the kids will have other kids to play with outside. Do not let the horror stories you read online steer you away from Ryan homes because we heard them too before but it has not been anything but wonderful!!

Summerwoods is a really nice community in a great location. We’ve done several inspections here and every time we’re impressed with how well the homes are laid out and the attention to detail in the design. The neighborhood has a peaceful feel, and those lake and preserve views really make a difference. Just minutes from the interstate, it’s a solid choice for anyone looking to live in Parrish.

Austin was our property manager, and we cannot say enough good things about him and Ryan Homes.
The entire process from start to finish was seamless. Our closing date never changed and we were kept up to date every week with videos, pictures, and general information about what was going on with the build.
We had the home inspected by a 3rd party (which really wasn't necessary) and were told the build quality was some of the best in the area!

Lets talk about my experience so far since August 1rst until September. My experience with the house was horrible I had mold and water leaks by the sliding doors to the yard. If it wasn’t because of Anderson project manager and Miryam warranty supervisor I would’ve giving you a 1 star. My entire process was amazing and smooth and they both made sure I felt home and safe. My wife and I were searching for our retirement home, and we finally decided to look into Ryan Homes because of their options, designs, and value. We ended up buying a rambler and couldn't have been happier with the process from A to Z. Chase and Charles were patient and helpful with our circumstances because we live in Fairfax Virginia. I think they understand the personal and emotional feelings from the buyers' perspective. Chase and Charles fulfilled their duties, updating us with photos and videos throughout the build. After reading many reviews on builders that were not favorable, my wife and I were concerned about picking a builder to work with.
Ryan Homes was one of five home builders in a development in Port Saint Lucie, Florida, that my wife and I were interested in purchasing. We were relocating from NY. We looked at all the models of the other builders and then decided to go to Ryan's model. I met with the representative, Michael Freshwater, who was with a client at the time but gave me his card and took my information. While we waited, we decided to look at a villa. After leaving the villa, Michael had already left for the day. I took a chance and called him and left a message. He returned my call on his own time and spent an hour with me on the phone, which to me was a sign of a true professional who takes pride in their profession. Michael told me about a great deal that they had on a single family, spec home that was available at a phenomenal price. The home had every upgrade that we wanted already installed, and we purchased it.
I'm a retired city worker from NY and on a pension and was concerned about getting a small mortgage. Ryan Homes had some incentives for using their lender. Jorge Medina was very patient and knowledgeable and sat with me and my wife. Jorge showed me what credit cards I should pay off and helped me get approved for a small mortgage.
The project manager, Bamboo, then took over. I explained that this was the first time my wife and I bought new construction. From beginning to end, Bamboo communicated with me by phone, email, and text from Florida to New York, answering my many questions. Many of the codes in Florida are different than in NY, and Bamboo explained the reasons for the differences and gave me detailed information on how to maintain the house in Florida's climate.
I can honestly say that I was pleasantly surprised with Ryan Homes and their team of professionals.

The community and homes are lovely and every resident we talked to had good things to say. I had a wonderful experience working with Erin at Hidden Lakes. I’m relocating from Cincinnati after having spent many years in Stark County in my younger years. As I drove up I thought what a great neighborhood. When I walked the model home I was like this is it. The process was painless and I was able to get what I wanted for a great price; far less than Cincinnati prices. I chose a big lot on a corner and as I stood there looking around the neighborhood it’s a great view. I am so excited about my new home and so pleased with the people and the process. This is my second Ryan Homes house and that’s because they communicate well, treat you with decency and respect, and help you make your dream come true! Kudos to Erin and Ryan Homes!

A week later we made our decision , we decided to go with summerwoods Charles made it very easy to work with , we met Chase our project manager, soon we met him we knew we made the right decision, chase was very professional and very reliable , even responded to our questions and concerns late at night ! Lol

My husband and I are in the military and had to move to the area. After looking at many builders we really liked the way Ryan homes built theirs. We first got in contact with Charles and he was AMAZING. We were living in California at the time and were not able to go to Parrish and look at anything so he sent many videos and pictures and answered all our questions very quickly . Once we started building we were introduced to Chase our project manager and he was just as amazing! Always answering our phone calls or text. You have everyone giving you advice, wanted or not. Everyone has their experiences and biases. This is not my 1st home. THIS IS MY 1ST RYAN HOME. There was alot of things I was not going to settle for. We are not a well to do 300K salary family. Ryan homes in my view offers a upper tier home at an affordable price. There are plenty of builders in Greenfield. We chose Ryan because of the great value and the great people. From day one meeting Meghan the sales representative we felt relaxed and were treat so nicely. She took the information we had and she did not try push in a direction we did not want to go. We felt she was honest and upfront about what to expect from the home buying and building process. We felt she treated us like we were more important than the sale it's self. She was completely honest with us and no question seemed to be a dumb question. Next we met Kaitlyn our NVR Mortgage representative that works with Ryan homes. She has been great. Without her and her team the lending process would have been a nightmare. They have been on top of things and keeping us up to date. The next person to mention is Travis our build project manager. Awesome is a great word for him. Specially dealing with a customer like me. I visit the home site everyday. I sent him text messages regarding things that I thought were concerns. He dealt with each one with smile. If it was just me not knowing what I was talking about he nicely explained what was going on and educated me. I think I sent him concerns about things that were not even installed yet. Sure things don't always go smooth or there might be an issue that happens. Building a home has a lot to it. There are a lot of unknowns and stress etc. Meghan, Kaitlyn and Travis have made the process so easy. I feel Ryan homes and their contractors have been kicking butt on our home. We have been so happy. I don't think we could ever get the amount of home we are getting anywhere else with the same value and quality. I know no one else has the team we were blessed to work with. I am sure I could say more about our great experience.

It's a quality built home with care and class. My home buying experience started when I met with Andrea W - who is one of Ryan Homes' onsite Sales and Marketing manager. I truly enjoyed her bubbly personality - and honesty. Once the home was underway to start building, I met with my project manager Bamboo H. Bamboo kept me informed of every step of my home being built - from take-off, plumbing, electrical, exterior/interior, etc. Bamboo answered all my text messages and phone calls, promptly, which I really appreciated. I have worked with other home builders for homes purchased in the past , and they have never provided the level of service I received from Ryan Homes. Bamboo who went above and beyond for me during my homebuilding journey. Kudos to Ryan Homes for having a great onsite PM and sales agent!!!!

I know we both are going to enjoy being over there out of the hustle and bustle of the Short Pump area and can’t wait to go Boating , Fishing in the nearby Lakes and Rivers . I especially look forward to the get togethers this Summer at the Pool with the neighbors. Honestly, It just Feels Good once you enter the neighborhood and it Feels Great to have Brittney around . We never thought we could ever have a brand new house built from the bottom up. But, with Ryan Homes we found out it was possible and in a price range we were comfortable with. Along with our realtor, Patty walked us through everything and made sure we understood what was happening. From picking out the lot, the model, the color of our home inside and out, Patty was right there and she was wonderful. And this is just the beginning. What is nice about this 'team' is everyone knows what is happening and all work together to get you to the finish line, which is getting you into the home of your dreams.
First, I want to acknowledge and thank Andrea, who was my sales rep. Andrea has the patience of a saint, a sense of humor, the knowledge about home sales, she is personable, and a pleasure to work with. She took the time to go over all aspects of the home choices, lot sizes, and the purchase process. Next, I want to thank Robert and Marlayna, for their outstanding guidance and knowledge about my mortgage process. They were quickly available with answers or solutions to all my questions up to closing. Another important person, is your project manager, mine was Mike S. I want to thank Mike for always being available whenever I reached out to him to address any questions I had about the home. He was readily available and instrumental in making sure things were perfect for me, and took the time to follow up. I also want to acknowledge and thank Kevin, the Warranty-go-to-person. I had worked with Kevin with my first Ryan home, he is easy to work with, responds quickly to questions and concerns. As I got ready to close on the home, I had very pleasant experiences with Tamara and Brittany, making my closing arrangements effortlessly on my part. Very pleased with our new Fost Townhome. Sales (Amanda), project manager (Catie), and warranty team (Sean) exceedingly engaged or available throughout all phases. 3rd party home inspections were easily accommodated and also allowed us to spot-correct minor items. In our second owned home, the previous an NVR project from ~30 years ago, Fost Townhomes has exceeded our 'builder grade' quality expectations. In-house financing was ultimately very competitive against regional/national rates and were the clear choice - made closing coordinated and straightforward. Recent heavy weather rainstorms revealed a construction fault that could've been a major hassle - but Sean led the warranty team and sub-contractors on-site next business day and coordinated all repairs within a week. As the neighborhood develops at a rapid, though non-disruptive, pace, we're enjoying the family walking circuit and anticipate continuous sidewalks in the not-so-distant future. Hoping the adjacent commercial/mixed-use development gives us a safe walking corridor to their new businesses and up the road to LJ Beaners Bakery & Cafe. Currituck County appears on track with permitting and financing to build a second elementary school in Moyock advertised for schoolyear 2025-2026. Looking forward to the annual HOA meeting this month and eager to hear an update on the advertised amenities (pool, dog park, clubhouse) - all of which remain seem to remain pending.

We checked out every builder in Summerwoods (also others in the Parrish area) and decided to go with Ryan Homes based upon first impressions/ floor plans/ lot selection as well as looking at a Ryan resale home that was in excellent condition in the neighborhood. We signed in March and closed the first week of September- super quick process but a quality result! Charles, our sales guy was extremely personable and helpful. We used the builders lender and also had a great experience with Alix, she’s the best! We had Pat as our project manager and he was so amazing throughout our whole process, answered all our questions and was very thorough. Any issue/concern we brought to Pat he had already addressed it or he already had it in process to be corrected. We loved the weekly vlogs from Charles and our weekly pics/ updates from Pat! Overall very happy with the finished product. We’ve had to put in one warranty request since closing and they were also very quick and had the issue addressed within 5 days of me putting in the ticket. You won’t regret building in Summerwoods!

Initially, I was very hesitant to commit to buying a new build home. I’ve had friends and family members in the past that did not have the best experience with other builders. However, this was not my experience with Ryan Homes.
It started off with meeting Charles, our salesman .Charles was so professional and friendly. He showed me all the value Ryan Homes has to offer and was so extremely patient with me while I was trying to pick out my options on my home. When looking at another Ryan Homes community, I knew I’d rather work with Charles and that ultimately helped me make my decision of Summerwoods.
Then I got the pleasure of meeting Megan. She was our construction manager for our house. Megan really made this whole experience stress free and special. She was constantly in communication with us and updated us weekly with pictures of the home. She was able to accommodate all our request and pushed to get our house completed sooner so that when we ended our apartment lease we could move right in. I truly felt like Megan was looking after my house like it was her own.

Amazing experience from top to bottom, Charles was our salesman and Megan was our project manager. They were both very knowledgeable and sent us weekly updates through the process of building our new home! The amount of care put into everything from them was above and beyond. Megan was on top of everything to get us moved in before our closing date and everything was cared for and looked after step by step as if it was her own house she was building! This my first time going through building a home. The process was amazing throughout. I first met with Charles in Sales, he was very friendly and professional, always willing to answer any questions I had throughout the process. He would send me a vlog every Tuesday with updates on my home. I still see him occasionally in the neighborhood. Excellent customer service! Thanks Charles.
I cannot say enough about Megan my Project Manager. She is incredible! She is genuine and friendly while also being extremely professional. She went to great lengths to explain every step in the building process. She sent me photographs and updates every Friday which made my week. Talk about going above and beyond, she has stopped by a few times since I moved in. Today she set up my sprinklers for me, and helped with a few things. She is always so quick to respond.

We chose this project based on the location, floor plans and choices. We were very particular about the space and usage. Our experience with Ryan Homes Team has been phenomenal from day 1. Our experience with Ryan Homes was amazing! Charles Oakley and Megan Schulz are both rockstars that made this build memorable and stress free! Both of them exhibit an extreme amount of professionalism and pride in what they do. Megan’s attention to detail is impeccable. She caught everything we saw and didn’t see. Her ability to manage the build and have it done right and on time was top notch. Megan’s weekly, sometimes by weekly, photo’s and Charles’s Tuesday morning walkthrough videos kept us updated throughout the whole process. This is something many people we know that had new builds didn’t have and were completely impressed as we showed them the videos and pictures. Even now that we are moved in we get to see both of them frequently and see first hand the care and passion that they put into building this community.

First off let me say…walking into the model home and being greeted by Charles was an experience by itself! Guy was full of energy and was extremely down to earth. He made my wife and I extremely comfortable and answered all of our questions which not going lie, was hard after he got done explaining everything. When we decided to pull the trigger and go with Ryan homes, not only was Charles great at providing videos for us twice a week but he would always go above and beyond to cover everything during his walks. Now let me get to our awesome Project Manager Chase! This gentleman was such a pleasure to work with! Chase was down to earth, very respectful and informed us every step of the way during our home build. He sent us weekly pictures and if we had any questions or concerns, he addressed them extremely fast! Chase was a pleasure to work with and I have nothing but respect for him. He had great relationship with the trades which made this project run smoothly. The home build went extremely smooth and we even got to close earlier than expected due to this. If we had to do it all over again, we would’ve went with Ryan homes again from our amazing experience. These guys are awesome to work with and went above and beyond our expectations. W O W! Brittany, our Sales Goddess, and Brian, our Financial Wizard ,have been amazing, keeping us up on every minute detail.
I have never done business with ANY company who have been this efficient, communicative and genuine in every aspect of our dealings.

Their internal communications are exceptionally well coordinated. All staff appear to genuinely love their jobs and love working together.
I mean, they even have a podcast to guide you along in the journey of buying a new home! What company does that?! Podcast one was like a psychological session with a great therapist, acknowledging,”So you bought a new home and you’re freaking out right now. Let’s have a chat.” Om…
I am a former new home owner and that was the worst experience. The experience with Ryan Homes is fading those bad memories. I believe this will just get better as we move along the process.
The quality build and materials used are usually upgrades. Not with Ryan. Standard fare. And the home prices are reasonable, which I cannot say I’ve seen with other builders.
OK! So…here we are 8 months later. Just did the walk-through on our new home. Palmer Jones is the most competent, kind, efficient and knowledgeable Project Manager about homes. He patiently explained how this house breathes (literally) and how to regulate temperatures upstairs and downstairs. He thoroughly reviewed warranties and provided us with the booklet. We reviewed how to care for the materials, appliances. We reviewed outside and inside venting, lawn care, plumbing pipes care. He graciously recommended a handyman and all items I asked about and texted them to me.
My husband and I appeared underwhelmed when in fact, we were overwhelmed by how amazing and modern this home is! We were so happy. It was truly difficult to communicate with our mouths agog. I work in the wireless industry. I have a tech closet, a thermostat and garage that works with apps. The materials used are quality and built for a healthy environment. Even our little dog was dancing and smiling in her new home. We cannot thank you all enough.

I purchased a Ryan Home in October of 2023 in Middle Creek Preserve. Initially the sellers were extremely friendly and helpful, but unfortunately, I cannot say same for the construction of the home. I noticed a crack in the ceiling and the concrete sidewalk is chipping. I called Ryan to notify them about the cracked ceiling and never received a response. Three weeks later I called them back was told the one year warranty had expired.I asked them if there was a grace period, since it was only a few months after the first year and was told no. The sidewalk wasn’t also covered after a year. What concerns me is that this is a new build, so I’m surprised and I’m wondering if the quality of the materials and workmanship is up to par. Buyer beware….They give you no courtesy and grace after the sale.

My husband and I had been house hunting for quite a while for our first home before I called Kelli and asked for some information. She immediately went to work. She asked what I needed in a home and the things that would be nice to have while staying within budget. She sent me over an estimate and set a time to meet. I warned her that my husband was a hard sell but she took him on and achieved an impossible feat! She didn’t come on too strong and remained incredibly kind, patient and professional. Kelli even sacrificed her Mother’s Day so that we could meet on his day off. Once we decided to buy she made herself available to answer any and all questions and ease our nerves, even after hours. Kelli made the process so stress free and easy. She was conscious of our budget and when it came time to adding upgrades she made sure we stuck to it. Most sales representatives would have tried to push every possible upgrade to increase the cost. Kelli worked hard to negotiate a price that was within our budget but still allowed us to have our dream home. We didn’t have to sacrifice a thing! We are still at the beginning of our home building journey but I am so happy she will be here for us along the way! I couldn’t recommend her enough!

My fiancé and I decided to buy a house with Ryan Homes last September and building started in December. We originally started with our Sales Associate Charles, who was incredibly helpful and available! We then met our Project Manager Patrick, who lead us through the entire project. We received weekly video updates from Charles on Tuesdays and detailed weekly summary emails from Patrick every Friday. Confirming what had been done and what the next steps are. We felt included, heard, and protected throughout the entire building process. As I work in the remodeling sector I can attest to the horrible stories of bad contractors and horrible workmanship. Gabriel assisted us with Ryan homes and the various models at costa Blanca. He was very clear when explaining the models and the premiums they offered compared to other developers like Lennar Homes. Lennar doesn’t give you an incentive like Ryan homes not even close. As far as being a first home buyer Gabriel and Ryan homes offered the premiums and Lennar didn’t so that means extra work to make your home the way you want it. With Ryan homes they gave us the option even as first home buyers to extend tiles choose the kind of counter tops and rock that we want for the kitchen. Gabriel was very professional and upfront in everything mentioned even when asked the same question 5 times. My experience with Ryan Homes at Stone Water Village has been a rewarding experience thus far. They have a couple of models fully decorated to show, which tremendously helped with our decision. The location is very close to Rt 80, in northern NJ allowing easy commuting as well as boasting a beautiful community. Kiersten, our sales rep, was also very courteous and professional. She helped answer our questions, especially when it came to fine tuning the additions to our new home and availability. It's a bit early in the process but my wife and I can't wait to see the final construction. Well done, another kudos to Ryan Homes!

Sales Staff Review -
It was an absolute delight working with Sarah who was our sales person when we bought the home. She was very patient and made sure that each and every request of ours was heard and prioritized. When I did my initial research about buying homes from Ryan Homes there were some mixed reviews which made me be a little worried and I shared the same with Sarah who asked me about every concern I had and asked me what would make me feel more confident about my purchase. That's a sign of someone trying to value your feelings rather than treating you as just another sales number. I had multiple meetings with her before I bought but never did I feel rushed or ignored. Even after the purchase she still makes sure that all of my expectations are met. She's a rockstar.
Kiersten is the new sales person who is managing the community but she is equally impressive. She checks in with my wife and I occasionally and keeps sending me updates even if I forget to ask her. Every call and every message is met with same level of service that I received before I bought the home. Even if there is a non-sales thing she'd be happy to make some calls and make sure my questions or concerns are addressed. I was initially worried when I realized Sarah was moving out but she made sure she brought in another rock star who is always smiling and makes sure you are welcome to the community anytime.
Construction Staff Review -
Craig and James who oversee the construction work are an awesome duo. I come from a family which has been involved in construction so I tend to ask a lot more questions than an average homeowner but they are always patient and nice enough to answer everything. They constantly provide updates and always double check my selections before they start installing. We had a small event at ground breaking and they made sure that everything was arranged in a way that our event happened without any hiccups. They are all about going the extra mile to make sure the homeowner is beaming with joy looking at their building during this process. They take pride in their work and I can assure you that this duo would build you the house of your dreams.
Couple of things to consider if you are on the fence about buying a home in this community because you read some unhappy review online about Ryan Homes. Not all teams at Ryan Homes are the same. This Ryan Homes staff is awesome and I am saying this after 6 months of buying from them and meeting with them several times. They strive to provide you a great experience and not just treat you as a transaction. Also, the loudest voices online are the unhappy ones because the happy ones are comfortable in their dream home and might not go to lengths to talk about their experience. I was on the same fence a while back but I can confidently say that its this dream team - Sarah, Kiersten, Craig and James who have gone to extreme lengths to build my wife and I our dream home.

This has been our first experience building a home and we were apprehensive based on other family members having issues with the process. Had my closing last week and I just had to write a review. The whole process was the beginning has been great. From the time I met Charles Oakley my sale rep. to meeting my PM Megan Schulz. Both Charles and Megan gave me weekly updates on the progress of my home. When there things that I might like to know came up, I was quickly informed. Being from New Jersey I had to put a lot of faith in this team which I did. From the pre construction walk through to my final walk through I have been highly satisfied with the process. I also went with NVR for my mortgage needs and Alix Welch and the rest of the team there made that part of the process seamless. At the onset I had read some bad reviews about Ryan Homes, but after seeing their work first hand. I can say each person’s experience is their own, but mine has been A1. We had a positive experience when we built our home with Ryan Homes six months ago. Our project manager Megan Shulz was very detailed, helpful and professional during the build, which there were no delays. What’s really impressive is her responsiveness and commitment to us during our warranty period. Although she (as a Project Manager) is no longer responsible for warranty work has again surpassed expectations with her professionalism and commitment to customer service as well as her attention to detail regarding what we need done. When trades were not available within a certain timeframe, she has personally come to complete the job herself. She has also called to confirm appointments for us and showed up in person to be sure the work was completed. All while managing multiple builds. The BEST! Dealt with Jen two times so far and both times was a pleasant experience. First time we were just looking with no intention of buying and she still went out of her way to show us around. She kept in touch with text and emails and we finally took another trip down to buy something the following year. Don’t listen to anyone that doesn’t give Jen 5 stars! You want a realtor that goes above and beyond, then Jen is the one. She is always there to answer our questions and responds quickly. Jen really makes you feel like you are her only client and stays in contact every step of the way. Jen has a vast knowledge of the process and keeps us updated along the way so we fully understood what is happening. I just can’t express the gratitude we have for Jen. Buying new construction wasn't my first choice and the area wasn't at the top of my list. However, after a tour and seeing the beautiful homes in an area on the rise I changed my mind. The staff at Ryan Homes is amazing as well. My sales rep Connie is absolutely incredible. She went above and beyond any expectations to answer questions and address any issues I had. I am following up on the review I posted last year when my home was completed. I have now been in my home for almost a year and I am just as happy now as I was then. I have been dealing with the Warranty Department over the past months and must say that I have been pleasantly surprised by the response time, as well as the quality of work. Also, the Warranty Manager, Fran, is exceptional! He never fails to follow-up to make sure that all repairs were completed to my satisfaction. I would be remiss if I did not mention that any needed repairs were minor. There have been no major issues with my home at all!
I recently built my new home at Ryan Homes at Middle Creek. The process was seamless from the minute I signed the contract to the minute I moved into my new Home. Liz in the Sales Office was amazing. She was so professional, attentive and responsive to all my questions. Iris, my Project Manager, was just as professional, attentive and responsive. Since I was living out of state, Iris sent me weekly pictures of the building progress. I really looked forward to receiving my weekly text from her. Middle Creek is a wonderful community with nice amenities, and most importantly, it is so conveniently located to both downtown Lewes and downtown Rehoboth Beach. In addition, the residents are so nice and many of my neighbors have already become friends.

While I'm still in the early phase of my new home purchase and construction with Ryan Homes, the process has been great so far. They had a nice selection of pre-designed floor plans in the development we're building in, so it was easy to find one that met our needs, and their design and selection process was simple and easy to understand. They also included some nice standard features in the home such as James Hardie siding and LVP flooring that other builders typically charge more for. Our sales rep at Ryan Homes in Fost Estates, Michelle Geronimo, and mortgage rep with NVR Mortgage, Kathy Culcasi, have both been a pleasure to work with so far. Both of them are very professional, knowledgeable, and responsive to my questions. The next step in the process is my pre-construction meeting, so I'll write another review as the construction on our new home begins to let everyone know how that process is going.

I can’t say enough about Megan Schultz who was the GM responsible for the build of my home at Summerwoods. Megan is extremely knowledgeable about the build process and articulates well with instructions on how to use the various “Smart” technology items installed like the Nest thermostat or the WiFi garage door. Megan gave a very detailed walk through of my home the day prior to owning the property. Megan was very responsive to all of my requests (very minor punch list). She is full of energy, a go- getter, great commitment and even better follow thru. Prior to my retirement I had a staff of 35 employees and I would HIRE Megan in a split second. Summerwoods is very lucky to have Megan on their staff. I LOVE my home at Summerwoods. Best choice ever!!
Charles and Diego were both outstanding sales managers who made this beautiful opportunity come to life. Both were very engaged, understood my wants, and were very responsive. They made it a point to stop by and welcome me to my new home.

I am writing a new review not to praise Ryan home (they're actually very unhelpful once we moved in) but I do want to give a shout out to Megan our project manager from 2 years ago. After Ryan homes themselves blew us off, we texted Megan, who has always been such a huge help. She took the time to come over, which is not her responsibility and helped us stop the water from coming into our home through the exterior wall. She brought a ladder and actually was in the rain applying a sealer to the cracks on the stucco. She also helped us in contacting an interior solutions company to dry out the drywall and baseboard. I can't say enough about her but I will say she is extremely good at her job and her customer service is absolutely amazing. Megan, your the best! The 5 stars on this review goes to Megan, not Ryan Homes.

Was hesitant about the location, and almost cancelled my appointment becasue of it, but when I walked in the Elm, I was SOLD! So many amenities and upgrades, appliance package included, recess lighting, beautiful flooring and spacious living/kitchen area and large lots...they all did it for me. I really don’t know where to start! I fell in love with the Ryan Homes community Summerwoods back in May of 2021, and it’s been a dream to own a home in this community ever since. It’s been a uphill battle working on my own finances to ensure approval for the home of my dreams, but today I can say it’s official! I seriously wouldn’t have been here if it weren’t for Diego Martinez, Alix Welch, and now Charles Oakley! Not only are these people some of the most professional, friendly, hard working individuals I’ve come across but they completely blow all of the other home builders out of the water! I had been turned away, judged, and felt like nothing more than a number by so many builders and their sales managers in the Parrish area. Diego and Alix saw my willingness to make my dreams come true and they have held my hand through every step of the way! We recently decided to build a new home in Florida. We looked at several communities and decided to go with Ryan Homes in Summerwoods in Parrish. Ryan Homes gave us more choices in the home we chose and worked with us to make us feel we were getting what we wanted. The other builders basically told us we would be put on a list and when our name came up we could decide if we wanted the house they had to sell. We had no options or ability to pick a lot.
Charles Oakley at Summerwoods was friendly and answered every question we had. He walked us through the whole process and helped us decide on an array of options. The experience with Charles was great. I also want to put a shout out to Sally Moreno the Loan Officer, she was friendly and was great helping us through the loan application. We are very excited to be on this new adventure of building a new home at Summerwoods. I recommend Charles very highly. Make an appointment you will be glad you did!

I can’t say enough what a positive experience we had building with Ryan Homes. I have to review the service we experienced, specifically from our project manager - Jake Duncan. Jake went above and beyond when it came to our service. Throughout the entire experience, Jake was 100% transparent around our timeline and any delays we might encounter due to material shortages. He was incredibly responsive and kept us in the loop every step of the way. Right before closing, our daughter was born 6 weeks early (literally the day before our walk through). Jake was super accommodating, allowing my Dad to do the walk through on our behalf. He checked in on us to make sure we were all okay and told us not to worry, he would go over warranty, etc. with us once we got settled. He worked with us as we found a few things upon move-in to get fixed (all minor cosmetic things). He was still so responsive even after we had closed. He never made us feel like we were just another house he was building or just a number; I cannot recommend him enough!! Our house is great and we love it!

Our friends recently purchased a lot here and since we are making plans to move soon as well, we went for a look-see. Our friends had done a nice amount of research and I think they chose a great location (there are many build sites in Lewes right now). The entry is appealing and the amenities offered are nicest bang for the buck. We absolutely loved one of the models (Cumberland) - exactly what we want and beautiful. I know the home sites are selling like crazy, so we may not be able to join this community a year later. Lewes' town is adorable. Cute shops and places to eat. Music on the canal and the water is closeby with walking/bike paths to get you there. There is medical and shopping nearby. The only thing that is missing is an airport closeby and we are concerned that the road infrastructure is not going to grow enough to handle all of the new communities being built. Plus, summer will be crazy busy being near Rehoboth and beaches. Overall, the community is great, the sales team is friendly and professional, and it's a place to check out if you are considering a move to Lewes.

From my very initial VIP Tour with Rachel, it was informative and laidback. There was no pressure on purchasing. She was quite transparent and extremely personable throughout the entire process. The entire community seems like a secluded little town surrounded by the upbeat and growing city of Cranberry Township.
Even after signing my initial sales contract, Rachel remained available for questions all the way up until my Pre-Construction Meeting.
Prior to breaking ground, Rachel and I met with the PM that would be overseeing the construction of my house. My PM, John was diligent, transparent and attentive throughout the entire build process, which allowed for minimal to no stress. I am do satisfied with the finished product
If I had to make my choice all over again, I'd choose Ryan Homes Park Place in a heartbeat.

We are building a home with Ryan Homes at the Summerwoods community and we have honestly been so happy with the experience and process so far. From the start, our sales associate, Diego, was friendly, honest, and upfront. He took the time to get to know us and was in direct contact with us when we were waiting for lots to be released. When we had issues with the mortgage company, he was quick to recommend another broker. Construction took time to get rolling because of permitting and whatnot and the entire time, he was upfront about the timeline. Once construction was about to start, we had a pre-construction meeting with our project Manager Megan who has been absolutely phenomenal. She sends us photos and detailed updates on the progress of our home every week, always responds to texts very quickly, and has answered any and all questions we've had. We just had our pre-drywall meeting and she conducted a thorough walk through on our house, explaining everything about the process and features. We cannot wait to see the finished product! This has been a dream and I am so, so happy we chose Ryan Homes to build our first house. Cannot recommend them enough!

Buying at tanyard shores villas has been and continues to be a terrific experience. Jill, the salesperson and BJ, the project manager, were extremely helpful and responsive. We recently got a townhome (to be built) from Ryan Homes at 751 South. Jess Krieger has been very professional and helpful throughout the process. The community will have amenities such as gyms and retail services. The area of 751 South is very convenient: 4-min drive to I-40, 7-min drive to Southpoint Mall, and 8-min to Raleigh Rd toward Chapel Hill. For those who like hiking, there's a 2-mile Eagles Spur Rail-Trail immediately to the left of the community, leading to a north portion of Jordan lake. In our view, the sparsely populated area along NC 751 has great potentials in the next several decades as the Research Triangle continues to attract talents from across the nation.

I love my new home at Mansfield Meadows! Brand new with lots of amenities. Beautiful scenery with sunrise from my back patio and sunset from the front lawn. Making new friends and walking regularly is so nice. Being with adults of my age with similar lifestyles and grown children feels nice. We are looking forward to the clubhouse opening soon! We have some ideas of clubs to start and just relaxing in the common area by the fireplace. Pool and shuffleboard and tennis courts too! Park Place is the best place to live! It was the perfect place for me because I am very particular. I was able to start from scratch and pick exactly what I wanted in a home. There are fun activities to get to know your neighbors and there is a great clubhouse with gym and pool! Some things could have been done better with the home ie: they used a primer and paint in one, and didn’t actually prime it, then paint... so now we have the drywall peeling off with the paint on the walls... but again this was expected being a Ryan home.
We didn’t have the best experience with NVR Mortgage- our sales rep was just unresponsive, would tell us one thing and then say another the next minute.... needless to say we had to deal with her manager bc we couldn’t trust what she was doing. However this didn’t have a negative impact on Ryan homes for us.
Again, overall good experience and very happy with our home!

Great Team over there at Westwood estates! They take care of you from the first meeting with the Sales Consultant to the last meeting at closing. The Project manager is thorough and precise, you will be in good hands through the building process with these builders.

I am extremely pleased with my home buying experience at Timothy Branch in Brandywine, MD. My Sales Representatives - Anthony and Chris Carter (The Dynamic Duo Twins) are very professional, knowledgeable, and they walked me through getting all of the features and options that I wanted in my new home. I am very excited and cannot wait until the construction is completed.
My townhouse has a very modern, open and inviting layout for entertaining and for relaxing with my family and friends. The space and square footage is the same as a single-family home without all the yard work. In addition, the NVR Mortgage team Tabby and Zein are also a joy to work with and they guided me through everything that was needed for the loan approval process.
If you are looking for a new home, come checkout the Timothy Branch community. It is a diverse community for singles and for families and I will be your neighbor! Started the process of building in November of 2019. We decided on the Estero Bay model. We just closed a few days ago. We really love the Estero Bay. Summerwoods is a beautiful community with lots of preserves and nature. We worked with Diego who was absolutely great. From start to finish he was there to help us with any question or concern we had. Our project manager Mike was great too. Anything we needed touched up he would take care of. We are looking forward to many years in our new home.

Katie Grise was professional, personal, informative, enthusiastic, and easy to do business with. We had already put a down-payment on a home in Summerwood with MI and switched due to a special of a free lot at Ryan with conservation view. Street and roads have to be maintained by homeowners in a gated community. That isn't the case with Ryan Homes. We had also looked at North River Ranch properties. A major reason we chose Ryan was the floor plan of Ponte Vedra which exactly matched our furniture and current floor plan where we are living. We found all people that we worked with (Angel in financing) to be very helpful, knowledgeable, professional, and good representatives for Ryan Homes in their sales efforts. I look forward to oberving from time to time the quality of the home as it is being built.

They have been extremely helpful with the purchase of our new condo. The sales people have been friendly and helpful. The project manager on the construction answers all of our questions promptly and keeps us informed of the progress. Update: We have lived here for a year now and we have encountered a few warranty issues and Ryan Homes has been very responsive to any concerns we have had and very quick to resolve them. I would call it exceptional service, far exceeding expectations!

I had a great experience with Ryan Homes, specifically with my realtor Kathleen L. She was amazing from the beginning. From being on time at the appointment, to her attention to detail on understanding the right fit for me, she did a great job. She was very patient with me and explained how different scenarios fit my financial needs. She was also very easy to talk to and friendly.

We chose Nathanial's Grove for its picturesque setting and Ryan Homes for the beautiful constructions. Beavercreek schools are exceptional and the neighborhood is conveniently located to local shopping and restaurants. Accessibility to major routes make commuting to work a breeze. Summerwoods holds down the up-and-coming Moccasin Wallow area. The community is very nature friendly and will have an incredible pool; as well as parks and nature trails. If you are interested in building on a private lot with scenic views..for a surprisingly low price .. Summerwoods is the place to be!

Ryan Homes is phenomenal! Not only are the homes done is a timely manner but everyone involved from the construction workers to the sales staff are just as wonderful. There were small bumps along the way from the mortgage end but the over all experience was great. I’d like to give a special thank you to Diego Martinez for being the most helpful employee. From getting us in to view, to making numbers work for us. He was there through the whole process even after move-in just to check in on how we settled. We love it here at Park Place. The club house has a good pool, pool tables, horse shoes, a great golf simulator, and a nice putting green. The people are extremely friendly. This is a great community for pet lovers (especially dogs)! Kathy at the townhome sales office and Jack the project manager are great and super easy to work with.

Love my new Ryan Home. All the floor plans are created to allow for individuality so each owner can make the home what works for them. I absolutely love 1 level living. I have also met many new people. I wanted a community where I had the opportunity to get to know my neighbors. Everyone I have met has been wonderful. We love the location. Only about 15 percent built but good feelings for the future. Clubhouse and pool to be built in 2020. Friendly neighbours and some well behaved dogs. Ryan Homes (Jared and Teresa in particular) has been very responsive to any questions and requests. The HOA (Integra) is reasonable and helpful (Stephanie in particular) and the follow up to any particular problems resolved (quite quickly I might add) has been consistent (by Sam in particular)
The build quality is exceptional for the price paid. Extras and upgrades do not short on what you get for the price. Grounds maintenance has been wonderful, lawns even though new are looking great, sprinklers throughout.

I couldn't be happier with Ryan Homes during whole process of pursing and building my new home. All possible features, options are explained to me in detail. - Homes are very close together with minimal yard space and privacy. I’d suggest putting additional thought into choosing the right lot for your family.

Very nice floor model of the Carolina Place floor plan. Ryan staff was knowledgeable and not pushy. We were interested in a different area but liked this layout, so we made the drive. Was worth it to see it in person.
